Unbiased truthful pros and cons to living here. Resident of 10+ years, the park is divided (all single wides on the main road going up is pretty rowdy, troopers every other week, fire works and fighting , as soon as you passed the second mailbox on top of the hill the whole scene changes to older folk and all double wide trailers.Pros:cheap rent, pretty carefree, some nice neighbors, child friendly but no pools (including kiddies pools). Pizza plus right down the road and a dollar general. 1 mile from gas stations both ways. Some helpful neighbors.Cons: it can get noisey, there are tons of trees that fall and damage houses (park needs to eliminate them all and not 4) my personal place was damaged a handful of times ( roof denting), no pools as stated, no fire pits (propane controlled fire only), no dogs over 25 pounds. Cats are all over that breed and fight a ton in the summertime (all outdoor cats). Paperwork for all animalscars. No overnight parking, the park gets a ton of complaints. Most importantly it's their way or the highway. Rent keeps going up but it was $345 years ago and now it's peeking $500 which is cheap.I've never met or gotten to speak to the cook brothers, their managers ( 3rd one in 1 1/2 years) were always acting like my concerns were nothing, can be passive/aggressive. Iv wanted to be honest and make this review sooner but finally giving in and in fear of being kicked out for it.

The current owner does not live on or near the property and any complaints fall on deaf ears. There are many cats roaming despite rules that pets be leashed. I have lived here for 20 years. Water used to be included in the lot rent but it isn't now. I have been overcharged for water and the money was never refunded.
