Services Offered
Friendly Village of Stockton, as a 55+ mobile home park, typically provides a range of services aimed at supporting the comfort, convenience, and lifestyle of its senior residents. While specific services should always be verified directly with the park management, common offerings in well-managed mobile home communities, especially those catering to seniors in California, generally include:
- Site Rentals and Essential Utilities: The park provides leased lots for manufactured homes, which typically include hookups for crucial utilities such as water, sewer, and electricity. Residents usually pay a monthly lease fee for their site.
- Community Management and Support: On-site or readily available management is common to address resident inquiries, ensure adherence to park rules, and facilitate a smooth living experience. Efficient management is key to resolving concerns and maintaining community standards.
- Maintenance of Common Areas: The park management is generally responsible for the upkeep and landscaping of common areas, internal roads, and shared facilities, contributing to the overall cleanliness and aesthetic appeal of the community.
- Laundry Facilities: Convenient on-site laundry rooms with washers and dryers are a standard amenity in many mobile home parks, offering residents easy access to essential services.
- Social Activities and Amenities: Many 55+ communities emphasize social engagement. Features / Highlights
Friendly Village of Stockton offers several features and highlights that are intended to appeal to its target demographic of senior residents. While some challenges have been noted in reviews, it's important to present a balanced view of the community's intended benefits and acknowledged aspects:
- 55+ Community Designation: A primary highlight is its focus as an exclusive 55 and older community. This creates an environment generally characterized by a quieter pace of life and a shared demographic, which can lead to stronger social bonds among residents.
- Community Social Events: The presence of "monthly dinners," as mentioned in a review, indicates an effort by the park to foster social interaction and a sense of community among residents, providing opportunities for connection and shared activities.
- Affordable Living in California: For many senior citizens, mobile home parks offer a significantly more affordable path to homeownership and stable living compared to the high costs of traditional housing in California, allowing for better management of retirement finances.
- Managed Environment: Living in a mobile home park means that common area maintenance is handled by the park management, reducing the personal upkeep responsibilities for residents and allowing more time for leisure.
- Access to Essential Amenities: The park's location provides convenient access to a variety of nearby services and shopping centers, which is crucial for the daily needs of residents.
- Opportunity for Homeownership: Residents have the ability to own their homes, providing a sense of stability, personal space, and a valuable asset, while leasing the land.

Friendly Village of Stockton Reviews
New to the village. Caring for my mom that’s why I’m allowed to live here. But it’s not safe. One month in and my mom has stuff stolen from her carport. Homeless ride in one their bikes and treat this place like a flea market. We probably won’t be here long because it doesn’t feel safe at all. When we toured the park there was a security guard in a golf cart. Well golf cart got stolen so no one is patrolling the park anymore. Mom likes the monthly dinners. But her neighbors have not been very “friendly” to her. I keep to myself.
Feb 21, 2025 · Nate AguiThis place is not recommended due to the lack of a qualified manager and management. They play favorites and don't enforce their own rules to some and do to others.Security is laughable and even though it is advertised as 55 and older, people with children and grandchildren are allowed to live there.Avoid. Much better places to live. unless you like sketchy people to manage living space.
Jan 27, 2025 · John GianelliI have a newly found friendship with a couple that has lived in this park for many years. Never have had any negative experiences. Its has very clean and well kept grounds and landscaping. A comfortable and welcoming feel. I would live there certainly.
Mar 05, 2019 · Mom CatVery quiet neighborhood went visit good friend of mine from I like the fact that's is gated.
Sep 19, 2024 · k.o seangTo Becky Miranda, after 30-40 years, management made sure that bingo was taken away from Friday nights or any other night. First time bingo was ever a problem. No other manager had made bingo a problem. Apparently they are more concerned about making money than residents wants and needs. Rent goes up every year but residents rights and activities are taken away. Used to be a place to be proud to live in. Less enjoyment also.
