Mobile home parks typically provide residents with a lot of space for their manufactured home, along with access to essential utilities and community infrastructure. While specific services can vary from park to park and may also be subject to changes in management, based on common practices for mobile home communities, and insights gleaned from public data, Hartford Mobile Home Park would generally include the following services:
- Lot Rental: Residents rent the land on which their manufactured home is placed. This lot rent typically covers the use of the space and access to community common areas and infrastructure.
- Utility Connections: The park provides connections for essential utilities such as water, sewer, and electricity to each lot. Based on public information, it is known that Hartford Mobile Home Park receives water from Warren Water District, ensuring a reliable water supply. Residents are typically responsible for their individual utility usage charges.
- Trash Services: While some communities may include trash pickup in the lot rent, it's common for residents to either pay a separate fee or manage their trash disposal, often through a tag system for pickups.
- Road Maintenance: The park management is generally responsible for maintaining the internal roads within the community, ensuring accessibility for residents and service vehicles.
- Common Area Maintenance: Upkeep of any shared green spaces or communal areas within the park falls under the responsibility of the park management.
It is important for prospective residents to clarify precisely what services are included in their lot rent agreement, as this can directly impact their overall living expenses and expectations within the community.

For Iowans seeking a distinctive living solution, Hartford Mobile Home Park presents an intriguing option, especially for those who value affordability, community, and a strategic location. The appeal for local residents lies in several key factors that cater to contemporary living needs in the heart of the state.
Firstly, the economic advantage is often significant. Mobile homes and the associated lot rent typically offer a more accessible entry point into homeownership than traditional real estate, which can be particularly appealing to first-time buyers, those on a fixed income, or individuals looking to minimize housing costs while still owning their dwelling. This financial flexibility allows Iowans to allocate resources to other areas of their lives, without compromising on having a place to call their own.
Secondly, the location in Hartford provides a harmonious balance. Residents can enjoy the tranquil pace of a small Iowa town, known for its friendly atmosphere and community spirit. This can be a strong draw for families, retirees, or anyone desiring a reprieve from the hustle and bustle of urban life. Yet, the park's proximity to Des Moines ensures that major employment hubs, comprehensive healthcare services, diverse shopping, and a vibrant cultural scene are all within a convenient driving distance. Furthermore, manufactured home communities like Hartford Mobile Home Park often cultivate a strong sense of neighborhood. With homes in closer proximity and shared common spaces, residents have ample opportunities to connect, fostering a supportive environment where neighbors know each other and can build lasting relationships. This community aspect is a valuable intangible for many Iowans who prioritize a sense of belonging.
While it’s crucial for potential residents to thoroughly review all contractual agreements, including lease terms, parking provisions, and any included services like trash collection, the fundamental offering of Hartford Mobile Home Park—affordable homeownership on rented land in a well-located, community-oriented setting—makes it a suitable and practical choice for many Iowa locals considering their housing options. Not new owners same people just another name change the refuse to answer the phone and no mailing address. As now they are illegally charging parking fees. Its illegal because our contract said we get two parking lots as part of our lot rent.park is a good place to live just bad management and some people should clean there yard but we can just buy tags for trash and have it picked up it's all included in our trash fee so it looks trashy because they wont pick up people trash
May 01, 2021 · Jarel BettazzaThey refused state assistance from General Relief and I was first time buyer for mobile home and I was told buy seller didn't need a lease just pay the monthly lot rent. I was then informed that I wasn't legally allowed in my own trailer because I didn't sign a lease with them for lot rent. Why would I pay property taxes when I have to pay lot rent? Doesn't make sense to me. But they evicted me and took the trailer.
May 30, 2019 · Ashley SholleyHorrible place to live I've been waiting for 3 years on my title so my statement doesn't come to my address so I never know how much my rent is going to be so if I'm an hour late on payment I have to pay a late fee. The court has been sold more times than a faulty game system on Craigslist.
