Residents become part of a specific community, with shared infrastructure and often a set of rules and regulations designed to maintain order and appearance within the park. Greenlawn Estates, like other parks, operates with these fundamental principles.

For locals in Zanesville, Ohio, considering their housing options, Greenlawn Estates Mobile Home Park represents a particular segment of the local rental and ownership market. For some, a mobile home park can be a viable alternative to traditional apartment rentals or the often higher cost of purchasing a site-built home. The community offers a defined living arrangement where residents operate under specific park rules and pay monthly lot rent for their manufactured homes. This structure might appeal to individuals or families seeking a sense of community within a managed environment.
The affordability factor is often a key draw for mobile home parks. While the provided information indicates that lot rent at Greenlawn Estates has increased over time, starting from $275.00 per month to almost $500.00, it is still crucial for prospective residents to compare these costs against other local housing options in Zanesville. For those who own their manufactured home outright, the primary recurring cost is the lot rent, which can sometimes be more predictable than fluctuating rental market rates for apartments. The ability to own a physical structure, even if the land is leased, provides a different form of stability than pure renting.
However, it is also important for Zanesville locals to be aware of the operational aspects highlighted in some customer reviews. These accounts suggest that the park management has stringent policies regarding rent payment schedules, late fees, and adherence to aesthetic rules, even extending to the color of interior curtains and the condition of blinds. Additionally, concerns were raised about the process for receiving home titles after purchase, and charges for legal fees without clear documentation. The sentiment of residents feeling that management "don't work with people that get paid bi weekly" and being "very rude" points to a management style that may not be suitable for everyone.
For locals, Greenlawn Estates could be a consideration if their budget aligns with the current lot rent and they are comfortable with a management approach that strictly enforces community rules, including those related to property appearance. Those seeking a very regimented living environment where adherence to specific guidelines is paramount might find it suitable. However, for individuals who prioritize flexibility in payment schedules, a more lenient approach to aesthetic choices within their own home, or a management team perceived as more collaborative, it would be essential to weigh these factors carefully. As with any significant housing decision, a thorough investigation, including direct communication with management and potentially speaking with current residents, is highly recommended to determine if Greenlawn Estates Mobile Home Park aligns with an individual's specific needs and expectations for a home in Zanesville, Ohio.

Greenlawn Estates Reviews
We purchased the home and paid cash. It has now been over 3 months and we still haven't received our title. We were late on the lot rent and received the standard 3 day eviction. I paid the rent and late fee by the 14th of the month. My next months billing had a charge for $395 for legal fees on it. I never received any paperwork or anything stating why I was being charged legal fees. We will be consulting a lawyer
Jan 03, 2025 · Shonda RineThey don't work with people that get paid bi weekly so if your rent isn't paid by the 5th they tack on alot of late fees. I wouldn't recommend renting from them. They are very rude also. They started fining people for broken blinds in their windows and made people actually change the color of their curtains inside their own home! They are a complete joke! Rent started out at $275.00 per month now it is almost $500 bucks. They don’t trim the trees back. Don’t fix the roads into the trailer parks. It’s horrible how they treat people renting from them.
May 27, 2025 · Annie HarveyWould be a better place if they could do away with the people that party every weekend and fight all the time. This place has gone down hill since I moved in 2018. May 21, 2019 · Diana l HuhnThis place was a nice place to live put now they are making it where no one be able to liver here that are buying their home. I been here for 7 years and they are raising the lot rent 10% and they are not think we have a lot of older people in here and I hope they can get this place clean up and look a lot better in here. And it use to be quite but now it not.
Jan 11, 2024 · Alberta GrantReally sad when my gf flatlines at the hospital and I send my dad to check on my property and let the manager know that rent will be a day late I’m sorry my significant other passing was more important than me coming in and to have the so called maintenance man tell my dad bills are due regardless or deaths or not no kidding? Really hoped with new management it would be better than that but still a slap to the face as one is planning on how to tell her kids their mom died. If I had another place to stay I’d leave here and never look back. I’m well aware bills are due regardless of people passing away so no need to insult my intelligence. Would leave a 0* if I could
