It’s crucial to delve into the details to see if a particular mobile home park aligns with your expectations for a safe, comfortable, and well-managed living space.
Green Acres Mobile Home Ests is located at 1915 Cardell Rd, Austell, GA 30168, USA. Austell, a city in Cobb County, Georgia, offers a suburban setting with access to the wider Atlanta metropolitan area. Cardell Road is a local thoroughfare that connects residents to the immediate surrounding areas.
The accessibility of Green Acres Mobile Home Ests within Austell means residents have access to local amenities. Austell itself provides various conveniences, including grocery stores, gas stations, dining options, and local services, typically within a short drive. For those commuting or needing access to larger urban centers, Austell’s proximity to major highways like Interstate 20 (I-20) and Interstate 285 (I-285, the Atlanta Perimeter) is beneficial. While the park is located on a local road rather than directly on a major highway, the overall connectivity of Austell ensures that residents can manage their daily errands and commute to various parts of the metropolitan area with reasonable ease. Based on the direct feedback from residents, the services offered at Green Acres Mobile Home Ests appear to cover basic necessities for mobile home living, but with significant reported issues regarding their execution and maintenance. Generally, the park is expected to provide:
- Lot Rentals: The park offers spaces for manufactured homes, for which residents pay a monthly lot rent. However, reviews indicate "consistently increase rent" with "nothing is visible" in terms of maintenance improvements.
- Utility Connections: The park is expected to provide infrastructure for essential utilities such as water. However, residents report severe issues with "water leaks" that take "months for them to fix."
- Road Maintenance: The park theoretically maintains its internal roads. However, a prominent complaint highlights that "the roads are full of LARGE potholes," despite claims of "maintenance being done" and "spray painted the roads black and called it 'repaving'!"
- Trash Disposal: Dumpsters for trash are likely provided, but a review states that "the dimps are always full."
- Management Responsiveness: There is management responsible for overseeing the park. However, residents consistently state that "management won't do anything" regarding issues like dog waste in yards and maintenance concerns.
Green Acres Mobile Home Ests, based on recent customer reviews, presents a challenging picture with several significant concerns for prospective residents. While the park provides the basic framework for mobile home living, the highlights often point to areas needing substantial improvement:
- Affordable Living (with caveats): Like most mobile home parks, Green Acres inherently offers a potentially more affordable housing option compared to traditional homes in the Austell area. However, this is significantly offset by "consistently increase rent" without visible improvements.
- Established Community: Having existed for at least seven years (per one resident's tenure), the park is an established part of the local housing landscape.
However, it is crucial to extensively detail the negative aspects, which are far more prominent in the provided reviews:
- Poor Road Conditions: A major and consistent complaint is that "the roads are full of LARGE potholes," with a resident sarcastically noting they were "spray painted the roads black and called it 'repaving'!" This indicates a severe lack of proper road maintenance.
- Unresolved Water Leaks: Residents report it "Takes months for them to fix water leaks," which, while not affecting their individual water bills, points to significant infrastructure issues and potential waste.
- Lack of Pest Control: The park is described as "roach infested," indicating a serious unaddressed pest problem.
- Dilapidated Homes: A former resident states that "1/2 of the trailers in the place should have been condemned years ago," describing them as "run down" with "rust and torn up window screens," suggesting a general state of disrepair for many units.
- Trash Management Issues: Concerns about "trash fall out of their vehicles and leave it there to blow down the road" and "the dimps are always full" indicate inadequate waste management and cleanliness.
- Unresponsive Management: A recurring theme is that "management won't do anything" regarding various complaints, including residents' dogs walking into other yards for restroom use.
- Unjustified Rent Increases: Residents feel that "rent increase is due to maintenance being done to the park, but nothing is visible," leading to dissatisfaction with rising costs for no apparent improvement.
- Safety Concerns: "People speeding down the roads while kids play feet from it" is a serious safety concern highlighting a lack of traffic management or enforcement.
- No Improvement Despite Ownership Changes: A long-term resident noted that despite "new owners...would have kept the place up," it went "from a great place to live, to pot hole, roach infested, with nothing but run down trailers park."

For locals in Georgia, particularly those in the Austell area, Green Acres Mobile Home Ests presents a very challenging living environment based on recent and extensive resident feedback. While mobile home parks generally offer an affordable housing option, the multitude of serious concerns raised by current and former tenants at Green Acres paint a clear picture of significant dissatisfaction. Issues such as widespread potholes, unaddressed pest infestations (roaches), consistently full trash bins, unkempt homes, and a pervasive lack of maintenance contrast sharply with reported "consistent rent increases." More critically, the consistent theme of unresponsive management and serious infrastructure problems like long-term water leaks and inconsistent utility support, combined with safety concerns regarding speeding vehicles, indicate a challenging living situation for residents. While the park is located in Austell, offering some local convenience, the internal conditions appear to overshadow any locational benefits. Therefore, for any Georgian considering a mobile home community, a thorough and cautious approach is highly advised when looking at Green Acres Mobile Home Ests. It would be essential for prospective residents to visit the park in person, observe the current conditions of both common areas and individual lots, and directly inquire with management about all raised concerns regarding maintenance, utility reliability, rent policies, and safety measures, ensuring that their expectations for a comfortable and well-managed home are truly met.

Green Acres Mobile Home Ests Reviews
They consistently increase rent, the roads are full of LARGE potholes, people constantly walking their dogs into your yards for the restroom, management won't do anything, animal Control won't do anything. It is heavily disappointing. Takes months for them to fix water leaks. Fortunately, it wasn't affecting our water bill, but I'm sure it was theirs. They claim the rent increase is due to maintenance being done to the park, but nothing is visible.
Apr 08, 2025 · Nathan HolcombI lived there for 7 years and watched it go from a great place to live, to pot hole, roach infested, with nothing but run down trailers park. You would think the owners...new owners...would have kept the place up. They basically spray painted the roads black and called it "repaving"! 😆 Then went up on the lot rent. I kid you not...1/2 of the trailers in the place should have been condemned years ago. I mean I understand that people have to live somewhere, but they could...at the very least... pressure wash their trailers once in a while. Not to mention people speeding down the roads while kids play feet from it. The residents there...95% Mexican, which I got along fine with....just let their trash fall out of their vehicles and leave it there to blow down the road. Especially on D row close to the end of the road. And the dimps are always full. But anyway..if you can live with the above conditions, then green acres is the place for you. ✌️Out
Oct 14, 2023 · David BentleyHave lived here now over 15 years and even though it is an older property Ms. Rhonda does a great job of keeping it clean and peaceful. My family and I really enjoy living here.
Oct 21, 2019 · Preston NewmanI lived in Green Acres MHP from March, 2002....until October, 2018. I really liked the park when I first moved there. People were nice....mostly respectful.....during the first 10-12 years. The manager, RB, WAS pretty cool.......at that time.HOWEVER.....over time....the "good" people seemed to move away and the disrespectful stupid people started moving in. The only problem I had was IGNORANT, STUPID PEOPLE PLAYING THEIR MUSIC WAY TOO LOUD....so loud...you can't hear your own TV in your home. The final straw was when that "playdoh" pudgy unofficial lackluster so called security guard moved (appointed so by the trailer park) across the street from me....and began playing his stupid music as if I wanted to hear it. When I complained to the manager.....it was then that I came up with the idea to MOVE.....as she stated that she'd talked to him and there's nothing more she can do. I feel bad about the "good" decent people still there and who want to move because they are no longer happy there.....I will Pray for them.Once I decided to sell my home....and move....I actually saw a "change" in the manager's attitude. The first 2 or 3 times we spoke after I put my home up for sale....she made the statement "If you don't like the way I do things....you can just move your home". I FINALLY HAD TO PUT HER IN CHECK!!!...TOLD HER "I KNOW I CAN MOVE MY HOME....BEEN KNOWING IT FOR THE 16 YEARS I BEEN HERE....AND..YOU CONSTANTLY REPEATING IT WAS DISRESPECTFUL AND INSULTING....THE NEXT TIME WE SPEAK OR COMMUNICATE....YOU NEED TO BE MORE RESPECTFUL...OR....YOU GONNA GET AS GOOD AS YOU GIVE!!"....and that took care of that. I'd heard some of the other tenants speak about the manager.....saying that she was nasty and racist. I didn't believe it and defended her to the utmost....as we'd always had a good communication...BUT....once I got into the process of selling my home.....the things I experienced with her.....kind of made me wonder.GOOD LUCK TO THOSE LEFT THERE.....AND MOVING THERE
Apr 20, 2019 · CocoaNaturalThis is an awful trailer park. They need to find a better way to fix up the homes and the streets leading to each set of trailers. It's very poor looking over there. And they have too many animals loose in the streets... horrible horrible place to live!
