Mobile home park ★3.0

123 SW Heritage Pkwy, Beaverton, OR 97006, USA

3.0
Long time resident 30+ years - Posting anonymously due to fear of retribution - Again. Yes, it has happened before. Yes, with multiple managers. The park is a great place to live, on the outside. It is quiet, there's lots of pretty green space, and some nice amenities. It's also significantly less expensive than anything else you are going to find in this area. Thus 3 stars. But the reality is MUCH different.First, the grounds and amenities are haphazardly and, frequently, under maintained. Grass gets mowed, but clippings are left everywhere. Playgrounds and pools safety aspects have been repeatedly questionable. Roads desperately need repair.Want a few more specific examples? Light posts were nonfunctional for more than a year; they were repaired last month. A leaking, uncovered water access, hidden in the grass of a field known as The Greenway, more than a foot deep. Where kids and animals run, daily. Water constantly seeping over the footpath. Creating a thin slippery layer of clay mud all over the path during the warmer months, and a sheet of ice in freezing. This has been the case for at least 3 years.Forget about Accessibility! Even a simple request to place stepping stones or even sand over the areas one must cross in order to safely access the dog poop stations they installs was met with rudeness.Park rules are enforced at the whim of the office. Parking rules have not been enforced in years. Parking that is supposed to be for short term guests is overrun with vehicles from homes with 5, 6+. Work vehicles are everywhere, which are not supposed to be in here. Clean up notices are not given or enforced with an consistency. Now let's talk about dealing with the office as a resident......Sometimes, it's been great. Some managers have been kind, helpful, and professional. Others have been everything from dismissive to outright aggressive and escalate every encounter. But try to do ANYTHING regarding your lot? God help you!My power supply post needed replacement. The lead maintenance guy spoke with the electricians on the day they advised me of the concern while working on an interior electrical repair. I also called the park that day to advise them of the concern as it was a MAJOR fire hazard. This was in late December of 2019. It was finally replaced after I had my attorney send communications to the corporate office in July of 2022. I was accused of lying about when I notified the park.Exterior improvements? Months to get approvals, refusals to provide any information regarding allowed materials prior to submitting the request, which requires you to explain in detail what you are requesting. Then you have to chase them for an answer, which is almost always a denial because no one would give you any information. Last attempt, 4 months to get the work approved. 5 different submissions. 5 different instances of being provided partial information and misinformation.Park did park related work and damaged part of your property? Don't expect them to actually acknowledge it happened, much less actually repair the damage. You can report it, and they will string you along at first about repairing the damage. In reality, they are just waiting for you to stop bothering them so they can then claim it was never reported, not their responsibility. Leaving you with, in my case, over a thousand dollar repair bill.Lastly, the current manager. I will have no contact with this woman without proof of what happened. I will only communicate via email and record my calls when I have no other option. This woman is so incredibly unprofessional, antagonistic, and aggressive, it is boggling how she manages to stay employed. I have never had someone threaten me for asking a question that only needed a simple answer. Then on another occasion, she accused me of doing something illegal that she herself was doing, then hanging up on me for pointing out her hypocrisy. So why do I still live here? Because it is the only thing I can afford at this time. Because it is a safe location. Because I don't have any better options. - Snickers Doodles

Heritage Village Mobile Home Community Introduce

For many Oregonians seeking a comfortable and community-focused lifestyle in the highly desirable Portland metro area, a manufactured or mobile home community offers an appealing option. Nestled in the heart of Beaverton, Heritage Village Mobile Home Community provides an established, all-ages neighborhood that combines suburban tranquility with convenient access to urban amenities. This article explores what makes Heritage Village a notable choice for local residents.

The community is designed to offer a blend of private home living and shared recreational space, making it an attractive destination for families, working professionals, and retirees alike. It presents an opportunity for home ownership that is often significantly less expensive than traditional detached homes in this bustling part of Washington County, a major factor in the current Oregon housing landscape. While manufactured housing communities, as a whole, have seen rising land-lease costs across the region, Heritage Village continues to draw interest for its location and extensive list of on-site features.

Location and Accessibility

Heritage Village is strategically located at 123 SW Heritage Pkwy, Beaverton, OR 97006, USA, placing residents right in a key suburban hub just west of Portland. This prime Washington County location offers a perfect balance—a peaceful residential setting coupled with immediate access to Beaverton's rich tapestry of services, shopping, and transportation networks. The community runs along Willow Creek, providing natural beauty and a feeling of retreat.

Accessibility is a key advantage for residents. The park is situated close to major thoroughfares, allowing for straightforward commutes into downtown Portland, Hillsboro's high-tech corridor (the Silicon Forest), and other surrounding areas. It is also near public transit options, including bus lines and MAX Light Rail stations like Willow Creek/SW 185th Avenue, which is a significant benefit for reducing reliance on personal vehicles. For outdoor enthusiasts, the community is a short drive from beloved local green spaces like the Tualatin Hills Nature Park and the Beaverton Creek Wetlands Natural Area, offering miles of trails and opportunities for recreation in the Pacific Northwest’s natural beauty.

Furthermore, the community is committed to practical accessibility for its residents and guests. Based on public information, Heritage Village offers:

  • Wheelchair accessible entrance
  • Wheelchair accessible parking lot

These features help ensure a broader range of the Beaverton population can access and enjoy the facilities within the park.

Services Offered

While the specific details of a resident's monthly site fee can vary, manufactured home communities generally bundle various services into their operational model to support the maintenance and enjoyment of the shared property. Heritage Village provides a range of services and facilities intended to foster a high quality of life for its residents. Key services and provisions include:

  • On-site management/office presence to handle community operations and resident needs (availability and service quality may vary).
  • Maintenance and upkeep of common areas, including landscaping and facility repairs.
  • A pet-friendly environment, specifically Dogs Allowed, which is a vital feature for pet owners in Oregon.
  • Management of utilities related to common facilities, which may include some shared costs within the site fee.
  • Enforcement of community rules and regulations aimed at maintaining a consistent aesthetic and peaceful living environment, covering aspects like parking, exterior improvements, and storage.

Features / Highlights

The appeal of Heritage Village extends beyond its location, offering residents a robust set of amenities that function like a resort or planned subdivision. These community features are designed for the enjoyment of all ages and contribute significantly to the residential experience:

  • Recreational Water Features: The community boasts Two Heated Swimming Pools, a major draw for family and recreational use during the warmer Oregon months.
  • Fitness and Relaxation: A gorgeous clubhouse offers a variety of indoor recreation opportunities, including a Fitness Center and a Sauna.
  • Sports Facilities: For active residents, there is a Basketball Court and a Soccer Field, providing space for both organized and casual play.

What is Worth Choosing Heritage Village

For an Oregonian searching for housing in the competitive Beaverton area, Heritage Village presents a compelling value proposition that centers on affordability and a feature-rich, community-focused lifestyle. The most significant benefit is the opportunity for home ownership at a lower entry cost compared to conventional real estate, making it a viable pathway for many local families to plant roots in Washington County.

The extensive suite of on-site amenities is a standout feature. Having two heated pools, a fitness center, a community clubhouse, and multiple sports courts right outside your door—all included as part of the community model—adds substantial recreational and social value that is often absent in standard suburban neighborhoods. This is an all-ages community, meaning it is set up to cater to the diverse needs of families with children, singles, and older residents alike, fostering a generational mix that can enrich the community's atmosphere.

Furthermore, the convenient, central location in Beaverton, with easy access to shopping centers, dining, high-tech employers, and local nature parks, drastically simplifies daily life. The proximity to major public transit links is another practical advantage in the Portland metro area.

However, an honest, professional assessment must be balanced. While the location and amenities are exceptional, manufactured home community living involves adhering to strict park rules and regulations, which can sometimes be perceived as overly restrictive, particularly concerning exterior property improvements, storage, and parking. Public feedback indicates that consistency in rule enforcement and the responsiveness of park management have, at times, been sources of frustration for some long-term residents. Therefore, prospective residents are highly advised to thoroughly review all lease documents, regulations, and fee structures, and to speak with current residents to gain a comprehensive and realistic view of the day-to-day experience before committing.

In summary, Heritage Village Mobile Home Community offers a desirable combination of relative affordability and outstanding amenities in a premium Beaverton location. For those in Oregon prioritizing community features and suburban convenience, and who are prepared to navigate the specific structure of a land-lease community, Heritage Village is certainly a place worth serious consideration.
