Gulf Breeze Mobile Home Park Inc is situated at 3108 Gulf Fwy, La Marque, TX 77568, USA. This location places it strategically within La Marque, a city known for its proximity to Galveston Island and the wider Houston metropolitan area. The park's address on Gulf Freeway offers significant accessibility, being directly on a major thoroughfare. For residents, this means straightforward access to various local amenities, including grocery stores, retail centers, and dining options within La Marque and neighboring communities like Texas City.
However, the park's proximity to the highway also brings certain considerations. As one resident review mentions, there is "construction n the highway right the," which can impact the immediate surroundings. While this may present temporary inconveniences, it also highlights the area's ongoing development and connectivity. The location is advantageous for those who commute within Galveston County or need quick access to larger urban centers, benefiting from the extensive network of roads in the region. Despite potential construction, the direct access to Gulf Freeway generally simplifies travel for residents, whether they are heading to work, visiting family, or exploring the recreational opportunities along the Gulf Coast. The convenience of being located on a main road ensures that residents are never too far from necessary services or the broader community of La Marque, allowing for a balanced lifestyle that combines residential comfort with urban accessibility.
Gulf Breeze Mobile Home Park Inc offers certain services to its residents, aimed at facilitating their living experience. Based on resident feedback, here's an overview of the services provided:
- Yard Maintenance (Mowing): The park provides mowing services for residents' yards. As one resident noted, "You don't have to mow your yard, it's done for you." However, there can be inconsistencies, with grass sometimes becoming "very tall" before mowing occurs, particularly during warm, rainy weather, which can contribute to issues like mosquitoes.
- Management Contact: Residents can contact the park manager for issues and concerns. However, there appears to be a protocol where the manager may direct residents to "call the owner" for certain matters, leading to a potential disconnect in problem resolution from a resident's perspective.
- Rental Payment Process: The park maintains strict policies regarding rent payments. Residents are advised that they will face "eviction" if they are "Not even 1 month behind on your rent." This indicates a firm approach to rent collection.
- Empty Home & Lot Status: There are "4 empty mobile homes" that are "falling down," and "so many empty lots that need to be up graded to code." While not a direct service, this indicates areas that may be addressed by management for future development or improvement.
- Weed Eating (Resident Responsibility): While mowing is provided, "weed eating you have to yourself. For they don't that." This means residents are responsible for maintaining the edges and areas not covered by general mowing.
Gulf Breeze Mobile Home Park Inc, while providing a housing option in La Marque, presents a mix of features and highlights that residents experience. These aspects contribute to the overall living environment and define the park's current status:
- Yard Mowing Service: A notable feature is that the park generally handles yard mowing for residents. This can be a convenience, saving residents time and effort. However, as observed, the frequency and timing of mowing can be inconsistent, leading to tall grass in some periods, which residents note can contribute to "mosquitoes" in warm weather.
- Strict Rent Policy: The park maintains a very firm policy on rent payments. Residents are subject to eviction if they fall behind on rent by "Not even 1 month." This ensures consistent rent collection but may pose challenges for residents facing financial difficulties.
- Management Communication Protocol: While a manager is present, residents report a protocol where the manager may direct them to "call the owner" for certain issues. This communication structure can create confusion regarding who is responsible for addressing specific concerns.
- Property Condition Concerns: Residents have highlighted areas of concern regarding the physical condition of the park. This includes "4 empty mobile homes" that are "falling down" and "so many empty lots that need to be up graded to code." This suggests a need for significant property revitalization.
- Lack of Comprehensive Grounds Maintenance: While mowing is provided, weed eating is explicitly stated as the resident's responsibility, indicating that certain aspects of grounds upkeep fall to individual tenants.
- Impact of New Ownership: The park was bought by a new owner "at the beginning of the pandemic." While this could signal potential for future improvements, residents express uncertainty about the owner's plans and the pace of upgrades ("Witch I know that will never happen" regarding code upgrades).
- Proximity to Highway Construction: The park's location directly on the highway means it is subject to ongoing "construction n the highway," which can affect the immediate living environment.
- Future Uncertainty for Residents: A significant concern raised by a resident is the potential for the park to be "bought out" due to highway construction, leading to fears of residents, many "on fixed incomes," becoming "houseless" if their trailers cannot be safely moved or afforded. This represents a substantial highlight of uncertainty for the community.

For Texas locals, particularly those in the La Marque and Galveston County area, Gulf Breeze Mobile Home Park Inc presents a housing option with specific considerations that are important to evaluate. While mobile home parks can often provide a more affordable housing alternative, understanding the current state and operational approach of Gulf Breeze is key to determining its suitability. The park's location on Gulf Freeway offers straightforward accessibility, which is convenient for commuting and accessing local amenities in La Marque and neighboring cities. This connectivity can be a significant advantage for residents who need to navigate the broader region for work, shopping, or services.
However, prospective residents should be aware of the challenges highlighted by current tenants. The inconsistent yard maintenance, particularly regarding weed eating, means residents need to be prepared for some level of personal upkeep. More critically, the strict rent payment policies and the reported difficulties in communicating directly with the owner for certain issues suggest a management style that requires residents to be proactive and highly organized in their financial commitments. The most significant point for locals to consider is the reported uncertainty surrounding the park's future due to ongoing highway construction and the possibility of a buyout. For residents on fixed incomes, this poses a considerable concern about housing stability. Therefore, while Gulf Breeze Mobile Home Park Inc offers a place to live in La Marque, it's crucial for interested Texans to engage directly with the management, ask detailed questions about future plans, and thoroughly assess if the current conditions and potential uncertainties align with their long-term housing needs and expectations for a stable community environment.

Gulf Breeze Mobile Home Park Inc Reviews
Could at least fix the that drive area. After all it would help. Man this place I really don't know about the person who bought the place. He bought at the beginning of the pandemic. Their are 4 empty mobile homes. They are falling down. Their are so many empty lots that need to be up graded to code. Witch I know that will never happen. You don't have to mow your yard, it's done for you. But........ On the other hand weed eating you have to yourself. For they don't that. They do mow but like right now the grass is very tall. And with this warm weather we are having (cab you say mosquitoes) It's needs to be mowed really bad. Now don't get behind on your rent. Not even 1 month behind you will get evicted. You can talk to the manager all you want to get your rent pay up so you don't have face eviction. Good luck on that. The magnet will tell you to call the owner. But it's that the manager job not the tenteds place. That's got the all messed up big time. I will be back to add more to my review.
