Friendly Village is an all-ages community, welcoming individuals and families alike, which contributes to its diverse and dynamic atmosphere. This article aims to provide a clear, engaging, and informative overview of Friendly Village Mobile Home Park, highlighting its location, the services and features it offers, and why it might be a suitable place for many Californians to call home.
Mobile home parks play a crucial role in providing diverse housing options across California, particularly in high-demand areas like Long Beach. Friendly Village Mobile Home Park, with its 181 sites, is a well-established community, having been built in the 1970s. It features predominantly multisection homes (100%), with approximately 25% having peaked roofs and 35% with lap siding, indicating a variety of home styles within the park. The park was acquired by Affordable Communities, Inc. (ACI) in February 2021, a non-profit public benefit corporation dedicated to preserving affordable housing by acquiring and managing mobile home parks. This acquisition aimed to stabilize operations, ensure affordability, and address pre-existing issues, including significant health and safety concerns related to the park being built on a former landfill. Efforts since 2021 have been focused on extensive rehabilitation, including repair or replacement of utilities, well maintenance, roadway repair, and establishing a landfill gas control system to monitor methane gas emissions, all to improve the common areas and residents' living conditions.
Friendly Village is located at 5450 Paramount Boulevard, Long Beach, CA 90805, USA. This address places it strategically in the North Long Beach area, near the city's border with Lakewood, within the Bixby Knolls neighborhood. This location offers excellent accessibility to major freeways, including the 91, 710, and 405, making commutes throughout Los Angeles and Orange Counties relatively straightforward.
Residents of Friendly Village benefit from being just a short drive or even walk away from a variety of local amenities. There are multiple shopping centers within a mile, such as Paramount Plaza and Superior Shopping Mall, providing convenient access to groceries and retail. Educational institutions like Long Beach City College and California State University, Dominguez Hills, are within a reasonable driving distance, appealing to students and faculty. For recreation, the park is near several parks and green spaces, including a new city park planned next door to the community. Proximity to Long Beach Airport (approximately 8 minutes away) and Los Angeles International Airport (about 30 minutes) is also a significant advantage for travel. While the park is not directly on the coast, it is within 1.5 miles of water and convenient to the "Long Beach" running parallel to Ocean Blvd, and attractions like the Queen Mary. The strategic location provides a blend of urban convenience and access to Southern California's recreational offerings.

Friendly Village Mobile Home Park Reviews
The Roads needs to be fixed, they promised to residents, but they only put makeup on top and bumpy road, is a joke what they did.
Jun 13, 2025 · Eva GracianDon’t come in here. The roads are uneven and you will scrape the bottom of your car. It can damage your car so beware.
Nov 21, 2023 · SouthEast “Los Angeles” LosAngelesI visited a friend. Of course the mobile homes are individually owned, and hers is nice and also big, but I can't speak for everyone. They do seem to keep it up well. The streets are very buckled and have huge puddles when it rains, but I think that is because it is built on a landfill. They say it is sinking a bit. All in all, the place is very quiet for such a large part. They have security at night. It's a shame that it was built on a landfill, because I think without that, it would be a really nice place to live.
May 18, 2022 · Audrey LampersPlace is Managed Poorly its like the Manager doesn’t care, the roads are uneven as well and can scratch your car but its not that bad.
