We really enjoyed our stay here. The site itself was basic but spacious compared to some places we have stayed. We didn’t have any shade, which was hard given the 100 degree weather, and this is the beach, so be prepared for sand and ants. But none of those are the fault of the campground (though I might ask for a shaded site next time!).The location made it easy to access the beach in under 15 minutes, there is a Food Lion just 8 minutes away and we were only 30 minutes to Jacksonville. Plenty of restaurants in Sneads ferry, surf city, etc.The pool was clean and had plenty of seating and the community room was air conditioned and well stocked with games, books and puzzles. There were plenty of tables and seating areas, often two or 3 groups were in there at a time and it didn’t feel crowded. We appreciated the space to escape the RV and the heat.The residents were friendly and quiet, and we enjoyed walking out on the pier to watch sunset and see people fishing.Definitely a great launching pad for enjoying all Topsail Beach has to offer!
Jul 01, 2025 · A PopeWe had a peaceful and great stay here for 2 weeks.The campground is beautiful, quiet, clean and we enjoyed it overall.The sites are not well leveled and on grass and we had to work around couple of big holes but overall decent and we settled well.Majority of people here are residents full time or part time. We didn’t meet any other travelers.The playground and pool are very nice.There are 2 dog parks that are large and great for the pups.We loved walking under the beautiful trees and walking up the water overlook.Close to town and stores. Every business we visited in Sneads Ferry was very good, clean with good service and products.We enjoyed the Easter Party at the clubhouse- it was well organized and there was a fun egg hunt for the kids- we just wish there were more kids.Great, clean and quiet. Would come back if I have a trip this way.
May 06, 2025 · Joy MWe had a very rough go staying there. Brittany, the manager, would pick and choose certain times to enforce or not enforce the rules, which was extremely confusing to my kids. I am a thousand trails member, and for example, I got a violation letter about speed in the campground, we parked our rv there and the only thing we drive was our golf cart, at no point do I feel like we were driving too fast, and at no point was anything mentioned to us in the almost two weeks we stayed. Again…confusing. The maintenance guy (whose name I am sorry to say I forgot) is a real gem, he was actually super nice and helped us with a grading issue we had. He looked at it and got it fixed right away, which was impressive. I will also add that they had an event by the pool which was actually quite nice. I don’t know how I feel about this campground, it would be better if they were more consistent. Interestingly, I found this review, she had a similar experience…We are avid campers and I have never seen a campground run like this. There are plenty of other good campgrounds in the area, we really loved Oceans RV.

Brittany and the entire staff are great ! Really enjoyed the cookout for the July 4th !! Absolutely spotless bath house and laundry facilities. The private boat dock is a great amenity!!!
