For many Hoosiers across Indiana, finding a comfortable and affordable place to call home is a significant consideration. Manufactured home communities, often known as mobile home parks, can sometimes offer a distinct pathway to homeownership or stable long-term housing that is generally more budget-friendly than traditional stick-built homes or apartment rentals. Greentown Estates Manufactured Home Community, located in the town of Greentown, Indiana, is one such community that potential residents in the Hoosier State might encounter in their housing search.
Greentown is a small, welcoming town situated in Howard County, Indiana. It offers a more rural or small-town living experience, appealing to those who prefer a quieter pace of life. Manufactured home communities in such settings can often provide a sense of community and potentially more personal space than apartment living. While the term "mobile home park" might conjure outdated images, modern manufactured home communities strive to offer structured living environments with varying amenities and management oversight.
This article aims to provide a factual and informative overview of Greentown Estates Manufactured Home Community for local Indiana users. We will detail its location, discuss the types of services typically offered in manufactured home communities, and critically examine the features and, importantly, the challenges based on publicly available resident feedback. Greentown Estates Manufactured Home Community is located at 500 W Payton St, Greentown, IN 46936, USA. This address places the community within the town of Greentown, a small yet established town in Howard County, Indiana. Its position provides residents with access to local amenities and a small-town atmosphere.
Greentown is reasonably well-connected to larger urban centers in north-central Indiana. It is situated approximately 9 miles from Kokomo, a larger city that offers a broader range of shopping centers (like Meijer, Target, and Kohl's, and Markland Mall), diverse dining options (including King Chef and Hometown Family Restaurant), employment opportunities, and entertainment venues. This proximity to Kokomo via state roads allows residents to enjoy the tranquility of small-town living while having convenient access to more extensive services and job markets.
Within Greentown itself, residents of Greentown Estates Manufactured Home Community can typically find basic services such as local gas stations, small shops, and community facilities. The town is served by a "quality school district," specifically Eastern Elementary, Middle, and Jr & Sr High Schools, which can be a significant draw for families. For those who appreciate outdoor activities, nearby attractions include the Greentown Glass Museum, Wildcat Creek Reservoir Park, and Jackson Morrow Park, offering recreational opportunities for friends and family. The community is also noted as being pet-friendly, which is a key consideration for many Hoosier families. The location on W Payton Street places the community within the residential fabric of Greentown, providing a neighborhood setting.
As a manufactured home community, Greentown Estates Manufactured Home Community generally provides core services essential for its residents. Based on common practices in such communities, these typically include:
Lot Leasing: The primary service is the leasing of individual plots of land where residents can place their manufactured homes. This provides an avenue to homeownership where residents own the structure of their home but pay a recurring fee for the land lease.
Community Management: There is typically an on-site or accessible management team responsible for the overall operation of the community, including enforcing community rules and addressing resident concerns. Reviews provide conflicting views on management; one praises "Kelley at the front office is an incredible human being who tries her hardest to help her residents out. She has gone above and beyond..." Conversely, another states, "management raises rent any chance they get," "they are incredibly rude," and "half the trailers are now empty because of how terrible management is." This suggests a varying resident experience with management.
Utility Infrastructure: The community generally provides the necessary connections for homes to access essential utilities such as electricity, water, and sewer. Residents are typically responsible for their individual utility bills.
Maintenance of Common Areas: Management is typically responsible for maintaining shared spaces within the community, including internal roads and any communal facilities like a clubhouse or picnic areas. The property is described as having "beautifully landscaped grounds" on promotional materials.
Pet-Friendly Policy: The community is marketed as a "pet-friendly community," welcoming furry family members.
Greentown Estates Manufactured Home Community presents a mixed picture based on available information and resident feedback.
Potential positive features and highlights include:
Supportive On-Site Personnel: One review highly praises "Kelley at the front office" as an "incredible human being who tries her hardest to help her residents out" and is described as "so kind and friendly and talkative" and "a great asset to the community." This suggests that at least some members of the staff are dedicated and helpful.
Strong Community Spirit (Potential): One reviewer highlights that "The community and neighbors are awesome," indicating a positive social environment among residents. They also express a desire for "more things for kids to do out here, maybe a little park or something," and for the community to "take advantage of the community room more often (maybe do some carry in lunches/game nights? A little library or pantry?)," suggesting a foundation for community engagement.
Family-Friendly Amenities: Promotional materials mention "family-friendly community amenities such as a clubhouse, community events, and a picnic area / pavilion / grill." The community is designed with "contemporary amenities planned with your family in mind."
Pet-Friendly: The community explicitly welcomes pets, which is a significant advantage for animal-owning Hoosiers.
Quality School District: The community is situated within a "quality school district," specifically Eastern Elementary, Middle, and Jr & Sr High Schools, which is a key factor for families with children.
Proximity to Local Attractions: Nearby attractions like Greentown Glass Museum, Wildcat Creek Reservoir Park, and Jackson Morrow Park offer recreational and educational opportunities.
Landscaped Grounds: Promotional material mentions "beautifully landscaped grounds."
However, it is equally important to present the serious concerns highlighted in a conflicting customer review:
Frequent Rent Increases: A major complaint is that "management raises rent any chance they get," making it difficult for residents on fixed or limited incomes to afford living there. This directly contradicts the idea of "affordable housing" for some residents.
Inadequate Parking: A resident complains about "complaining about people parking on the side of the street, completely out of the way for any competent driver to avoid" and that "they do not give us parking large enough for 2 cars." This indicates a potential issue with parking availability and management's response to it.
Rude Management and Lack of Empathy: The management is described as "incredibly rude" and treating residents "like we’re braindead money cogs." This suggests a significant lack of empathy and professionalism, particularly concerning residents facing financial hardship.
High Vacancy Due to Management: The review claims "half the trailers are now empty because of how terrible management is," indicating a declining population and potentially severe dissatisfaction leading to residents moving out.
Financial Hardship for Residents: A very serious concern is raised about residents "barely have enough money to eat off of and are only eating because of handouts from our family" due to lot rent and mortgage payments. This paints a picture of severe financial distress for some residents, directly advising, "if you are looking for affordable housing, do not look towards Greentown Estates!"

For Indiana locals, particularly those in the Greentown area, the consideration of a manufactured home community like Greentown Estates can stem from the appeal of potentially more affordable housing options and a desire for independent living. Its location in a smaller, quieter town offers a different pace of life than larger cities, while still providing convenient access to amenities and employment opportunities in nearby Kokomo. The presence of a "quality school district," a pet-friendly policy, and existing community amenities like a clubhouse and picnic area are also attractive features for families.
The positive feedback regarding the community spirit among neighbors and the helpfulness of specific staff members (like Kelley) suggests that there are genuine aspects of the community that residents appreciate, creating a positive living experience for some. The potential for "fixer-upper" homes could also be an opportunity for individuals seeking to customize their living space at a potentially lower entry cost.
However, it is absolutely crucial for any Indiana local considering Greentown Estates Manufactured Home Community to give serious attention to the significant concerns raised in a prominent resident review. Allegations of frequent and substantial rent increases, inadequate parking, rude management, and the claim that "half the trailers are now empty because of how terrible management is" are very serious. These issues directly impact the financial stability and overall well-being of residents, potentially making it an "unaffordable" option despite its initial appearance. The described financial hardship faced by some residents is a stark warning.
A truly suitable home environment provides not just shelter, but also financial stability, a respectful management, and a thriving community. While Greentown Estates boasts several appealing features and some positive resident experiences, the conflicting reviews highlight significant operational and ethical challenges that cannot be ignored.
Therefore, while Greentown Estates offers the theoretical advantages of manufactured home living in a desirable small-town setting, Indiana locals should exercise thorough personal due diligence. This would include, but not be limited to, inquiring directly about the history of rent increases and the specific policies regarding parking, and attempting to speak with current residents to gain a balanced perspective on the management and living conditions. For those who value the community aspects and are able to navigate potential challenges related to cost and management interactions, it might be a consideration. However, the documented concerns suggest that prospective residents must be exceptionally vigilant in their evaluation to determine if it aligns with their expectations for a stable, affordable, and well-managed home in Indiana.

Greentown Estates Manufactured Home Community Reviews
The community and neighbors are awesome. Kelley at the front office is an incredible human being who tries her hardest to help her residents out. She has gone above and beyond to help me settle into owning my own home and while there's been bumps, it's been nothing of her fault. She is so kind and friendly and talkative. A great asset to the community for sure.I wish there were more things for kids to do out here, maybe a little park or something, and I'd love for the community to take advantage of the community room more often (maybe do some carry in lunches/game nights? A little library or pantry?) But it's not a bad place to live :)
Apr 27, 2024 · Hailey Battistuzzithis place is an absolute joke! management raises rent any chance they get, while also complaining about people parking on the side of the street, completely out of the way for any competent driver to avoid. they do not give us parking large enough for 2 cars. they treat us like we’re braindead money cogs. half the trailers are now empty because of how terrible management is. they are incredibly rude to my mother who works all day to bring no money home after paying lot rent and mortgage. we barely have enough money to eat off of and are only eating because of handouts from our family. if you are looking for affordable housing, do not look towards Greentown Estates!
Dec 26, 2023 · wolfgang krippenstapelThey count rent late if they're not in the office and you put it in the drop box on the due date. The problem is you don't live here. You need to check in and see if you got rent there in the office .. I can't help that you're only here 2 days a week , but it only says it's due on that date. If it is there, you got payment
Mar 13, 2024 · Sue HilligossThis was a terrible place to live, they will raise rent every chance they get. It’s not worth it I promise. They won’t even let kids have play sets outside. You cant have your dog on a lead and if you have cats don’t bother they’ll trap them and send them away. They took away my second trash can and “wrote me up” for having a trash bag a SINGLE trash bag on my porch the day before trash day which wouldn’t have been there if I had my trash can. HOA with no benefits they’ll harass you over anything and everything. They give no mercy if you’re struggling with bills 14 days and it’s an eviction. Not to mention the manager will message you every single day asking for her money.
Jul 26, 2023 · Allyson Vandergriff😂 This place is a joke. Management is rude. Maintenance doesn't even know how to check the gas and water readers without destroying the side skirting on your mobile home. And the "rules" they randomly set in place "just because" are hypocritical of the office.
