Hidden Glades Introduce
For many Michigan residents, finding a place to call home that balances affordability with a sense of community is a key priority. Mobile home parks, also known as manufactured home communities, offer a distinct housing solution that often provides a more accessible entry point into homeownership compared to traditional site-built homes. These communities are designed to provide a structured environment for manufactured homes, offering various services and amenities to their residents. If you're a local in the Belmont area of Michigan, exploring communities like Hidden Glades can offer insights into an alternative living arrangement. Understanding the nuances of such communities is crucial for making an informed decision about your next home.
A manufactured home community typically involves residents owning their homes while leasing the land, or "lot rent," on which their home sits. This model can lead to lower upfront costs and often more manageable monthly expenses compared to purchasing land and a traditional home. These communities provide essential infrastructure, including roads, utility hookups for water, sewer, and electricity, and often common areas or recreational facilities. The appeal of a mobile home park often lies in the community aspect – the opportunity to live in a neighborhood with shared spaces and a sense of collective living. However, it’s important to research specific communities thoroughly, as the quality of management, maintenance, and resident experience can vary significantly.
Hidden Glades is located at 1340 Post Dr NE Suite 2, Belmont, MI 49306, USA. This address places the community in Belmont, a charming area just north of Grand Rapids, a major metropolitan hub in West Michigan. The location offers residents a blend of peaceful suburban living with convenient access to the urban amenities and employment opportunities of Grand Rapids. Being "just 10 minutes north of Grand Rapids," as stated by Aspire Communities, suggests easy access to downtown Grand Rapids, which boasts a vibrant cultural scene, diverse dining options, and numerous businesses. The accessibility to major roads and highways from this location would be beneficial for commuting residents, ensuring that daily travel to work, school, or leisure activities is as straightforward as possible.
The strategic placement of Hidden Glades in Belmont allows residents to enjoy the tranquility often associated with suburban life, while still being connected to the greater West Michigan area. Belmont itself offers local conveniences, and the short drive to Grand Rapids provides a comprehensive array of services, shopping centers, healthcare facilities, and entertainment venues. This geographical advantage can be a significant draw for Michigan locals who desire a quieter residential setting but do not wish to be isolated from the benefits of a larger city. The community's location is intended to provide "the best of both worlds," catering to those who appreciate a less crowded environment while still needing ready access to urban resources and opportunities.
Based on publicly available information and associated management company details (Aspire Communities), Hidden Glades offers a range of services and amenities typical of modern manufactured housing communities. These include:
- Lot leases for manufactured homes, which typically cover the use of the land.
- Maintenance of common areas, including community infrastructure like roads and shared facilities.
- Utility hookups (water, sewer, electricity), with some utilities possibly included in the lot rent or billed separately.
- Access to community amenities such as a swimming pool, splash pad, playground, basketball court, and a community clubhouse with a fitness center, rec room, and kitchen facilities.
- On-site management to address resident concerns and oversee the community's operations.
However, it is crucial for prospective and current residents to note that recent customer reviews indicate significant issues with the consistent provision and quality of these services. Concerns have been raised about the upkeep of roadways leading to flat tires and uneven grading, lack of proper pest control (fleas, ticks, mosquitoes, Japanese beetles), and unmaintained empty lots with overgrown areas. There are also mentions of unfinished new homes sitting for extended periods and issues with maintenance responsiveness for in-home repairs, suggesting a gap between advertised services and lived experience. The information provided by the management company often highlights amenities, but resident reviews indicate challenges in the consistent delivery and maintenance of these features, particularly regarding basic upkeep and responsiveness to repair requests.
The stated features and highlights of Hidden Glades, as promoted by its management, include:
- Modern amenities such as a swimming pool, splash pad, playground, basketball court, and a community clubhouse with a fitness center and recreation room.
- "Country-style living" atmosphere just 10 minutes north of Grand Rapids.
- Manicured landscaping (though resident reviews indicate this is not consistently applied to all areas).
- Affordable homes and a supportive community environment.
- An oasis for convenience and pleasure, with spaces for recreation, relaxation, and connection.
- Planned future amenities such as picnic pavilions with grills and pickleball courts, aiming to enhance the community hub.
Despite these promotional highlights, it's essential for Michigan locals to be aware of significant concerns raised by current and former residents. Key issues include a perceived lack of privacy and yard space due to new homes being placed closer than legally allowed (less than 20 feet apart), resulting in parking scarcity due to increased density without adequate parking expansion. Residents also report a decline in the overall upkeep of the park over recent years, with neglected empty lots and poor road conditions. Furthermore, there are serious allegations regarding management practices, including frequent ownership changes, significant and rapid rent increases, the removal of previously free amenities to charge for newer ones, biased reasons for revoking amenity access, and unprofessional conduct in response to tenant complaints. These concerns directly contradict the promotional language and suggest a challenging living environment for some residents.
The provided information does not detail any specific promotions or special offers currently available at Hidden Glades. Given the nature of the feedback, it is critical for any Michigan local considering this community to inquire directly with the management about current lot rent rates, any potential lease addendums, and policies regarding rent increases. Prospective residents should ask about any move-in specials or incentives that might be offered. However, it's equally important to consider the experiences of current tenants regarding rent increases, which have reportedly been substantial (e.g., $200 increase within two years), and the addition of fees for previously free amenities. These factors can significantly impact the long-term affordability and value proposition of living in the community, regardless of initial offers. Therefore, a thorough investigation into financial commitments and lease terms is strongly advised.
For individuals looking to contact Hidden Glades, whether to inquire about available homes, lot leases, or to discuss concerns, here is the provided contact information:
- Address: 1340 Post Dr NE Suite 2, Belmont, MI 49306, USA
- Phone: (616) 290-1636
- Mobile Phone: +1 616-290-1636
Prospective residents are strongly encouraged to arrange in-person meetings, ideally with current tenants present or after speaking with existing residents independently, to gain a full understanding of the living conditions and management practices. Given the serious concerns highlighted in customer reviews regarding communication and responsiveness, direct and persistent contact may be necessary. It would also be prudent to review any lease agreements very carefully, paying close attention to clauses related to rent increases, amenity access, and maintenance responsibilities, as residents have reported unexpected addendums and changes.
For Michigan locals considering mobile home park living, Hidden Glades in Belmont offers an option within the manufactured home market, ideally situated near Grand Rapids for convenient access to urban amenities. The concept of a mobile home park appeals to those seeking affordability and a sense of community. However, based on extensive resident feedback, it is vital for any prospective tenant to proceed with extreme caution and thorough due diligence. While the community advertises appealing amenities and a pleasant living environment, consistent reports of significant issues with infrastructure maintenance (roads, pest control), insufficient parking, alleged illegal lot spacing, substantial and rapid rent increases, and problematic management responsiveness and communication raise serious concerns. For Michigan locals, finding a stable, well-maintained, and professionally managed community is paramount for a positive living experience. While Hidden Glades offers the promise of manufactured home living, the widespread negative experiences shared by current and former residents indicate that it may not currently be a suitable or reliable option for those seeking a trouble-free and genuinely supportive residential community in the region. It is essential for individuals to independently verify all claims, scrutinize lease agreements, and ideally, speak with multiple current residents before making any commitments.

Hidden Glades Reviews
I've lived here for ten years, and though the first five were great with an amazing community and upkept lots, now that couldn't be further from the case the following is why we are leaving. This mobile home park has been torn apart due to 3 years of still ongoing re construction and ownership changes twice now. Tearing out ammenitys that they let go just to increase rent to build newer amenities that they charge for that were once free. Countless flat tires from poor upkeep and worn down roadways with sunk in asphalt that they patchwork into barley functional/safe just to save a buck. They left a third of the park unkept and overgrown in the empty lots, making excuses such as we never took care of that before, so why would we now. A sixth of the park with new homes sitting unfinished for over a year at a time. Also, if you're looking for privacy and / or a yard, this isn't the place for you as they have moved new homes closer than leagal lara law allows (way less than 20' by law). This also means that parking spaces have been getting scarce as they have yet to increase parking area whilst adding more trailors than ever before. I hope things turn around for the better soon, but we won't hold our breath. Important to note, new tenents of last year are already listing their homes and moving out . Be careful as they made many addendum to the lease agreement to raise rent and remove responsibilities within a week of notifying you. My rent has gone up 200 dollars since i first lived here all within the past two years and soon to be more. They also take amenities access away from paying tennents for various biased reasons.Additionally, they are unashamed to smear your character, as seen in their reply to my review and to multiple reviews other tennents have left. This park lies and coaxes you into a sense of security, only to betray your trust. They wont even bother to upkeep insects sprays or measures for flee tick and mesquitto and jap. Bettles, and try to put pest control on their tenants (when i treat my yard that pushes all the critters your way, neighbor...) But enough said on my end, let the pictures do the talking as they blatantly are unashamed and are unwilling to appropriately address concerns and obligations of their tennents profesionally and sincerely and often lie overstating thier contribution. They say they owned the park for the past 30 years yet how is it not their fault it got so delapitated and needs such extensive repairs to continue to opperate?P.s. My streat light is still out after the more than fourth repair request in person on the portal and via text. Putting it simply, if things were better, i would change my review as there is no benefit for me to leave a negative review. Do better, dont retaliate and follow the law. Truth be told, your reply to this is simply not factual aspire community. ****update roadway is uneavenly graded, causing black ice build up in winter/ pools of standing water in rain without proper roadcare or drainage
Dec 17, 2024 · Wade W. (Realtalkreviews)Deplorable new owners.Just looked at a new trailer here. They move new trailers in without even creating the appropriate amount of parking. Good luck moving in with a family with teenagers or multiple drivers. They only allow 2 parking spots per trailer. And they still don’t have enough room in their current parking for the current residents.I know people that currently live in the park, and that’s why I was going to move there. But they are forcing current residents to find somewhere else to park, or put their vehicles in storage. Not very family friendly, or even roommate friendly.May cause many lifetime residents to move elsewhere where, because they won’t have away of transportation to work etc.Seems like very greedy owners less parking, and raising lot rent for current/new residents while forcing them out of having transportation.
May 22, 2025 · LuCommunity is nice and clean. Pretty drama free. However, they have been in recent months increasing rent and decreasing amount of things we get (trash service in particular, used to be able to have 3 bags next to can- now we are allowed none and they don’t give us recycling cans. 1 can is not large enough for an entire family for a week).Would be nice if they also had longer/overnight hours for rec room and gym for people who have kids so can’t workout while they’re awake.Overall decent place to live, but with all the new homes and people here- definitely louder than it used to be.
Jan 13, 2025 · Amanda ConstantI just can’t believe these new owners would do this…. Me and my husband lived here almost 20 years, and now my grandchildren have to move away because they can’t have their cars here anymore, so they can’t get to work. Never really any room to being with. They are here to take care of us, and do the things we can’t do. Just disgusted.
May 22, 2025 · Nana SBeautiful homes in a beautiful, peaceful, and safe community. Amazing amenities like playground, pool, and clubhouse with a soon to be pickle-ball court.
