As a homeowner's cooperative, Harbor Oaks provides a unique set of services and benefits that distinguish it from traditional mobile home parks. The cooperative model means that residents are shareholders, collectively owning and managing the community, which directly impacts the services and fees. Based on public information and resident reviews, the services at Harbor Oaks Homeowners Co-Op include:
- Resident-Owned Community Management: As a cooperative, residents have a direct say in the park's operations, business, and appearance, fostering a strong sense of ownership and community pride.
- Affordable Lot Maintenance Fees: Compared to many corporate-owned mobile home parks in Florida that often see significant rent increases, Harbor Oaks maintains remarkably low monthly maintenance fees for shareholders. These fees typically cover essential services.
- Inclusion of Utilities in Fees (for Shareholders): For shareholders, the monthly maintenance fee is reported to include water, sewer, and yard mowing services, offering predictable and lower monthly housing costs.
- Trash Pickup: Regular trash collection is a standard service provided to residents, contributing to the overall cleanliness and maintenance of the community.
- Access to Extensive Amenities: The cooperative model allows for the shared upkeep and enjoyment of a wide range of on-site amenities, enhancing the quality of life for all residents.
- RV and Boat Storage: For those with recreational vehicles or boats, the park offers very reasonable storage options for trailers and potentially RVs, a significant convenience for Florida residents who enjoy the outdoors.
- Private Boat Ramp and Marina: With its location on Lake Griffin, a key service is the private, never-crowded boat ramp, allowing easy launching of boats, and a marina with covered slips for rent.
Harbor Oaks Homeowners Co-Op boasts a plethora of features and highlights that make it a highly desirable place to live, especially for active seniors. Customer reviews consistently praise the following aspects:
- Lakefront Living on Lake Griffin: A standout feature is the direct access to Lake Griffin, part of the extensive Chain of Lakes. This means residents can enjoy boating, fishing, and stunning waterfront views right from the park. Some homes are even situated directly on the lake.
- Resident-Owned Cooperative Model: This is a significant highlight, as it gives residents control over the park's management and helps keep lot fees considerably lower compared to many other parks in Florida. It fosters a strong sense of community and stability.
- Affordable Lot Rent/Maintenance Fees: For shareholders, the incredibly low monthly maintenance fee (reportedly around $125/month, including water, sewer, and yard mowing) is a major financial advantage, especially in an area where other park rents are rising. Even non-shareholders who rent pay significantly less than market rates.
- Abundance of Activities for Active Seniors: The park offers "lots of things to do" for active seniors. This includes organized events and access to facilities that encourage social interaction and physical activity.
- Well-Maintained Facilities: Residents highlight the excellent upkeep of the park, including the pool, spa, library, and multiple pool tables, ensuring a pleasant and appealing environment.
- Heated Pool and Spa: The availability of a heated pool and spa, maintained year-round (when temperatures are above 70 degrees Fahrenheit), provides a perfect spot for relaxation and exercise.
- On-Site Boat/Trailer Storage and Boat Ramp: The convenience of storing your boat and trailer within the park, combined with an easily accessible, uncrowded boat ramp, is a huge benefit for boating enthusiasts.
- Friendly Community: The "very friendly" atmosphere and strong community feeling are consistently praised, making it easy for new residents to integrate and form connections.
- Proximity to Dining and Shopping: With numerous restaurants and convenient shopping options just a mile or two away, daily needs and entertainment are easily met without long commutes.
- RV Park for Guests: The marina section includes an RV park with openings for RVs up to 32 feet, accommodating both short-term and long-term stays for family and guests, complete with a bathhouse and laundry facilities.

Harbor Oaks Homeowners Co-Op Reviews
If I live here, how bad can it be ? Lots of things to do. I live in the marina section, right on Lake Griffin. Currently, it probably has the cheapest lot rent, in this area. There are currently about 8 openings in the marina for RVs up to about 32'. You can stay a few weeks or years if you like. The main park has about 280 homes I believe. Currently there are about a dozen for sale. Some right on the lake. But there is very reasonable storage for your boat and trailer. There is also a boat ramp to launch your boat, and it's never crowded. There's always lots to do in the park if you're an active senior. And within a mile or two, there are lots of restaurants to eat in and convenient shopping just about a mile away. It's a very well maintained park, including the pool, spa, library, and several pool tables. If you stop here first, you probably won't need to go anywhere second.
Mar 28, 2025 · Peter SmirtiIt's great. I have lived here 8 years ...very friendly.
Feb 09, 2021 · Sheryl AndersenThis is a really nice Mobile home Park. Well kept up, seemed friendly. The homes are older and the one I did a walk through needed some sprucing up. The owner had already added new flooring in dining room and livingroom. Overall it was a good size. The four (4) rating was based on Park Manager's lack of enthusiasm, not much in the way of a friendly presence for someone who is the first contact a prospective buyer/renter or resident would meet. There was a resident talking with the manager when I arrived. Observing the interaction, I witnessed the lack of enthusiasm and friendliness, I mentioned previously. I am a little hesitant to be so explicit about the reason for a four, but felt it necessary.

Oct 12, 2023 · Jason BoxThe people are like family. Nice pool and hot tub and things to do. It has a lot of water frontage on beautiful lake Griffin.
