Granby Jones Mobile Home Park Introduce
Welcome to our comprehensive guide for local Coloradans interested in the Granby Jones Mobile Home Park, a well-known manufactured housing community situated in the beautiful mountain town of Granby, Colorado. Mobile home parks, often referred to as manufactured housing communities, play a vital role in providing attainable housing options across our state, especially in areas like Grand County where the cost of traditional housing can be exceptionally high.
Choosing a mobile home park involves evaluating many factors, from the specific location and the lot rent structure to the overall community environment and management. As a potential resident in Colorado, it's important to approach this decision with a clear understanding of the unique aspects of land-lease communities, where you typically own the home structure but rent the lot it sits on. This model can offer significant savings compared to buying a traditional site-built home, which is a major draw for many Coloradans, including first-time buyers, families, and retirees. However, it’s always recommended to understand the terms of your lease and the nuances of the community before making any long-term decisions.
Granby, located in Grand County, offers an exceptional lifestyle characterized by its proximity to world-class outdoor recreation. Residents of Granby enjoy easy access to the Rocky Mountain National Park, Winter Park Resort, Granby Ranch, and the vast expanse of the Arapaho National Forest. The town itself provides a charming, small-town atmosphere with local amenities, making it a desirable place to live for those who love the Colorado High Country. Granby Jones Mobile Home Park is one such community that allows residents to plant roots in this stunning environment.
Accessibility is a key advantage for residents. Being located in Granby means the community is near Highway 40, the major thoroughfare running through the area, facilitating travel to neighboring towns like Winter Park, Fraser, and Kremmling, as well as providing a route toward the Denver metro area, though that journey involves navigating Berthoud Pass. Proximity to local schools, grocery stores, and essential town services makes day-to-day life practical and less dependent on long drives, a crucial consideration for mountain living. The specific location on East Garnet Avenue places it adjacent to the Granby Airport, an important geographic marker for the area.
Understanding the local environment is also important. The community is situated in an area of Colorado known for its stunning mountain views and high-altitude living, which necessitates preparedness for significant winter weather. The community’s location allows for a genuine Colorado mountain lifestyle.
- Provision and maintenance of the physical lot/space for the manufactured home.
- Connection points for essential utilities, such as water, sewer, and electricity, with the cost of consumption typically being the responsibility of the homeowner. Note that there have been reports in public records regarding maintenance and oversight of the water and sanitary sewer systems in the past, a factor that is common in older, private utility systems and one the park management has a duty to maintain.
- Maintenance of common areas, internal community roads, and often snow removal for those community roads, though not typically individual driveways or walkways.
- A set of community rules and regulations governed by the Colorado Mobile Home Park Act, which helps structure the community living environment and outlines the rights and responsibilities of both the park owner and the residents.
- The opportunity for homeownership without land ownership, which drastically reduces the initial capital required compared to purchasing a traditional home in the region.
- A concentrated community setting that, for many, fosters a close-knit neighborhood feel, potentially making it easier to form connections and relationships with neighbors.
- Private and semi-private outdoor space, as manufactured homes often come with an individual lot (rented) offering more personal yard space than an apartment or condo.
- The community's location provides unparalleled access to mountain recreation, including skiing, fishing, hiking, and hunting, all within a short drive.
- The use of manufactured homes built to HUD code, which offers modern, energy-efficient, and customizable living spaces.
It is a community where residents are invested in their physical homes and the local area. However, prospective buyers should conduct thorough due diligence, as with any major housing decision.

For residents who choose this community, the value lies in the balance between the cost of housing and the quality of the surrounding life. You are purchasing a home and a Colorado mountain lifestyle. Granby is a friendly, active community, and this park provides a way to be a part of it. The benefits of the mobile home park model—lower entry price for homeownership, potential for less maintenance than a full land-and-home purchase, and a dense community setting—are appealing to many. Furthermore, the Colorado Mobile Home Park Act provides various resident protections that have been strengthened in recent years to address concerns regarding rent increases and park sales, giving residents a clearer legal standing.
However, the decision must be made with eyes open. Public information, including past customer reviews, highlights common concerns in this sector, such as lot rent increases and the complex dynamics of close-quarter living. Colorado residents are advised to look into their rights under the Mobile Home Park Act, consult the state's Mobile Home Park Oversight Program for resources, and speak with current residents to get a complete picture. By conducting thorough research on the specifics of the lease agreement, the current lot rent structure, and the community's operations, a prospective homeowner can make an informed decision to secure a piece of the Colorado dream. It remains a crucial part of Grand County’s housing landscape, offering a realistic path to calling Granby home.

November 14 · glenda riveraA few new trailers available. Otherwise it is a typical trailer park. Pretty getto. Not to say that the people who live there are bad, just the conditions.
May 08 · Jason HoughI think some of the long term residents should get paid to occupy that run down park. Place wasn't bad when I was a kid.
August 24 · Andrew O'NeilWe lived here in June - October 2013. My adoptive parents used to manage at Granby Jones Mobile Home Park. It was ok.
