Lot Rental for Mobile/Manufactured Homes: The primary service offered is the rental of individual lots for mobile or manufactured homes. This allows residents to own their homes while leasing the land, providing a common and often more affordable housing model.
On-Site Management/Support: Reviews indicate the presence of a park manager, specifically praised for their responsiveness and helpfulness. One resident noted the manager's willingness to show lots multiple times and answer questions, and another described the manager as "awesome" and happy to help with settling in, even after a purchase. Community Upkeep and Cleanliness: Residents have positively commented on the "cleanliness of the park" and its "peaceful" atmosphere, implying that efforts are made to maintain the overall appearance and environment of the common areas within the community.
Potential for Home Sales/Rentals: The context of residents "touring" and "buying" homes suggests that the park facilitates the sale or rental of homes within the community, either directly or by working with residents/third parties.
Utility Infrastructure: While not explicitly detailed in reviews, it is standard for mobile home parks to provide necessary hookups for utilities such as water, sewer, and electricity to each lot. Residents are typically responsible for connecting to and paying for these individual services.
It is important to acknowledge that there is conflicting feedback regarding management practices, with one review suggesting that management "dictates daily" life and changes rules on a whim. Prospective residents should keep this varied feedback in mind when evaluating the park.

Forty Corners Village Reviews
We came to look at a lot and mobile home on Sunday and were very happy with the peace and cleanliness of the park. A few residents actually stopped to speak with us. The park manager also came to show us a different home after just a phone call....Well, fast forward 8 months and we bought and have been living in that same home which we were touring, with the friendly manager's help, It's still peaceful and friendly and the manager is still awesome. We are happy. I must give it a 5 out of 5.
Apr 15, 2023 · Matthew WilkensNice place to live if you like every aspect of your life dictated daily by some senile old man(park manager) that makes up rules on a whim that end up costing you 1000s of dollars because he decided to change his mind after already being approved. So if being harassed is your thing this is the place for you.
Oct 25, 2022 · Michael AngeloI would rate this a five, but the investment group that owns the park are very greedy and do very little in the way of investing back into the park. The increase lot rent every year by $10, without any justification and do nothing for the park in return. I love living here, but cannot stand Cook Company. They are your typical big corporation, very, very greedy.
Aug 04, 2022 · Justin MillerThe park is clean and closely watched.
Jan 04, 2025 · Don MartinWent to an AA meeting here on Saturday called Knuckleheads Institute 101. Very enlightening, and I highly recommend it. Saturdays at 12:00 p.m.
