3.0
My family has lived here since 2022. We came while I was 8 months pregnant and moved into a home with no hot water or heat for 3.5 weeks. The door wasn’t working right and then was then bolted shut by the current maintenance man. It remained bolted shut for 3 months until new management came. Then our front door wouldn’t close. They don’t have safe doors on these paper thin walls and because of it the doors won’t latch properly. Most times I can maybe unlock the top, lock the bottom, and still pull my door open without even turning the knob. Because of it the water damage was terrible. It ruined the floors and walls. I demanded a new home. They moved us into a “new” home which was clearly refurbished. (The property manager at the time was actually extremely helpful and I think he was the only person who positively impacted this community. But this place is so ran down it would take a whole team to repair this community) We asked for the extra charge for a new home be taken off. The old manager was willing to work with us. Told us to give our 30 day notice and we could leave no charge. So we did. Spent a month trying to contact them and no one was ever there. Office sign always off. Door always locked. Phone never answered. Our family is facing so much because of the lack of care, safety, communication within this community. I currently don’t have steps on the back door(about a 3 ft drop) so anyone who didn’t know is subjected to a broken leg or arm. Our water heater was outdated. Moldy anode rod. Flooring wasn’t laid properly and cuts up our 1 year olds legs. Zip ties in our toilet tank because water doesn’t properly flush. Can’t afford an extension cord for our water line and have duct tape around it instead. They throw away our work orders and claim they don’t have them. They basically threaten you with a m-t-m and say if you don’t sign another lease you have to pay 100$ monthly to them for a year. Please, please just be aware before moving your family into here. Do your research and only use as a last option. Once you’re in here, they won’t care about you, your family, kids, safety; only your money. The new regional manager, Kimberly, told us to come back in an hour after we said our houses were unfit (because she had customers in there of course). We did so. She asked what got us into our position we are in now and as soon as I explained our first house being unfit (that’s literally what started this.) she said “I’m not doing this get out” then talked over every word after. It’s all voice recorded. So many recordings of them saying they’d do stuff they haven’t; of the old managers basically saying this place is going to the ground. We’re tired of maintenance never showing up. Never doing anything. We’re tired of constantly putting in orders that “aren’t there” but then them screwing over every person they can; Never listening to tenants but evicting 10 people a day. Again… she said “I’m not doing this. Get out. You have until the 18th. Actually a few days after.” Extremely rude considering she asked us a question to which she couldn’t handle our answer. It was extremely unprofessional of any landlord to say, but a regional? Have some respect for a family whose hurting because of you.Edited to add: you simply cannot leave your phone number to contact you back as a response every time, when you indeed do not answer your phone or voicemails. - Callie Suthers
Fort Wayne Overview Intro Photos Location Reviews

Fort Wayne Introduce

For many families and individuals across Indiana, finding suitable and affordable housing can be a significant challenge. Mobile home communities often present an alternative, offering a unique lifestyle and potentially lower cost of living. In Fort Wayne, one such community is located at 2220 Dunkelberg Road. While identified as an "RV park" in the prompt, public information primarily describes this location as a mobile home community, often referred to as "Fort Wayne MHC" or "Fort Wayne Regency," that also accommodates manufactured homes. This article aims to provide a comprehensive and factual overview of this community, drawing directly from available public data and resident experiences, to help local Hoosiers understand what to expect.

Making an informed decision about where to live is paramount. Therefore, it's crucial to look beyond initial impressions and delve into the lived experiences of current and past residents. This community has a complex narrative, marked by both advertised amenities and significant challenges highlighted in detailed resident reviews. Our goal is to present this information clearly and professionally, allowing prospective residents in the Fort Wayne area to weigh the various aspects of life at 2220 Dunkelberg Road.

Location and Accessibility

The Fort Wayne Mobile Home Community is precisely located at 2220 Dunkelberg Rd, Fort Wayne, IN 46819, USA. This address places it within a residential area of southwest Fort Wayne, known for its suburban feel. For Indiana residents, this means a location that offers a blend of accessibility to city amenities while retaining a neighborhood atmosphere.

The community's position provides relatively easy access to major roadways, including Interstate 69, which connects Fort Wayne to other significant Indiana cities like Indianapolis. It is also noted to be a short drive from Fort Wayne International Airport, which could be a convenience for travelers. Within a few miles, residents can typically find grocery stores, restaurants, and various shopping centers, making daily errands manageable. Public transportation options are also relevant for local users, and while the area is considered car-dependent by some metrics, it still offers some bikeability and limited transit access. The neighborhood is described as having parks and schools nearby, contributing to its suitability for families. This strategic location in Fort Wayne allows residents to benefit from the city's extensive park system, cultural attractions, and diverse dining options, all within a reasonable commute.

Services Offered

Based on available public data, the Fort Wayne Mobile Home Community aims to offer a range of services designed to enhance resident convenience and foster a sense of community. While some services are standard for mobile home parks, resident feedback indicates varying experiences with their delivery.

  • Lot Rental & Home Availability: The core service involves offering lots for rent for manufactured homes, and sometimes manufactured homes themselves for rent or purchase. Availability of homes with varying sizes (e.g., 3 bedrooms, 2 bathrooms) is often listed.
  • On-Site Office & Management: The community features an on-site office, indicating a dedicated presence for management to handle inquiries, rent payments, and other administrative tasks. However, past resident experiences highlight significant issues with accessibility, stating the "Office sign always off. Door always locked. Phone never answered." Recent feedback, though, mentions "Stephanie at the office was extremely prompt and kind," suggesting a potential improvement in responsiveness.
  • Maintenance Services: Like most residential communities, maintenance is crucial. Residents expect timely repairs and upkeep of their homes and common areas. Critically, extensive negative feedback points to significant delays and neglect, with one review mentioning "no hot water or heat for 3.5 weeks," "steps on the back door (about a 3 ft drop)," "water heater was outdated," and "Flooring wasn’t laid properly." Furthermore, claims of "They throw away our work orders and claim they don’t have them" indicate serious systemic issues with maintenance request handling. However, the more recent positive review expresses "hope that this management we have now will take care of us" and "I will now start putting in work orders again cause I truly believe they will do their job this time!" suggesting efforts to improve.
  • Waste Management: Proper garbage pickup is an essential service. While not explicitly detailed as a provided service in the general descriptions, it is implicitly expected. One positive comment mentioned "My trash can was taken and we literally had someone bringing a can in 2 mins" indicating a potential improvement in responsiveness for this specific service.
  • Community Amenities Maintenance: The upkeep of advertised amenities like a pool, basketball court, and playground falls under management's purview. The functionality and cleanliness of these features directly impact resident satisfaction.

It is evident that while a range of services are conceptually offered, the quality and consistency of their delivery have been a significant point of concern for residents, though recent efforts by new staff might be aimed at improvement.

Features / Highlights

The Fort Wayne Mobile Home Community, as advertised, aims to provide an enriching living experience with a focus on affordability and community. However, a review of resident feedback presents a contrasting picture of the actual lived experience.

  • Advertised Features:
    • Affordable Living: The community is promoted as offering an "affordable and enriching living experience," with structured affordability being a key selling point.
    • All-Age Community: It is designed to be welcoming for people of all ages, suggesting a diverse resident demographic.
    • Community Amenities: Advertised amenities include a basketball court, community-hosted events, an on-site office, a park area, picnic spots, and a playground. A "refreshing pool" is also highlighted as a "central gathering spot."
    • Proximity to Fort Wayne Attractions: The community benefits from its location, with easy access to Fort Wayne's extensive park system, cultural scene (museums, galleries, theaters), and various outdoor activities.
    • Pet-Friendly: Some listings indicate a pet-friendly policy, which is a significant feature for many families.

However, the reality for some residents, as detailed in reviews, presents significant "lowlights" that directly contradict the positive features:

  • Substandard Housing Conditions: Repeated issues with homes, including "no hot water or heat for 3.5 weeks," doors not working correctly, "water damage was terrible," "moldy anode rod" in the water heater, "flooring wasn’t laid properly and cuts up our 1 year olds legs," and "Zip ties in our toilet tank because water doesn’t properly flush," paint a picture of severe disrepair.
  • Safety Concerns: The description of "no steps on the back door (about a 3 ft drop) so anyone who didn’t know is subjected to a broken leg or arm" points to serious safety hazards within the homes.
  • Poor Management & Communication: The most pervasive highlight from negative reviews is the severe lack of communication and care from management. Instances include "Phone never answered," "Office sign always off. Door always locked," "They throw away our work orders and claim they don’t have them," and extremely unprofessional interactions with regional management ("I’m not doing this get out," "talked over every word").
  • Financial Concerns: Allegations of being threatened with month-to-month leases requiring a "pay 100$ monthly to them for a year" and discrepancies between advertised rent and actual application rent ($950 vs. $1068) indicate potential predatory practices.

It is important to note that a more recent review offers a glimmer of hope, praising "Stephanie at the office" for being "extremely prompt and kind" and expressing belief that "this management we have now will take care of us," suggesting an effort to address past neglect. This indicates a potential shift, but the extent of the issues described means any improvements would need to be substantial and consistently applied.

Promotions or Special Offers

While specific, current, broad-based promotions for the Fort Wayne Mobile Home Community are not extensively highlighted in the provided public information, some listings do mention potential offers and pricing variations. For example, some units are listed with varying rental prices, and there might be lease-to-own options available, with different starting prices. One older listing mentioned a potential "1 month of free rent" under certain conditions for new move-ins, though this may no longer be active.

Prospective residents in Indiana are strongly encouraged to directly contact the management of Fort Wayne Mobile Home Community for the most current information on available homes, rental rates, and any specific promotions or special offers that might be active. Given the mixed reviews regarding communication and pricing transparency, it is crucial to clarify all financial details, including any additional fees or charges, before making a commitment. Inquiring about any resident incentives, lease terms, or maintenance guarantees would also be a wise step.

Conclusion: Why this place is suitable for locals

Evaluating the suitability of the Fort Wayne Mobile Home Community at 2220 Dunkelberg Rd for local Indiana residents presents a complex picture. On the one hand, the community is positioned in Fort Wayne, a city offering a range of amenities, cultural attractions, and a lower cost of living compared to national averages. The concept of an all-age mobile home park provides an affordable housing option for many, including families, which is a significant draw in today's housing market. Advertised features like a pool, playground, and community events aim to foster a desirable living environment.

However, the extensive and detailed negative feedback from a long-term resident paints a starkly different reality, significantly impacting its suitability. Serious issues regarding fundamental living conditions—lack of hot water and heat, severe water damage, structural problems with doors and steps, outdated appliances, and safety hazards like improperly laid flooring—raise profound concerns about resident well-being and the quality of housing provided. The reported breakdown in maintenance services, dismissal of work orders, and deeply unprofessional interactions with past management indicate a severe lack of care and communication. Such conditions would render the community unsuitable for any family prioritizing safety, comfort, and basic living standards.

While a very recent review offers a glimmer of hope, acknowledging some positive changes with specific office staff and expressing renewed faith in management's ability to address past neglect, these are nascent improvements attempting to overcome a long history of significant reported issues. For Indiana locals considering this community, it is absolutely paramount to conduct exceptionally thorough due diligence. This includes direct, persistent communication with the current management, obtaining written commitments for any needed repairs, and ideally speaking with multiple current residents to gauge the immediate, current living conditions and management responsiveness. Relying solely on advertised features without validating the operational reality, as highlighted by past experiences, would be ill-advised.

In its current state, as depicted by the comprehensive resident feedback, Fort Wayne Mobile Home Community at 2220 Dunkelberg Rd carries substantial risks that would make it a challenging environment for many local families seeking a stable and supportive place to live. Its suitability depends entirely on the extent to which the new management can fundamentally transform the reported pervasive issues into consistent, reliable, and respectful service, creating a truly safe and well-maintained community. Until such a transformation is widely and consistently evidenced, it would be difficult to recommend it as a primary housing option for locals in Indiana, beyond a very last resort scenario.
