Gibbon Creek Mobile Introduce
Gibbon Creek Mobile is an established manufactured housing community, or mobile home park, situated in the picturesque city of Washougal, Washington. Located in Clark County, this community provides a pathway to affordable homeownership in the dynamic Southwest Washington region, serving as an important option for local users seeking residential stability without the high cost of traditional site-built homes. The park operates on a land-lease model, meaning residents own their individual manufactured home structure and rent the ground, or lot, it occupies.
The park is known to contain a mix of homes, including both well-maintained and older units, reflecting a diverse range of long-term residents. Public records indicate that many homes in the park were originally built in the 1960s and 1970s, though many have since been remodeled or updated. This age diversity is reflected in the highly contrasting resident experiences reported in public reviews.
One highly positive review highlights the superb location: “I like it, so much that I moved here. The Columbia River is just a stone’s throw (Perhaps 2) away. Beautiful views from the pedestrian path on top the levee. People are on it almost everyday.” This speaks to the high quality of life afforded by the park’s setting. However, another review brings forward significant concerns about the internal environment and management practices, describing the manager as difficult to deal with and alleging wasted time and money for the application process. Furthermore, this negative review notes that the park “is quite dumpy and there are a lot of run down and abandoned trailers,” suggesting a variability in lot maintenance and overall community upkeep.
Prospective residents from Washington considering Gibbon Creek Mobile should weigh the undeniable locational benefits and affordability against the reported issues with management and property condition by conducting thorough, on-site tours and speaking with multiple residents to gain a balanced perspective.

Gibbon Creek Mobile is strategically located at **4501 Addy St, Washougal, WA 98671, USA**. Its address is situated near State Route 14, providing quick access to the cities of Camas, Vancouver, and the Portland, Oregon metro area, which is highly advantageous for commuters in the region.
The primary highlight of the community's location is its unparalleled proximity to the **Columbia River**. The park is described as being a short distance from the levee’s pedestrian path, offering residents immediate and easy access to:
- **Scenic Recreation:** A paved pedestrian path along the levee provides beautiful views of the Columbia River, making it ideal for walking, jogging, and enjoying the natural environment of the Columbia River Gorge.
- **Parks and Natural Areas:** The community is minutes away from Washougal’s extensive waterfront parks and trails, including the Washougal River Greenway, Cottonwood Beach, and the Steigerwald Lake National Wildlife Refuge, which includes the Gibbons Creek Wildlife Art Trail.
- **Local Conveniences:** The location provides quick access to Downtown Washougal, which features a variety of local shops, dining, and other amenities. Several shopping centers are only a short drive or walk away, including the One Stop Shopping Center.
- **Commuter Access:** Located near a main state highway, the community allows for a manageable drive to major employment and commercial hubs in Clark County and Multnomah County (Portland).
The area is generally considered car-dependent, which is typical for manufactured home communities outside of dense urban cores. This means residents will primarily rely on personal vehicles for most errands and commuting, making the on-site parking at each lot particularly valuable. No specific external accessibility information (like wheelchair access) is publicly listed for the common areas of the park itself, but the surrounding levee path is generally flat and highly accessible.

Gibbon Creek Mobile, under the name "Gibbons Creek Mobile Estates," primarily offers the lease of land to residents who own their manufactured homes. The monthly lot rent covers the infrastructure and core services that allow for stable residency.
- **Lot Lease:** The core service is the provision of a secure, dedicated space for a manufactured home. Recent public listings show monthly lot rents in the range of approximately $610 to $760 per month (Note: Residents must verify current and accurate lot rent with the park office, as these rates are subject to change).
- **Utility Access:** The community connects to public essential utilities. The monthly lot fee generally includes access to the main lines for:
- **Public Water**
- **Public Sewer**
- **Drainage** (In some cases, billed separately or in the lease amount)
- **Road and Common Area Maintenance:** The HOA or park management is responsible for the maintenance of the park’s internal infrastructure, including the paved road surfaces, ensuring access to each unit.
- **Individual Parking:** Each lot is typically set up to provide private off-street parking, often including a carport and a private driveway for residents.
- **Community Proximity:** The park facilitates proximity to major local resources, including the Columbia River Gorge Elementary, Jemtegaard Middle School, and Washougal High School, all within a short distance.

For potential residents in Washington, Gibbon Creek Mobile offers several compelling features that go beyond simply providing shelter, focusing on location and affordability.
- **Exceptional River Access:** This is the park's key competitive advantage. The ability to walk or bike to the Columbia River levee path for recreation and stunning views provides a premium lifestyle amenity at an affordable price point.
- **Competitive Affordability:** Lot rents are generally positioned favorably for the Clark County area, making manufactured home ownership a highly accessible form of property investment for many Washington households. The price point is attractive for first-time homeowners or those looking to downsize.
- **Home Customization Potential:** While the community contains older homes, this often translates to lower purchase prices, allowing new residents the opportunity to purchase and renovate to their personal specifications. Listings frequently highlight remodeled homes with modern features like vaulted ceilings, updated flooring, and modern appliances.
- **Dedicated Outdoor Space:** Most lots within the community include private yards and often a storage shed, providing residents with individual outdoor living space—a feature often lacking in apartments or dense rental properties. Some homes even include fencing for increased privacy.
- **Small-Town Quality of Life with Big-City Proximity:** Washougal is lauded for its small-town feel, beautiful natural scenery, and proximity to the vast recreational opportunities of the Columbia River Gorge, all while being a short commute from the employment and cultural amenities of Vancouver and Portland.

The ability to find homes for sale that have been remodeled or updated, often with features like covered decks and private yards, allows for comfortable, customized living. Gibbon Creek Mobile Reviews
I have moved quite a bit in my lifetime and have dealt with property managers, landlords, and homeowners. Dealing with the manager at Gibbons is my worst experience yet. Instead of just denying me they made me drive down there, which costs over $100 in gas and takes a whole day, just to have me hand in an application that said the same things I’ve been verbally saying all along. I spent a month trying to get a hold of this woman to get this done and she wasted my time and money. Also, her office is COVERED with religious signs, paintings, and crosses. I felt uncomfortable immediately. I’m not sure why someone feels the need to display their religion like that, but after talking with her I get it. She doesn’t act like a religious person should, so she has to feel better by being surrounded in it.Also, the park is quite dumpy and there are a lot of run down and abandoned trailers.

July 12 · RockieThis development is just west of the realignment of Gibbons Creek which is part of the Steigerwald Reconnection Project. The intention of this project is to decrease flood risk and increase habitat. These changes will be good for the neighborhood.
August 22 · Paul PorchHave 4 years living in this park Ben is a good manager but like everywhere there's. Always a neighbor's that they don't. Care follow the rules in this park Rent is fair and is good area close to hwy 14
December 21 · Eduardo MolinaThere usually is not a lot to say about a trailer park, but this is definitely one of the worst ones in the area. There isn't a lot of crime, but the rules are not enforced, so there's always large dogs barking at all hours of the day and night, and nothing ever gets done about it. Even worse, large dogs aren't even allowed at this property, so they shouldn't be here to be barking in the first place.Another problem with this park is that people always speed through the place, even with kids playing in the roads. There is a nice large grass area where kids play, but when you're already a couple hundred yards from a large park, that isn't so important. Seems it would be more sensible to use that grass field for overflow parking so that visitors wouldn't park in front of driveways blocking them in.A short drive through the place will show you crowded lots, very little guest parking, children left unattended, and dogs barking. If that first trip doesn't bother you, then this is the place for you, the rent is fair and the location is great for travel, being right alongside highway 14.
