I still gotta live here for 10 months but be warned place is a little sketchy. My roommate and I thought we were getting a great deal with a 2025 unit and we’ve had to call for so many things to be fixed already. First from the outside the entire yard is not done STILL a month and a half in and I have a dog that I’m paying for and can’t even be here yet. Also the brand new driveway and sidewalk is all cracked and chipping from pouring concrete in the winter. Then you go in all the trim everywhere was coming up and the front door didn’t close all the way. Fridge wasn’t even hooked up and the heat doesn’t reach all the rooms so the ends of the house are cold. Also we moved in on Feb 28th because they said the availability couldn’t be guaranteed the next day and charged us $1300 for closing cost and security deposit only to say in the next sentence that rent is due tomorrow (March 1st) I said can’t we just move in a week then and she said no it would be sold. Now the worst part is the payment situation my very first month they said we could do money orders for $10 bucks per piece of paper or we could pay with a credit card at 3% fee or add our accounts and pay no charge so obviously I did that one I put in my chime account and paid the first month 2 days later it reversed and tried to charge my credit builder not my checking I fixed the situation and got it paid. They barred us 6 months from online payments and charged us $50 and our payment wasn’t even late!! Be warned when moving here they just want a quick buck.Response to response, funny how they ignored the issue of the yard not being done and the driveway being cracked and chipped and only responded to what happened yesterday and no there was not “insufficient funds” they charged the wrong account and blamed me for it. And “addressed the thermostat “ was literally just them telling us to close all the vents in the entire house so the heat could try coming to my room and still doesn’t

My lawn hasn't been maintained for years and they expect me, a renter, to replace the grass from obvious neglect. But, they'll make sure they get every penny they can from you! I had one check bounce because my account was $4 short due to Netflix, I paid $118 in fees between them and my bank and now I'm banned from using my checking account to pay my bill online. I spoke to the office 3 times in two days and they neglected to remind me of the $10 money order fee because it's "in my lease" not using any common sense to notice that I've lived here for over a year and have never paid with money order. So now, I have to pay another $20 in fees. I will never recommend this place to anyone, you clearly don't care about your residents at all.

Feb 27, 2025 · Bobby Johnson1/24/25 update: After waiting on a reply I did reach out again on 1/18/25 to one of the reps from FrenchTown Villa, I was then notified that they had to wait on a third-party company to handle the next step with the gas line & that wouldn't be able to be done until at least 1/21/25. I then received a call on 1/21/25 stating I could pick up the keys, however the washer & dryer would not arrive for a few more days & the yard would not be addressed until spring because their landscaping company does not work in the winter. I clearly explained that I would prefer to wait until everything was completed because a lot could happen during the delivery of the appliances & as far as the yard I want them to fully confirm that they will handle it so I am not responsible.As of today (1/24/25) FrenchTown Villa has responded to me about my latest inquiry & confirmed that the washer & dryer has been delivered. Yet, the shed, landscaping, and now I am told the AC has to be added at a later date. Unfortunately, due to medical factors I will not be able to evaluate the home until at least 1/27/25. This was definitely not the plan when I accepted the special of 1 month free, however I still have my current housing, thus I am just grateful I didn't end up homeless in the middle of winter.Original Review: Unfortunately I signed a lease for a rental at FrenchTown Villa on 12/31/24 & unlike others who have been able to move into their new housing, I have been patient, professional, & optimistic, yet delayed. This morning (1/17/25) I woke up to realize that I didn't have a missed call and/or message from the staff at the community with an update.Luckily for me, my baby, & my unborn child I still have two weeks left before I have to have my current housing emptied, cleaned, & returned to the owner. I personally would not wish this type of experience on anyone (especially someone that is due to have a baby any day).This is all shocking for me because I work so hard to have everything done professionally so I can avoid issues like this & I was originally supposed to get the month of January for free with the end of the year special. Nevertheless, after having my employer transfer my job & not hearing from the staff by the 13th of January (which was the expected date for me to obtain keys because they said I couldn't get them by the 11th of January) I called FrenchTown Villa on the 15th of January & was told they are having a problem because there is a gas leak at the location where I am supposed to move & that it is out of their hands, but they were on the phone with the gas company & would give me an update once they knew more.Well, this is awkward for me because I have never had anything like this happen, so I am stuck in a bind because I need to transfer mail, make doctor appointments, plan a move, & figure out what to do about my responsibilities, however I have no clue on what is going to happen, what date the gas issue will be fixed, when I will receive the keys etc.Thus, I will stress this point... "if the housing is not completely ready, do your due diligence before moving forward". I am very ethical & feel horrible because I have recommended Sun Communities to so many of my coworkers & associates in multiple cities & they have been applying. Surprisingly, things have not been going as expected & I know most of my coworkers & associates are not as lucky as me & would not be able to afford to have the extra time, lose the free month promised, or not know where them as well as their kids would end up. Crime, high lot rents, out of control animals and neighbors literally on top of each other.You are not telling me anything I don't know already know. This is not "community living". This is living in a trailer park! No matter how you try to spin it, it's a trailer park plain and simple. A trailer park is for ONE type of person/family ONLY. Let's be perfectly clear, this is LOW INCOME housing and what you and all other manufactured housing communities are doing is sickening and absurd.Management companies like yours are making more money now than they ever have and all of that money is coming from struggling people just trying to survive. They are one step from living under a bridge. Somehow you keep polishing this turd to make it look like something it isn't. No compassion, no integrity it's pure greed. Many of your residents are paying on "home" loans and on top of that they are paying ungodly lot rent. They don't have any equity in the land they occupy and the value of their home only increases because of the terrible economy.
