When considering a mobile home park, understanding the range of services provided is essential for prospective residents to make an informed decision. Franklin Shattalon Enterprises, managed by Franklin Management Company, provides a clear outline of its services. Based on their publicly available information, residents can anticipate:
- Lot rental, which covers the lease of the designated plot of land where their mobile home is situated. As of available data, lot rent ranges from approximately $500.00 to $555.00.
- Included utilities: Water, Sewer, and Trash service are included in the monthly rent. Trash pickup is handled through individual toters picked up on Fridays, specifically for household trash. Bulk items require residents to arrange for their own disposal at a dump.
- Maintenance of common areas, ensuring that shared spaces such as internal roads and any communal grounds within the park are maintained.
- Community management support, with office hours from Monday to Friday, 8 a.m. to 4 p.m. They also offer online payment options for convenience.
- Residents are responsible for setting up their own utilities for electricity (e.g., through Duke Energy).

Prospective residents should always inquire about specific service inclusions and any additional fees directly with the park management to ensure a clear understanding of their responsibilities.
Franklin Shattalon Enterprises possesses characteristics and features that define the living experience within its community. While individual experiences can vary, and it's essential for prospective residents to conduct their own due diligence, the general features and highlights often associated with mobile home parks like this one include:
- Opportunities for affordable housing, which is a primary draw for many considering mobile home living, offering a potentially lower cost of entry than traditional housing, though specific rent increases over time should be noted.
- A structured residential setting that allows for individual mobile homes, often with their own small outdoor spaces and laundry hook-ups in some units.
- Basic infrastructure necessary for manufactured homes, such as internal roads and utility connections, with water, sewer, and trash included in the lot rent.
- Management from Franklin Management Company, which owns and operates mobile home communities across several states, suggesting a professional approach to property management.
It is important to consider all available public feedback when evaluating a community. Reviews from individuals indicate a mixed perception. One historical review from 1999-2000 mentions a 2-bedroom single wide for around $600 with laundry hook-ups, but notes a "very dated 70's interior" and a significant safety concern with a fuel oil furnace. More recent feedback, however, describes the park as "dirty" and "over run badly" with "potholed" roads and "high rent with no amenities." This suggests a potential decline in perceived quality over time. While the park does list water, sewer, and trash as included amenities, the lack of other recreational or communal amenities is a point of consideration for prospective residents. It's crucial for interested parties to visit the park personally to observe the current conditions, discuss specific concerns directly with park management, and assess whether the current environment aligns with their expectations for a living space.
As of the information publicly available, specific, detailed promotions or special offers for Franklin Shattalon Enterprises are not explicitly listed beyond the general benefits of mobile home living. Mobile home parks, however, frequently offer various incentives to attract new residents or to assist with the transition into the park. These promotions might include temporary reductions in lot rent, assistance with moving expenses, or special pricing on homes available for sale within the park itself, possibly through Franklin Mobile Home Sales, Inc. Individuals who are interested in exploring opportunities at Franklin Shattalon Enterprises are strongly encouraged to contact the park management directly. This is the most reliable and efficient way to inquire about any current promotions, discuss potential move-in specials, or learn about any financing options that may be available to make the transition into this community more feasible. Direct communication will ensure you receive the most accurate and up-to-date information relevant to your specific circumstances.

Franklin Shattalon Enterprises Reviews
Lived in this mobile home park for approximately a year in 1999-2000. The rent if I remember correctly was around $600 for 2bdr single wide. Had laundry hook-ups. It was a very dated 70's interior. My only real complaint would have to be that the old fuel oil furnace was not ventilated properly and almost suffocated me once winter came. Hopefully they've updated some of the units since then.
Aug 02, 2024 · Aaron Wells (PokeyKnows)This place is dirty. I used to be the manager and back then it was nice and very clean. Now it's like little Havana. No offense to anyone but it's over run badly. The roads are potholed rent is high with no amenities at all. Stay away!
Jan 23, 2018 · Bobbi MarieThere's no amenities like a place for kids to go and play with each other and trash service is provided by the city of Winston Salem NC so truthfully there's none what so ever and the lot rent is way to much for the size of the lots
