This is the most horrifying living conditions. Management is absolete unless they want a payment. Most trailers have had no water all winter and are being forced to pay utilities they didn't have. I know at least 10 people that has lost everything because of management lying and then evicting them after they spent a lot of money fixing trailer up , then they don't do there part with putting conductor in so renter has no electric the trailer park has not had water all winter because of there pipes under the ground are all busted so therefore no one can have water and the Management and ownership still expects everyone to pay lot rent when there is no water and no electric. Not to mention you absolutely can't get ahold of anyone. I've tried for months leaving messages and emails and never got a reply. I bought my trailer in October still no title or no electric meter ran to my trailer. It was supposed to be done by December of last year it's April I have still not been able to move in. I said I'm not working on it anymore until I get electric ran to my trailer and the Title and now management is saying I owe 4 grand for lot rent when I have never been able to move in and me and my daughter have been homeless this whole time. I have spent all my money and savings on this trailer and now there trying to take it back and sell it to another person. They have done this to so many people. I bought the trailer from Danielle and she was amazing but if course the only good thing this trailer park had going that was actually helping the tenants and they fired her. The front office says open Monday through Friday and the office lady might come in once a week if that and does not answer phone or return calls or emails. That is a very big problem. They are being sued by several people. I just want my money back and to get as far away from this hell hole as possible. - Brooke Kincannon

For individuals and families in the Illinois region exploring options for affordable housing, mobile home parks often present a viable path to homeownership or stable residency. Forge at the Lake, located in Granite City, Illinois, is one such community that has been part of the housing landscape in the Metro East area. Understanding the conditions and operational aspects of any mobile home park is crucial for prospective residents to make informed decisions about their living situation. This article aims to provide an overview of Forge at the Lake based on available public information, offering insights for those considering this community as their next home.

Mobile home parks, by their nature, can offer a sense of community and a more accessible entry point into homeownership than traditional stick-built homes. They often come with shared amenities and a structure of lot rent, making them a distinct form of residential living. When considering a place like Forge at the Lake, it's important to weigh both the potential benefits of its location and the experiences shared by current or past residents. This allows for a comprehensive understanding of what living in this particular community might entail, helping local Illinois users to determine if it aligns with their housing needs and expectations.

Location and Accessibility

Forge at the Lake is situated at 3120 W Chain of Rocks Rd, Granite City, IL 62040, USA. This location places it within Granite City, a community in the Metro East region of Illinois, directly across the Mississippi River from St. Louis, Missouri. The Chain of Rocks Road area is known for its blend of residential and light industrial characteristics, and its proximity to major transportation arteries.

The campground's location offers relatively easy access to Interstates, facilitating travel to and from the area. For residents, this means convenient commutes to employment centers in Granite City, Edwardsville, and the broader St. Louis metropolitan area. Attractions such as the Gateway Arch, downtown St. Louis, and various cultural and entertainment venues are generally within a reasonable driving distance. Local amenities in Granite City, including grocery stores, pharmacies, and some dining options, would also be accessible from this address. The area's connection to the historic Chain of Rocks Bridge, while no longer a vehicular thoroughfare, adds a unique historical footnote to the vicinity, often now used for recreational purposes like walking and biking. Understanding the immediate surroundings and regional connectivity is key for potential residents to assess daily convenience and access to essential services and leisure activities.

Services Offered

Based on the general nature of mobile home parks and the provided user reviews, Forge at the Lake, as a mobile home park, would typically offer certain foundational services to its residents. However, it is crucial to note that the provided customer feedback highlights significant concerns regarding the consistent provision and quality of these services.

  • Lot Rentals: The core service of a mobile home park is the rental of individual lots or spaces where residents can place their manufactured homes. This provides a designated plot for their residence.
  • Utility Access (Potentially Interrupted): Mobile home parks generally provide hookups for essential utilities to each lot. This typically includes:
    • Water supply: Expected to be available to each home. However, specific customer reviews indicate severe, prolonged interruptions to water service, with reports of "no water all winter" due to "busted" pipes under the ground.
    • Electricity: Expected to be available to each home via hookups. Customer reviews, however, mention significant delays and issues with getting electrical meters run to trailers, preventing residents from moving in.
    • Sewer: Access to a sewage disposal system would be a standard offering.
  • Management Services: Mobile home parks typically have on-site or off-site management responsible for collecting lot rent, enforcing park rules, and addressing resident concerns. Customer reviews, however, raise serious issues regarding the responsiveness and availability of management, with reports of unreturned calls and emails, and an office that is rarely open.
  • Road Maintenance: Maintenance of internal park roads is generally a responsibility of the park management.

It is important for prospective residents to thoroughly investigate the current status and reliability of these services, particularly utilities and management responsiveness, given the significant issues raised in customer reviews.

Features / Highlights

When considering a mobile home park, features and highlights often pertain to the community's amenities, infrastructure, and overall living environment. While the location of Forge at the Lake offers certain geographical advantages, the provided customer reviews present a challenging picture regarding the actual lived experience and the consistent delivery of expected features.

  • Location Accessibility: A highlight is its location in Granite City, offering relatively good access to the broader Metro East area and St. Louis, MO, for work, shopping, and entertainment. This geographical placement could be convenient for commuters and those wanting to access urban amenities.
  • Affordable Housing Option (Potential): Mobile home parks typically aim to provide a more affordable route to homeownership or long-term residency compared to traditional housing. However, the reported issues with utility services and management, even while charging lot rent, negate this highlight if essential services are not provided.
  • On-Site Management (Questionable Availability): The presence of an "office" and "management" is a listed feature for mobile home parks, implying a point of contact for residents. However, customer reviews strongly contradict the effectiveness and availability of this feature, noting infrequent office hours and unresponsiveness.
  • Community Structure: Like all mobile home parks, Forge at the Lake consists of individual lots for manufactured homes, forming a residential community.

It is critical for anyone considering Forge at the Lake to understand that, based on the provided customer feedback, many fundamental features and highlights expected of a residential community, such as consistent utility access, responsive management, and a habitable environment, are reported to be severely lacking. The positive mention of a former employee "Danielle" highlights that individual efforts can make a difference, but system-wide issues appear to be prevalent.

Contact Information

For those considering reaching out to Forge at the Lake, the provided contact details are as follows. Given the concerns raised in customer reviews about communication, prospective residents may wish to prepare for potential challenges in reaching management.

Conclusion: Why this place is suitable for locals

For Illinois locals, particularly those in the Granite City and Metro East area, considering Forge at the Lake requires a very cautious and thorough evaluation. On paper, mobile home parks can offer an accessible entry into homeownership and a community lifestyle that might appeal to those seeking affordability. The geographic location of Forge at the Lake is indeed convenient for accessing regional employment, shopping, and the cultural attractions of both Granite City and St. Louis, Missouri.

However, the extensive and severe complaints from real customers, detailing "horrifying living conditions," prolonged lack of essential utilities like water and electricity (with residents still being forced to pay rent), unresponsive management, and alleged fraudulent practices regarding titles and evictions, paint a stark picture that directly contradicts the suitability of this place for locals. Illinois law, specifically the Mobile Home Park Act and the Illinois Mobile Home Landlord and Tenant Rights Act, mandates park owners to maintain safe water, sewage, and electrical systems, and to adhere to specific regulations regarding leases, notices, and evictions. The reviews suggest potential widespread non-compliance with these fundamental responsibilities.

While one review praises an individual manager, Christine, for being "great" and helpful with buying/renting processes, this positive feedback is overshadowed by numerous allegations of systemic failures by the management and ownership. The reported inability to move into purchased trailers due to lack of utilities, coupled with demands for rent for uninhabitable spaces, indicates a severe lack of basic living standards and adherence to contractual obligations.

Therefore, while the concept of a mobile home park offers a potential solution for affordable housing in Illinois, the overwhelming negative experiences shared by current and former residents of Forge at the Lake strongly suggest that, as it currently operates based on these reviews, it is not a suitable or safe living environment for locals. Prospective residents are strongly advised to conduct extensive due diligence, including contacting legal aid services specializing in tenant rights in Illinois, before considering any financial commitment to this property. It is imperative to verify the status of utilities, management responsiveness, and legal compliance independently.
