Forest Ridge Introduce
When considering a mobile home community in Rossville, Georgia, potential residents in the state often look for a blend of affordability, a sense of community, and reliable management. Forest Ridge, located at 601 James St, Rossville, GA, offers a range of mobile homes and pitches itself as a potential living solution within the North Georgia region. However, understanding the full picture of life at Forest Ridge requires a candid look at both its stated offerings and the experiences of its current and past residents.
While the concept of a mobile home park often implies a close-knit neighborhood, the reality can vary greatly from one community to another. For Forest Ridge, direct feedback from residents highlights significant concerns regarding the quality of homes, responsiveness of the corporate management, and the overall living environment. Prospective residents in Georgia are encouraged to conduct thorough due diligence, including professional inspections and direct conversations with existing residents, to form a comprehensive understanding of what life at Forest Ridge truly entails. This article aims to provide a factual overview based on available public data, enabling informed decisions for those exploring housing options in the Rossville area.
Forest Ridge is situated at 601 James St, Rossville, GA 30741, USA. This address places it within the established community of Rossville, Georgia, in Catoosa County. Rossville offers a blend of suburban convenience with accessibility to larger metropolitan areas. For residents across Georgia, particularly those in the northern part of the state, its location provides reasonable connectivity to employment centers, retail, and services.
Rossville's geographical position near the Tennessee border means that residents of Forest Ridge have relatively easy access to Chattanooga, TN, which is a major hub for employment, healthcare, and entertainment. This proximity can be a significant advantage for commuters or those seeking broader amenities. James Street itself is typically a local road, suggesting that the park is integrated into the existing residential fabric of Rossville. While the location offers practical accessibility for daily needs and regional travel, the overall living experience within the park, as detailed in other sections, is a crucial consideration for potential residents in Georgia.
Based on the provided customer feedback, the services offered by Forest Ridge, particularly from the corporate management, appear to be a significant point of concern for residents. While a mobile home park typically provides lot rentals and basic utility connections, the quality and responsiveness of these services at Forest Ridge are heavily criticized. Here’s a breakdown based on resident experiences:
- Mobile Home Sales (with significant issues): The park reportedly sells "brand new" homes. However, a significant review details numerous defects in a newly purchased home (leaking sinks, non-functional plumbing, cracked bathtub, broken window, missing shutter, non-closing doors, structural issues with flooring, and severe water intrusion leading to black mold). This suggests a substantial issue with the quality assurance and warranty fulfillment process for homes sold by the management company.
- Maintenance and Repair (Lack of Response): Despite prompt notification of damages, the management company is accused of giving "the runaround" and failing to fix reported issues on a "brand new" home. This indicates a severe lack of responsiveness and follow-through on maintenance and repair obligations.
- Utility Billing Issues: A customer reported being hit with a "sudden $200 water bill" despite being told their meter couldn't be read, raising concerns about opaque or arbitrary billing practices.
- Lawn Care (Poor Quality): The park's lawn care is described as "absolutely horrible," suggesting that common areas are not well-maintained by the management.
- Community Rules Enforcement (Lax): There are complaints about vehicles "flying through the park nonstop," and drug activity being "out of control," with the park management reportedly doing "absolutely nothing" to address these issues. This points to a failure in enforcing safety and behavioral standards.
- Corporate vs. Local Management Discrepancy: While the "Park Manager" is described as a "sweetest lady" who tries to address issues like speeding, the "corporate office is complete crooks," indicating a significant disconnect in responsiveness and integrity between local and corporate levels.
In summary, while the park aims to provide housing, the actual delivery of services, particularly in terms of home quality, maintenance, and community management, appears to be severely lacking according to resident accounts.
Based on the candid feedback from residents, the "features" and "highlights" of Forest Ridge are largely defined by significant challenges, rather than positive attributes. For prospective residents in Georgia, understanding these points is crucial:
- Significant Issues with Home Quality (New Homes): A major reported "feature" is the alleged sale of "brand new" mobile homes with pervasive, immediate, and unaddressed defects. These include leaking sinks, faulty plumbing, a cracked bathtub, non-functioning doors, a broken window, a missing shutter, structural floor issues, and severe water intrusion leading to black mold. This indicates a critical failure in product quality and warranty fulfillment.
- Lack of Corporate Management Responsiveness: A primary "highlight" of concern is the alleged unresponsiveness and evasiveness of the corporate management. They are accused of giving "the runaround" and refusing to take responsibility for documented damages, even on a new home with a warranty. This points to a highly problematic customer service experience.
- Questionable Billing Practices: One reported issue involved an arbitrary water bill despite an unreadable meter, suggesting opaque and potentially unfair billing practices.
- Poor Park Maintenance: The park's common areas are described as "trashy," and "lawn care is absolutely horrible." This indicates a lack of investment in the overall aesthetic and cleanliness of the community.
- Safety Concerns and Lack of Enforcement: Residents report unchecked speeding within the park, despite the presence of children and animals, and "out of control" drug activity, with management allegedly doing "nothing about it." This highlights significant safety and community environment concerns.
- Disconnect Between Local and Corporate Management: A peculiar "feature" is the stark contrast between the "sweetest lady" Park Manager, who actively tries to improve conditions, and the allegedly "crooked" corporate office. This creates a challenging environment for residents seeking resolutions.
- Risk to Financial Investment: The detailed account of a new home purchase leading to significant, unaddressed issues amounting to a substantial financial loss (e.g., $60,000 for a faulty home) represents a critical financial risk for potential buyers.
These points represent significant red flags and critical considerations for anyone thinking of moving into Forest Ridge.

Address: 601 James St, Rossville, GA 30741, USA
Phone: (706) 861-3770
Mobile Phone: +1 706-861-3770
Given the nature of the feedback, it is strongly advised that any communication be documented thoroughly. Prospective residents should approach inquiries with a comprehensive list of questions and seek clear, written responses regarding property conditions, warranties, and maintenance policies.
When evaluating mobile home communities in Georgia, particularly in the Rossville area, local residents typically seek a place that offers stable living, reliable management, and a sense of belonging. Based on the direct feedback from a current resident, Forest Ridge presents significant challenges that directly impact its suitability for Georgians looking for a comfortable and secure home environment.
The detailed account of issues with a "brand new" home, including widespread defects, lack of functionality, and severe water damage leading to mold, raises serious concerns about the quality of housing provided and the integrity of property sales. For any Georgian considering a significant financial investment in a home, the reported failure of the management company to honor warranties and address these critical problems is a major red flag. This indicates a potential risk to both personal well-being and financial security, which is paramount for local families and individuals seeking stable housing.
Furthermore, the concerns about the overall park environment – including poor lawn care, unchecked speeding, and reported drug activity – suggest a living situation that may fall short of a desirable community standard. While the local park manager is described positively, the disconnect with an uncooperative "corporate office" means that fundamental issues may remain unresolved, creating ongoing frustration and a diminished quality of life for residents. The reported arbitrary utility billing also adds another layer of financial unpredictability.
In light of these comprehensive criticisms, it is challenging to recommend Forest Ridge as a suitable place for most local Georgians seeking a reliable and well-managed mobile home community. Prospective residents are strongly advised to exercise extreme caution, conduct extensive due diligence including a professional home inspection, verify all claims in writing, and ideally speak with multiple current residents before making any commitments. The information suggests that while the location in Rossville might offer accessibility, the internal conditions and management practices may significantly outweigh this benefit, potentially leading to a highly unsatisfactory living experience for residents in Georgia.

Forest Ridge Reviews
Well if I could leave negative stars I would! This has got to be the fakest ass place I’ve ever lived in. This place is awful. The management company sucks. They will nickel and die you for every cent they can.! I thought everything was good to go. I purchased a new house from them supposed to be brand new no one has ever lived in it. So I paid cash for a so called new home on 7/18/2024 and moved in shortly after. About 2 days later things started to show that it was broken or not working. So first thing that showed was all of my sinks, leaked water underneath, and my plumbing doesn’t work correctly about a day or so later I found out my dishwasher So they came and they replaced my dishwasher. My master bathtub is not usable because it is cracked and busted all to pieces. I did not see this whenever I first looked at the home. I did not notice that it was cracked or leaking until I discovered it in the shower. There is cracks everywhere. I notified them promptly of all the damages I could see. None of my doors open and closed properly. My front door is really bad. Messed up. You could see daylight out of it. I thought I had a leveling issue turns out they said that it’s completely level my front entryway door pops when you walk on it I weigh about 160 pounds. It sounds like it’s going to fall through when I step on it they kept giving me the runaround Saying that they were going to fix it, but never did none of my doors in my house open and closed properly. They kept telling me they were going to fix that They never did. I have a broken window that was broken from the inside. It was broken. Whenever I first bought the house. They said they were going to fix it. I never received a one. I had a missing shutter from the outside over and over and over I asked them when they were going to get one. They said they would have to order it here we are 10/24/2024 and they informed me they aren’t going to fix anything on my brand new home that even though it says brand new on my bill of sale that states I have a warranty. Somehow, they have managed to weasel their way out of it, and have not said anything about taking responsibility. But that’s the little stuff let me get you down to the big stuff so after hurricane Helene hit it rain four days in a row, and I got extreme amounts of water in my house I notified them. They took their sweet time to send someone out to look at it. I have black mold in my house all throughout my house. It definitely did not get there from the time Now, because the day I had water there was mold I have pictures time stated to prove it. They are claiming that the rain caused the mold, which is not true because mold takes time to grow whenever I noticed the water was coming in. My house is the same day I noticed I mold! So they sold me a brand new house that isn’t brand new Somehow, they managed to pull a fast one over me for about $60,000! So if you’re thinking about moving into this community, I would definitely recommend not but if you still are interested, definitely do your homework because these people literally pulled a fast one on me and stuck me high and dry! Far as the park is concerned, it’s not all that people fly through the park nonstop day and day out even though there’s kids playing in the street and there’s animals crossing they don’t care they drive like a bat out of hell and the park does absolutely nothing the Park Manager on the other hand, sweetest lady I’ve ever met in my life. She’s always trying to get people to slow down. They don’t care about her. The office personnel is absolutely wonderful however, corporate office Is complete crooks! The park is trashy. The lawn care is absolutely horrible. I’ve done so much to improve my lot, but one person can only do so much when there’s constant trash the drug activity in and out of the park is out of control. They don’t do anything about it. I’m thankful that I don’t have kids because I would hate to have my kids grow up in a community like this
Oct 25, 2024 · O'Mulriain ReyWe just got hit with a $200 water bill I was told they couldn't read our meter. So where did the amount come from. And we have no leaks
Apr 04, 2025 · Mason's MimiBest place I’ve lived so far. Safe environment and very close to town. Michelle and Shawna are very helpful when it comes to information on anything.
Aug 19, 2022 · minimumwadeUsed to live here but the main shut off valve for the water busted and it took them an hour to get to me, he shut the water off at the front of the park ( the whole reason it busted in the first place because they turn it on and off 10 times a week if not more). So when I use my sink all the water rushes through and bangs the pipes under the trailer. By the time maintenance got to me my whole 80 ft trailer was 3 inches deep and I use every single piece of fabric I had in the house to get it cleaned and it still wasn’t enough. Maintenance told me after he shut it off that he would be back in the morning to fix it. I was up till 4 am dealing with it by myself. It cause mold everywhere and ruined everything of mine. They tried to say it was animal pee that caused the “mildew”. And refused to let me have someone come out to look even if I paid for it. They also wouldn’t let me file renters insurance and when I was told that I said I didn’t want to get lawyers involved but if nothing will be done then I would. The manager and assistant manager ”Michelle” then got in their cars and left and did not want to handle it like mature grown adults do. It’s sad to think that a 23 and a 21 year old have more smarts and common sense and respect than 2 grown women that’s in their 70’s. They are now trying to collect $800 from me but I’m ready the whole 3 years I was living there…. Yeah I was making a file and babyyyyy is it thickkkkkk!!!! 😂 I got pics messages to prove we was contacting them and them never responding. Well only when it’s something they want like money, other than that they disregard anything else we say to them. The old manager and Michelle has already been under investigation for supposedly stealing peoples rent money. Save yourself from this horrible mistake I ever made.
May 30, 2024 · Anthony StylesI've lived in several mobile home parks throughout my life. This one is the best so far. I've lived here 2 years. It's quiet and clean. I like that the streets are paved. Lawn service and garbage service is included. I haven't had any issues with crime or loud neighbors. I believe that's due to a mandatory background check in order to live here. Lot fees are reasonable for the location.
