Grand View Mobile Home Park Introduce
Introduction / Overview: Your Colorado Home Base
The search for affordable, community-focused living in the picturesque landscape of Colorado often leads prospective residents to explore the options within manufactured housing communities. Among the various choices in the region, **Grand View Mobile Home Park** stands as a real estate and housing option situated in the charming town of Palmer Lake, Colorado. This mobile home park is classified as a destination for those seeking permanent residency or a base within a tranquil, naturally beautiful setting, providing an alternative to the often-high costs associated with traditional homeownership in the Front Range area. Its presence in the community serves as a long-standing source of potential housing for individuals and families in the 80133 zip code and surrounding areas.
As a specific type of real estate, mobile home parks offer a unique blend of personal home ownership (of the manufactured home itself) and shared community amenities and services, often at a more accessible entry point compared to site-built homes. Grand View Mobile Home Park provides a selection of lots for manufactured homes, contributing to the diversity of housing types available in El Paso County and the surrounding areas of Northern Colorado Springs. It’s an established location that has been part of the Palmer Lake community for some time, offering residents a specific style of mountain-adjacent living.
It is important for prospective residents to conduct thorough due diligence, including visiting the property in person, speaking with existing tenants, and confirming all current terms and conditions with the management. While some residents have expressed positive sentiment, describing the community as a home for many years and appreciating the scenic surroundings and community watchfulness, others have raised serious concerns about maintenance, management communication, and overall conditions. We encourage all interested parties to seek out the most up-to-date and complete information to make an informed decision.
Location and Accessibility: A Scenic Northern Colorado Setting
Located conveniently just off a major state highway, Grand View Mobile Home Park offers a scenic location in the heart of Colorado’s natural beauty. Its specific address places it within the small, but beloved, town of Palmer Lake, CO, known for its small-town atmosphere and close proximity to outdoor recreational opportunities.
The community's location provides excellent accessibility for regional travel. Situated directly on **CO-105**, the park offers a straight shot for commuting to nearby larger cities and job centers like Monument and Colorado Springs, making it a viable option for those who work in the larger metro area but prefer a quieter residential setting. This is particularly appealing for Colorado locals who value the ability to quickly access mountain trails and open spaces while still being within a reasonable drive of urban conveniences. The Palmer Lake Recreation Area, a major local attraction, is just a few minutes away, offering fishing, multi-use trails, and beautiful views of Ben Lomond Mountain. Residents can quickly access major interstates, such as I-25, which opens up travel to Denver to the north and Pueblo to the south, cementing its position in a prime Front Range location.
The physical address of the property is: 695 CO-105 A2, Palmer Lake, CO 80133, USA.
Services Offered (Land Lease and Real Estate Type)

This model typically includes a monthly lot rent payment that covers several key components necessary for community living.
- **Lot Rental / Land Lease:** The primary service involves leasing a specific lot or space within the park for the placement of a manufactured or mobile home. This arrangement is a critical part of the park's real estate offering.
- **Access to Community Infrastructure:** The park generally provides foundational infrastructure to each lot, which is essential for home function.
- **Real Estate Classification:** The business is classified in the realm of Real Estate, specifically focused on mobile home park operation and land management.

What is Worth Choosing: Informed Decision-Making in Palmer Lake
Choosing a place to live is a significant decision, especially in a desirable and competitive market like Colorado’s Front Range. For many, what is worth choosing about Grand View Mobile Home Park is its fundamental proposition: an opportunity for home ownership or long-term residence in a beautiful, mountain-adjacent Colorado town at a potentially lower cost of entry. The value proposition lies strongly in the **prime location**—a small-town feel with easy access to major Colorado cities and unmatched natural beauty. Being located in Palmer Lake provides a peaceful escape from the busy city life while maintaining essential conveniences within a short drive.
However, potential residents must weigh this location advantage against the reported experiences of current and former tenants. Public reviews indicate significant concerns regarding property maintenance, responsiveness of management (with different owners/managers mentioned by the names Shawn, Sean, and John), and overall living conditions described by some as "slums." Reports of necessary home and lot repairs being neglected, an unpleasant demeanor from management, and issues with communication, including disconnected phone numbers, are serious points of consideration that prospective tenants cannot overlook.
A responsible choice involves:
- **Prioritizing a Personal Visit:** Physically inspecting the lot, the manufactured home if purchasing or renting, and the general condition of the park's common areas.
- **Engaging with Current Residents:** Speaking with multiple current residents, if possible, to get varied, firsthand accounts of their experiences with the management, maintenance, and community life.
- **Verifying Lease Terms:** Thoroughly reviewing and understanding the land lease agreement, including rules for home maintenance, rent increases, and the process for submitting and resolving maintenance requests.
The unique Colorado lifestyle, defined by stunning scenery and outdoor access, remains a constant draw to this area. For those who are committed to this location and the affordability model of a mobile home park, Grand View offers a foothold in Palmer Lake. The final decision rests on an individual's assessment of whether the location and price outweigh the considerable management and maintenance concerns publicly raised by the community. Prudent homebuyers in Colorado understand that a beautiful location is only one part of the equation; the quality of the property management is equally vital to a positive living experience.

June 19 · Ethan AycockThe owner refused to fix anything. I spent 2 hours under the trailer cleaning cat poop, which they claimed would end when the foxes came out and only provided a .99 can of air freshener. He also let our toilet and hit her sink get to mold before he would fix. My son AMD y pregnant wife had to fall before he would fix the stairs. Total slum lord. His name is John.
