Welcome, fellow Coloradans, to an insightful exploration of Golden Terrace South, a unique community that serves as both an RV park and a manufactured home community in the scenic city of Golden, Colorado. For many locals, whether seeking a temporary stop for their RV adventures or a more permanent manufactured home, understanding the various options available in our beautiful state is key. This article aims to provide a clear, engaging, and factual overview of Golden Terrace South, helping users in the Colorado region gain a comprehensive understanding of what this particular place offers. We will delve into its strategic location, the array of services it provides for both RVers and residents, and highlight important features, while also acknowledging recent feedback from those who call it home.
In Colorado, the demand for flexible and accessible living solutions is always present. RV parks and manufactured home communities play a vital role in meeting this need, offering diverse options for short-term stays, seasonal living, or long-term residency. Golden Terrace South stands out by combining these two housing types, creating a multi-faceted environment for various lifestyles. While the allure of Golden's natural beauty and proximity to outdoor activities is a significant draw, understanding the operational aspects and resident experiences is crucial for anyone considering this community. Our goal is to present a balanced perspective, allowing you to make an informed decision for your next adventure or move.
Golden Terrace South is located at 17801 W Colfax Ave, Golden, CO 80401, USA. This highly advantageous address places the community in Golden, a picturesque city nestled in the foothills of the Rocky Mountains, just a short drive west of Denver. For Coloradans, this means enjoying the serene beauty and recreational opportunities of the mountains while maintaining excellent accessibility to the amenities and employment centers of the Denver metropolitan area. West Colfax Avenue is a major thoroughfare, providing direct connections to local businesses, attractions, and regional highways.
The accessibility of Golden Terrace South is a significant highlight for both RVers and long-term residents. Being situated directly on West Colfax Avenue (US-40), the community offers straightforward access to Interstate 70 (I-70), a crucial east-west corridor that leads directly into downtown Denver to the east and the world-renowned ski resorts and mountain towns to the west. This makes it an ideal base for exploring Colorado's natural wonders or commuting to urban centers. For those who prefer public transportation, Golden is served by the Regional Transportation District (RTD). While direct bus stops at the park's entrance would need to be verified with current RTD schedules, Golden's robust public transit network, including the W Line light rail station (Jefferson County Government Center/Golden Station) just a short distance away, provides convenient connections to the broader Denver metro area. This ensures that residents and visitors can easily reach shopping, dining, entertainment, and employment hubs. Critically, as noted in a review, the park is "super close to Red Rocks Amphitheater without any noise pollution from it," which is a huge advantage for music lovers. Proximity to numerous outdoor activities, including hiking and biking trails, and natural landmarks like Lookout Mountain and Dinosaur Ridge, further enhances its appeal, making it a gateway to Colorado's vibrant outdoor lifestyle.
Golden Terrace South, operating as both an RV park and a manufactured home community, aims to provide a comprehensive set of services for its diverse residents and guests. However, it's essential to consider recent feedback when evaluating the consistent quality of these services. Typical services offered include:
RV Sites & Lot Leases: The park offers over 80 RV spaces, including pull-thru sites with various electrical hookups (50, 30/20/15 Amp), and also provides lot leases for manufactured homes.
Utility Connections: Full hookups for RV sites (electric, water, sewer) are generally provided. For manufactured homes, necessary utility connections are available. However, a significant concern raised in a recent review states, "We now have water hammering when we flush the toilets, use the faucets, and do laundry because of the work they're doing. We can't drink the water either." This indicates severe ongoing issues with water quality and plumbing due to construction.
Restrooms & Showers: Restroom facilities with hot showers are typically available for RV guests and residents, as noted by some positive feedback.
Laundry Facilities: On-site laundry facilities are a common convenience for both short-term and long-term stays.
Professional On-Site Management: The community aims to have management staff available to assist residents and enforce rules. One review specifically praises "Great staff and everyone is very nice and helpful," suggesting positive interactions with the current team. However, the presence of ongoing construction issues and residents' complaints about them raise questions about the management's effectiveness in resolving these large-scale problems.
Maintenance: The park is responsible for maintaining common areas. Critical recent feedback, however, states, "This place is being ruined by the construction company working here. Breaking up the roads, not cleaning up their trash, and they're completely unprofessional." This suggests significant deterioration of the park's physical environment due to ongoing work, leading to residents feeling that the "community look and operate like this" is "shameful."
RV Storage: RV storage options are available, a valuable service for those who own RVs but do not need them constantly.
Golden Terrace South offers various features and highlights designed to enhance the living experience for both its RV guests and manufactured home residents. These amenities aim to foster a sense of community and provide recreational opportunities:
All-Age Community: Golden Terrace South is an all-age community, welcoming families, individuals, and retirees, promoting a diverse and vibrant environment.
Proximity to Red Rocks Amphitheatre & Outdoor Activities: A significant highlight is its "super close to Red Rocks Amphitheater without any noise pollution" and "tons of outdoor activities that are super close," making it ideal for nature enthusiasts and concert-goers.
Community Centers/Clubhouses: The resort is part of a larger three-park manufactured home community, with many facilities available in adjacent parks within walking distance. These include two community centers, offering spaces for gatherings and social events.
Swimming Pools: There are two outdoor heated swimming pools available, providing excellent recreational opportunities during warmer months.
Recreational Facilities: Other amenities available in the adjacent parks for monthly clients include a jacuzzi and sauna, pool tables, banquet & party facilities, and a basketball court, promoting an active lifestyle. A picnic area is also noted.
Pet-Friendly: The community is pet-friendly, though specific breed restrictions may apply (e.g., Pit Bulls, German Shepherds, Rottweilers, Chows, Doberman Pinschers are noted as not allowed).
Friendly Residents and Staff: One review highlights that the "residents are also very nice and helpful," and "Great staff and everyone is very nice and helpful," which speaks to a positive interpersonal atmosphere within the community.
Spacious Sites: Reviews mention "space between lots," suggesting a good degree of personal space for both RV and manufactured home sites.
It is imperative to address the recent negative feedback. One resident's review details significant disruption caused by an unnamed "construction company working here," citing "Breaking up the roads, not cleaning up their trash, and they're completely unprofessional." The reviewer describes the park as looking "like a bomb went off here." More critically, they report severe water issues, including "water hammering" and the inability to "drink the water," concluding that paying "way too much per month to have the community look and operate like this" is "shameful." While another review praises the staff and location, it also acknowledges that it's "a little expensive." These contrasting viewpoints indicate that while the location and staff might be appealing, the current living conditions, particularly due to construction and water problems, are a major concern for residents.

Its dual nature as an RV park and a manufactured home community aims to cater to a broad range of housing needs, with amenities like pools, community centers, and a pet-friendly policy. The positive feedback regarding staff and proximity to Red Rocks is certainly a draw. However, it is absolutely crucial for prospective residents and RVers to be aware of and directly inquire about the significant and very current issues highlighted in recent reviews. The serious concerns about ongoing, disruptive construction, unaddressed maintenance problems (especially regarding roads and trash cleanup), and critical issues with water quality (water hammering, undrinkable water) cannot be overlooked. Golden Terrace South Reviews
This place is being ruined by the construction company working here. Breaking up the roads, not cleaning up their trash, and they're completely unprofessional. If you're a machine operator or laborer, take pride in your work. If you dig something up, make it look nice again. This is ridiculous. It looks like a bomb went off here. We now have water hammering when we flush the toilets, use the faucets, and do laundry because of the work they're doing. We can't drink the water either. We pay way too much per month to have the community look and operate like this. Shameful.
Mar 05, 2025 · Fight Me I'm IrishGreat staff and everyone is very nice and helpful. It's also super close to Red Rocks Amphitheater without any noise pollution from it and tons of outdoor activities that are super close as well. The residents are also very nice and helpful. I would consider it a mobile home and rv park myself. It's a little expensive but if you need a place to park for the summer and like the outdoors I can recommend this place if there is availability.
Oct 18, 2024 · Chris PaulsonSo I don't actually live at Golden Terrace RV Park but I was a guest of a tenant, and I'm rather impressed with the facilities. You can't tell from the easy-to-miss entrance, but the property is huge. It's right up against the foothills with a beautiful view, and the lot seems clean and well-maintained. I spent the night and it was dead silent all night despite the large number of tenants. There didn't seem to be any criminal activity during the night, and I'm most impressed by the restrooms and laundry facility. They are large and have showers, and it was very clean. Not sure about the cost to rent a space here but as a guest I am highly impressed.
Dec 22, 2023 · Sükâ Tr3çē (Blü)I have lived here 7 years. I own my home, which is really nice. We pay pretty high lot rent and it goes up each year on our move in date. That’s the sad part for all of us. It’s expensive to live anywhere in this part of Colorado. I had to wait my turn on the tree trimming, there are so many trees in our park. I finally got mine trimmed and I’m happy about that. We love the pool and workout room, a big plus over some mobile home parks. I had an issue for years with my neighbor letting his dogs bark at all hours. This was difficult, especially since our houses are quite close together. The park claims that animal issues are not their responsibility, so I had to deal with animal control for this. It took a lot of time and effort but I finally have relief from those issues. Overall I’m happy to live here.
Jun 23, 2023 · Linell SchroederI’ve lived here 17years and have watched the decline of the community over time. The owners do not care about the owners of the homes or their concerns! The employees are extremely rude and not helpful in any way. I will be moving soon and didn’t think they could push me out but they have. Do not move here
