Golden Hills Introduce
Introduction / Overview
Golden Hills is an established Mobile home park located in the city of Porterville, California. Situated in Tulare County, this community offers a potential pathway to homeownership and an affordable residential option within the Central Valley, serving as a gateway to the stunning natural attractions of the nearby Sierra Nevada mountains. The park provides spaces for manufactured homes, catering to individuals and families seeking permanent residence in the region.
As a key component of the local Real estate market, Golden Hills provides a high-density, community-focused style of living. The community is generally characterized by being situated close to necessary city amenities, while still benefiting from the proximity to nature. One notable, confirmed feature of the park is its dedicated Wheelchair accessible parking lot, a critical detail that highlights a commitment to accessibility for all residents and visitors.
However, prospective buyers and residents in the California market are advised to approach their decision with thorough research. Testimonials from long-term residents highlight significant, recurring challenges concerning park management, maintenance, and utility reliability. These issues, particularly concerns over frequent and prolonged electrical outages—a serious matter, especially in hot California summers and for residents requiring medical equipment—and a slow response time for generator activation, demand careful consideration. Furthermore, there are claims regarding the integrity of older, 'flipped' mobile homes brought into the park, fire safety concerns due to poorly maintained spaces, and significant communication breakdowns with the general manager and company ownership once issues arise. The park does benefit from a currently well-regarded on-site manager, who is noted for making the best of a difficult situation.
Location and Accessibility
Golden Hills Mobile Home Park is conveniently located at 720 E Worth Ave, Porterville, CA 93257, USA. This address places the community in a well-established area of Porterville, a city renowned for its charming, small-town atmosphere and its strategic position as a primary entrance to the Sequoia National Forest and the Great Western Divide Highway.
- Regional Access: Located off East Worth Avenue, the park offers straightforward access to Porterville's main thoroughfares, making travel to nearby shopping, dining, and city services relatively easy.
- Proximity to Schools: The location is near several schools, including Vandalia Elementary, Pioneer Middle School, and Granite Hills High School, which can be a key factor for families.

- Accessibility Feature: A crucial accessibility highlight is the provision of a Wheelchair accessible parking lot on-site, a facility that ensures easier access for residents and guests with mobility requirements.
Services Offered
As a Mobile Home Park, Golden Hills primarily offers the core service of leased land space for residents who own their manufactured homes. This foundational service is supported by several administrative and infrastructural elements common to the industry.
- Mobile Home Lot Leases: Providing secure, long-term space rental for manufactured homes, allowing residents to own their dwelling while renting the land beneath it.
- Utility Connections: Facilitating essential connections to primary utilities, including electricity, water, and sewer. However, it must be acknowledged that the park has a documented history of electrical reliability issues, which impacts the service quality.
- On-Site Management: Maintaining a management presence for daily operations, rent collection, and addressing community issues. Recent reviews suggest an improved on-site manager performance, despite challenges with corporate-level communication.
- Waste Management Services: Offering regular trash and recycling collection services, standard for any residential community.
- Accessibility Provisions: The provision of Wheelchair accessible parking is a dedicated service feature, enhancing the park’s inclusivity.
- Emergency Power (Generators): The management acknowledges the need for power backup, as they provide generators during outages, though resident feedback indicates significant delays and issues with their deployment.
Features / Highlights
The highlights of Golden Hills are a blend of location advantages and community-specific provisions, though these are balanced by serious maintenance and infrastructure concerns raised by residents.
- Strategic Porterville Location: Its setting in Porterville positions it ideally for those who need access to Central Valley resources while desiring proximity to the Sierra Nevada foothills for weekend recreation.
- Wheelchair Accessibility: The existence of a Wheelchair accessible parking lot is a tangible feature of physical accommodation for residents with disabilities.
- Affordable Homeownership Potential: The park provides a primary entry point into homeownership within the generally high-cost California real estate market, with mobile homes frequently selling for tens of thousands of dollars, making them a more affordable option than traditional stick-built housing.
- Positive On-Site Manager: Current resident feedback explicitly praises the present on-site manager for doing their best, suggesting a human-centered approach at the local management level.
- Community Pool (Implied): Public listings for homes within the park often mention a community pool, which would be a valuable amenity, especially during the hot California summers.
- Local School Access: The close proximity to several public schools makes it a practical living solution for families.

What is Worth Choosing
Golden Hills Mobile Home Park is an option worth considering for California residents prioritizing an affordable path to homeownership in a location that blends city convenience with easy access to outdoor recreation. Its major draw is its advantageous positioning in Porterville, providing quick access to the majestic Sequoia National Forest. The confirmed provision of wheelchair-accessible parking demonstrates a positive commitment to inclusivity.
However, due diligence is paramount. The wealth of detailed resident testimonials highlights severe, recurring issues that must be investigated before committing. These include the critical concerns about prolonged power outages that affect medically vulnerable residents, allegations of unaddressed safety hazards (fire risks), and reported use of non-certified workers for gas line "repairs." Additionally, potential buyers must exercise extreme caution regarding the quality of renovated "flipped" homes, as there are claims of units being structurally unsound or having internal issues like mixed wiring. The positive presence of a competent on-site manager should be leveraged during a tour to ask pointed questions about these historical and ongoing maintenance problems, particularly the resolution of the frequent electrical disruptions and the fate of condemned units. For those willing to accept potential risks for the sake of location and price, a thorough, in-person inspection of the park and any prospective home is absolutely necessary to make a truly informed choice.

Golden Hills Reviews
I lived here for 16 years. Do not move here. You might ask, then why did you not move? First because I was unable financially, then because I live here I Invested here. It's not like I can just get up and leave. The worst part is when the electricity goes out. That is the most concerning part because some people are on oxygen and c-paps. They do provide generators. But we had to wait forever for it. And always in the summer! It is hot! One time part of the park's electricity was off, for something like a week! And in July. That was about roughly 10 years ago. And this has happened at least 3 or 4 times since. Next time we are going to a motel and going to bill them. They bring in old mobile homes to flip over. To me it's still an old mobile home no matter what you do to it. Some have been dragged in and just left sitting there for years. For example the one across the street has been sitting there for 9 years. Some of the spaces are a fire hazard too. I had to put a complaint about the one behind me. And that is not the only space either. They have swooped in unannounced and cut down 3 of my shade trees and didn't even finish the job of removing the two very large stumps until years later. They have damaged the top of my shed by dropping frongs from a tree right on top, denting the roof, causing the paint on the inside falling down on everything inside. This has cost me a lot of money trying to keep the weeds down and plants sprouting up and coming into my space. My time also. Ridiculous! Last but not least, they damaged my car to the tune of almost $10,000. You can see the reviews on the Golden State Paint and Body because it's too long here already. That is one of the worst next to not having electricity. They owe me $172.74 because the insurance does not cover taxes for the rental car and they are ignoring me about it. It looks like I am going to have to waste more of my time and spend more money to take them to court. When you come in to look at mobile homes they will take the time to talk with you, but once you buy and move in here, and there's a problem you are basically ignored. This is the general manager and the company. The only good thing that has been improved is the manager. She does the best that she can do. She's the only good manager in all this time. And believe me, there were others,4 others that I can remember. And there are other problems I can tell you about in between all of this. These are the worst situations that I KNOW for a fact, not hear say. I invite you to come in and take a tour and look around for yourself. After this last situation with my car and being ignored, I can no longer sit here and allow unsuspecting individuals to not make an informed decision any longer.
June 14 · Sharon SalazarBe careful if you plan on buying a home in this park. Owners roll in deteriorated units, make them look good on the outside but trust and believe there will be problems. #1 unit was condemned yet there are now people living in it.Also, there are problems with the park running both copper and aluminum wiring. They also allow non certified workers "repair" gas lines. Be CAREFUL purchasing a mobile home here.
May 29 · Pascal GeeHave a Brother from another Mother that resides there, and have always known someone that has either lived there or worked there. It's a very clean, well kept place that takes pride in its property. Everyone seems to respect their fellow property residents, with their safe driving and speed limits. Nice place.
March 18 · L “SNOOP” LOPEZThis place is working really hard to update many of their old, run-down mobile homes. The first few remodeled and re-sold units were looking great and were very well reconstructed. Some of the later units we visited showed signs of lesser quality workmanship and hasty scheduling... But things are looking pretty good from the exterior. The park is around 48 years old and some of the areas reflect that however, they are working hard to improve their appeal.
April 15 · Paul E. G.It's a good little mobile home park.
