The potholes and flooding are great inconvenience.Trying to get in/out of our vehicle in ankle high muddy waters is very inconvenient. The potholes only get filled in not good enough, when we have a heavy rain, the filled in areas get washed away! Still leaving us with unbearable potholes. There are constant water leaks, leaving us with no for days. Also we get no notification of the water being turned off. We’re in the middle of doing something, and all of sudden, NO water! That is really an inconvenience! The lot lord is rude, a bully, manipulative, untrustworthy, unprofessional, inappropriate with her words n behavior towards us tenants and verbally abusive.Without any proof/evidence (first) she assumes/accuses tenants of doing something that they didn’t do. Or tries to put her responsibilities off us. Is quick to blame others and not take responsibility for her own responsibilities. She keeps stay cats in park, but doesn’t provide safe shelter for them in the winter. Doesn’t provide food for them either. She ignores certain tenants and doesn’t respond back to them when she is informed of something she needs to take care of. Like bees around the mailbox. - Katrina Buchanan

For Ohio residents exploring various housing options, mobile home parks often present an alternative approach to residential living. These communities can offer a distinct type of homeownership or rental opportunity, potentially providing a more accessible entry point into a local area. In the village of Genoa, Ohio, Greenwood Park stands as one such mobile home park, serving as a residential choice for individuals and families. Like any established community, it possesses its own unique character, shaped by both its physical environment and the experiences of its inhabitants and management.

Greenwood Park functions as a traditional mobile home community, providing lots where manufactured homes can be situated. The park is nestled within Genoa, a village that offers a local charm and connection to the broader Northwest Ohio region. This article aims to provide a clear overview of Greenwood Park, focusing on its location, contact information, and insights drawn from publicly available resident feedback, allowing Ohioans to make informed decisions about their potential home.

Location and Accessibility

Greenwood Park is located in Genoa, OH 43430, USA. Genoa is a village situated in Ottawa County, Ohio, known for its small-town atmosphere and convenient location within the broader Toledo metropolitan area. This placement offers residents of Greenwood Park a balance between peaceful village living and access to a wider range of urban amenities.

The park's location within Genoa ensures that residents have relatively easy access to local necessities. The village offers a selection of local shops, essential services like grocery stores, and various dining options, typically within a short driving distance. Genoa maintains a strong sense of community, with local parks and community events contributing to its appeal. For instance, Genoa boasts attractions like Veterans Park & Quarry, which features a beach, play area, picnic tables, and hiking trails, providing recreational opportunities for residents.

Beyond Genoa, the accessibility of Greenwood Park is a significant advantage for Ohio residents. It is strategically located to allow for straightforward travel to larger cities. Services Offered

  • Lot rental for manufactured homes, providing the designated space for residents' dwellings.
  • Access to essential utility hookups, which generally include water, sewer, and electricity. (Note: Reviews indicate issues with water service consistency and notification of outages.)
  • Garbage collection services for residents.
  • Maintenance of park common areas, specifically internal roads. (Note: Reviews frequently mention significant issues with potholes and flooding on roads, and concerns about the effectiveness of "filled in" repairs and snow plowing.)

Prospective residents are strongly advised to directly confirm all services, including utility responsibilities and the current state of maintenance provisions, with the park management before making any commitments. This direct inquiry is crucial to gain a clear and current understanding of what is provided and what responsibilities fall to the tenant.

Features / Highlights

Based on the provided customer reviews, the features and highlights of Greenwood Park are characterized by both its physical attributes and the resident experience. It is important to present these observations factually, even when they describe challenges:

  • Operates as a mobile home park within Genoa, Ohio, providing a residential option for the community.
  • Features a "nice park and beach," according to one review, suggesting appealing recreational areas within or adjacent to the community. (Note: The mention of "Moonfish" needing to be watched for stings is unusual and requires clarification; it may be a metaphorical or anecdotal comment from a reviewer, not a literal feature.)
  • The park functions as a living community where residents interact with management and each other.

However, significant concerns are also highlighted as features of the resident experience:

  • Road conditions are a recurring issue, with mentions of "potholes and flooding," and insufficient repairs that "get washed away."
  • Inconsistent water service is reported, with "constant water leaks" and unexpected "NO water!" for days, without prior notification.
  • Concerns about the landlord's conduct are prominent, with descriptions of "rude," "bully," "manipulative," "untrustworthy," "unprofessional," "inappropriate with her words n behavior," and "verbally abusive" behavior.
  • Allegations that the landlord makes assumptions/accusations "without any proof/evidence" and "is quick to blame others and not take responsibility."
  • Concerns raised about the treatment of stray cats in the park, specifically that the landlord "doesn’t provide safe shelter for them in the winter" or "food."
  • Complaints that the landlord "ignores certain tenants and doesn’t respond back to them when she is informed of something she needs to take care of. Like bees around the mailbox."

Prospective residents are strongly encouraged to conduct thorough due diligence, including a personal visit and direct communication with current residents if possible, to assess these points before considering residency.

For those seeking a specific budget-friendly housing solution in the Genoa area, this could be a practical consideration.

However, it is critically important for prospective residents to be fully aware of and consider the significant concerns raised in multiple public reviews. These include serious issues with infrastructure, such as persistent "potholes and flooding" on roads and "constant water leaks" leading to unannounced water shut-offs. More significantly, repeated complaints about the landlord's behavior, describing it as "rude, a bully, manipulative, untrustworthy, unprofessional, inappropriate, and verbally abusive," along with accusations of mismanaging responsibilities and ignoring tenants, paint a challenging picture of the living environment. For locals who are prepared to conduct thorough personal due diligence, including visiting the park and seeking direct engagement with management and, if possible, current residents, and for whom the fundamental availability of an affordable lot in Genoa outweighs these documented concerns, Greenwood Park could be a housing option. It is most suitable for those with a high tolerance for managing potential residential challenges and who prioritize location and affordability above all else in their housing search.
