Hale's Mobile Home Park Introduce
For many residents across Missouri, finding a housing solution that balances affordability, a sense of community, and convenient access to local amenities is a key priority. Mobile home parks, also known as manufactured home communities, offer a distinct living arrangement that can meet these needs. In Independence, Missouri, a community formerly known as Hale's Mobile Home Park has recently transitioned to new ownership, now operating as Truman Estate's. This article aims to provide a clear and informative overview of Truman Estate's, offering insights for local Missouri users who are exploring mobile home living options in the Independence area.
A mobile home park typically functions as a specialized residential area where individuals or families can own their manufactured homes while leasing the land on which their homes are placed. This model often provides a more accessible entry point into homeownership compared to traditional stick-built houses, offering a sense of stability and personal space. These communities are generally managed, with responsibilities for maintaining common areas and establishing community guidelines. Truman Estate's, under its new ownership, appears to be undergoing a significant transition, aiming to improve the living environment and community experience for its residents in Independence.
Truman Estate's (formerly Hale's Mobile Home Park) is located at 1621 N Liberty St, Independence, MO 64050, USA. Independence, a city with rich historical significance in Missouri, offers a vibrant blend of historical charm and modern conveniences. The park's address places residents within a convenient distance of various everyday amenities and services. Nearby, you can typically find grocery stores, pharmacies, and a range of retail outlets for daily shopping needs. The city also boasts a variety of dining establishments, from local favorites to chain restaurants, catering to diverse culinary preferences.
The location in Independence provides good regional accessibility. Independence is well-connected to major roadways, including Interstate 70, which is a key artery for commuting throughout the Kansas City metropolitan area. This connectivity allows residents to easily access employment centers in Kansas City, as well as its numerous attractions, cultural institutions, and entertainment venues. Independence itself is home to significant historical sites, including the Harry S. Truman Home and Library, offering educational and recreational opportunities. The presence of local parks and green spaces also provides opportunities for outdoor recreation. The park's specific placement on N Liberty Street suggests a residential setting within the established Independence community.
As a mobile home park undergoing transition, the services offered by Truman Estate's are in a state of development and improvement. Based on recent resident feedback, the park is actively working on enhancing its offerings. Here are the types of services that are typically provided or are in progress:
- Lot Rental: The fundamental service involves the rental of individual plots of land for manufactured homes. This monthly lot rent covers the use of the space and access to the community's infrastructure.
- Community Management: Under new ownership, the park has new management and employees who, initially, were noted for having "good attitudes." This management is responsible for overseeing the park's operations, addressing resident concerns, and implementing improvements.
- Infrastructure Improvements: The new ownership is actively engaged in "cleaning up the trailer park," which includes getting "rid of some of the bad trailers" and performing "tree work and plumbing work underground." This indicates a commitment to upgrading the park's physical infrastructure.
- Home Rental/Sales: The park is "looking for people to move in their to rent trailers," and there is an indication of potential for buying homes as well, suggesting options for both leasing and purchasing manufactured homes within the community.
- Trash Pickup: While some reviews mention past problems with "trash pickup every week," a well-managed park aims to provide consistent waste collection services.
- Maintenance: The park is undertaking maintenance activities such as plumbing and tree work, suggesting a general effort to improve the park's condition. However, there are conflicting reports on the consistency and quality of ongoing maintenance services from some residents.
Truman Estate's is a community in active transformation, with several features and highlights that are either present or planned, alongside some noted challenges. Here's a breakdown of what makes this park distinctive:
- Under New Ownership & Improvement Efforts: The most significant feature is the recent change in ownership and the ongoing "working progress" to clean up and improve the park's appearance and infrastructure. This includes removing older trailers and performing essential groundwork like plumbing and tree work.
- Planned Playground: A major highlight for families is the plan to install a "playground for kids" in the near future, indicating an investment in family-friendly amenities.
- Initial Positive Staff Attitude: Early feedback on the new ownership's employees noted "good attitudes," suggesting an initial commitment to positive resident interactions.
- Community of Neighbors: Despite any operational challenges, a very strong highlight mentioned by residents is the quality of the "people who live here are really nice and polite." This indicates a positive resident-to-resident community spirit, with some having "best neighbors" experiences.
- Accessibility to Independence Amenities: Its location provides convenient access to local shopping, dining, and the historical attractions of Independence.
- Potential for Growth: As a "working progress" community, there is a potential for future improvements that could further enhance the living experience.

Truman Estate's, previously Hale's Mobile Home Park, presents a unique and evolving living option for locals in the Missouri region, specifically in Independence. For Missourians considering manufactured home living, this community is in a period of significant transition under new ownership. The most compelling positive aspect noted by residents is the strong, positive sense of neighborly community among the people who live there, often described as "nice and polite."
However, it is absolutely vital for prospective residents to approach this community with thorough due diligence, given the conflicting and serious concerns raised in recent reviews. While there is clear evidence of investment in physical improvements (cleaning up, tree work, plumbing, planned playground), there are also strong complaints regarding ongoing management practices. These include issues with communication ("not being able to reach anyone"), unresolved account problems (like late fees), inconsistent maintenance (like un-mowed grass), and particularly distressing allegations of difficult treatment towards handicapped individuals and efforts to "kick people out of their homes."
Therefore, for any local user in Missouri considering Truman Estate's, it is strongly and emphatically recommended to:
- Visit the park in person multiple times, and observe the current conditions, including cleanliness and maintenance.
- Attempt to contact management through all provided channels repeatedly to gauge responsiveness and communication effectiveness.
- If possible, speak directly with multiple current residents about their experiences with management, maintenance, trash pickup, and overall quality of life, focusing on the most recent period.
- If considering renting or buying a home, obtain all agreements in writing and have them reviewed by an independent legal professional, especially given past allegations of misrepresentation and "underhanded stuff."
- Be prepared for a community that is still "working progress," meaning ongoing changes and potential inconsistencies in services.
