Forest Park Manufactured Home Community Introduce
For many Rhode Islanders, the pursuit of affordable and comfortable housing can be a challenging endeavor, especially in desirable areas like Newport County. Traditional housing markets often present significant financial barriers, making homeownership seem out of reach. This is where manufactured home communities, commonly known as mobile home parks, step in to offer a viable and often more accessible alternative. Today, we delve into Forest Park Manufactured Home Community in Middletown, Rhode Island, a community that presents a unique living option in a prime location.
A manufactured home community operates on a model where residents own their home, which is built off-site and then transported to the community, while leasing the land it occupies. This arrangement can significantly reduce the upfront costs associated with homeownership and often results in lower monthly expenses compared to traditional homes or even apartments. Such communities frequently cultivate a distinct neighborhood feel, fostering connections among residents and offering a sense of belonging.
Forest Park Manufactured Home Community is situated in a convenient Middletown location, offering residents proximity to the amenities and attractions of Newport County. While recent reviews highlight significant concerns regarding management changes, increased fees, and specific pet policies, it's important for prospective residents to understand the fundamental aspects of the community, its offerings, and its location, which remain key considerations. The shift from individual ownership to corporate management can bring about changes in policies and fees, which are critical factors for any potential homeowner to evaluate thoroughly.
The location of Forest Park Manufactured Home Community at 208 Old Airport Rd, Middletown, RI 02842, USA, is one of its most notable advantages for Rhode Island residents. Middletown is strategically positioned on Aquidneck Island, providing easy access to the historic charm of Newport to the south and the natural beauty and coastal attractions of Portsmouth to the north. This central location offers residents a unique blend of quiet residential living with vibrant cultural and recreational opportunities just a short drive away.
Despite being "off the beaten path" for a more secluded feel, the community's address on Old Airport Road ensures relatively good accessibility. Residents will find themselves conveniently located near essential services, including grocery stores, retail shops, and various dining options within Middletown itself. The presence of public transportation, as noted in some property listings within the community, is a significant benefit, providing residents with an alternative means of getting around, especially to nearby shops and restaurants.
Furthermore, Middletown's position on Aquidneck Island means residents have ready access to some of Rhode Island's most famous beaches, scenic parks, and recreational facilities. Proximity to the Newport Naval Station can also be a draw for military families seeking housing options. While the community is situated near an airport, which some reviews mention, its overall location offers a balance of convenience and access to the rich offerings of Newport County.
The services provided by a manufactured home community typically define the scope of what is covered by the monthly lot rent. While the reviews for Forest Park Manufactured Home Community indicate some dissatisfaction with what is included versus the "outrageous" park fees, it's helpful to outline the common services generally provided in such communities, and what current residents mention they are now responsible for:
- Lot Leasing: The primary service, where residents lease the specific plot of land their manufactured home occupies.
- Community Management: An entity (in this case, a corporation that took over from a previous owner) manages the park's operations, rules, and common areas.
- Road Maintenance: The maintenance of internal roads within the park, though reviews suggest the "park roads are a disaster." This points to a potential area where the promised service might not meet expectations.
- Water Services: While utilities like water are typically connected by the park, reviews indicate that residents might now be paying for water via "new meters." This suggests water might not be included in the lot rent.
- Sewer Services: Similarly, public sewer connections are usually provided.
- Trash Removal: Reviews explicitly state that residents "pay for a dumpster," indicating trash removal is not included in the lot rent.
- Snow Removal: While not explicitly mentioned as excluded, common areas are typically cleared by park management. However, given the exclusion of other services, individual responsibility for lot-specific snow removal might be implied.
- Lawn Care: Residents "have to cut their own grass," meaning individual lot maintenance, including landscaping, is the resident's responsibility, not included in lot rent.
It is crucial for prospective residents to thoroughly verify precisely what is included in the monthly lot rent at Forest Park Manufactured Home Community, as it appears many services typically associated with lot fees are now additional costs or resident responsibilities.
Despite the recent management changes and resident concerns, Forest Park Manufactured Home Community still possesses certain inherent features and highlights due to its nature and location. These aspects can be appealing to New Englanders looking for specific living arrangements:
- Affordable Homeownership Potential: Manufactured homes often present a more affordable entry point into homeownership compared to traditional stick-built houses in Rhode Island's competitive market, especially in Newport County.
- Individual Homes: Unlike apartments, residents own their standalone home, providing more privacy and often a small outdoor space, even if reviews suggest yards are limited due to close proximity.
- Pet-Friendly (with restrictions): While a major point of contention in reviews, the community does have a stated pet policy, implying that pets are allowed under certain conditions, a desirable feature for many homeowners. However, prospective residents must be acutely aware of and verify all pet policies, especially regarding weight limits and emotional support animal (ESA) accommodations, due to past reported issues.
- Proximity to Newport County Attractions: The location offers easy access to the historical sites, beaches, restaurants, and shopping opportunities of Middletown, Newport, and Portsmouth. Highlights include being minutes from downtown Newport and the Navy Base.
- Public Transportation Access: The presence of public transportation near the community is a convenience for residents, reducing reliance on personal vehicles for local errands and outings.
- Community Potential: Historically, as one reviewer mentioned, the park "used to be older quiet retired folks with one owner" and this community-oriented past might still hold some appeal, though recent changes have impacted this aspect.
- Newer Home Options: The mention of "a dozen new trailers" indicates that there are newer, potentially upgraded manufactured homes available within the community, offering modern living spaces.
Prospective residents should focus on the inherent advantages of the location and the type of housing, while rigorously investigating all community policies and fees to align with their expectations.
Publicly available information does not detail specific, ongoing promotions or special offers directly from Forest Park Manufactured Home Community's management. However, within the real estate listings for homes for sale in the community, some offers might implicitly exist through the sale of individual manufactured homes. For instance:
- Motivated Seller Deals: Listings might indicate "Motivated Seller, all reasonable offers will be entertained," suggesting potential for negotiation on the home's purchase price.
- Inclusion of Property Features: Some listings might include items like sheds or renovated interiors as part of the sale, which could be seen as a value-add.
Given the nature of the reviews, which mention increasing fees and a corporate takeover focused on "maximizing top dollar," it is less likely that the community management itself is offering broad, promotional incentives on lot rent or other fees. Any promotions would most likely be tied to the sale of individual homes by their owners or real estate agents. Therefore, prospective buyers should consult real estate listings for homes within Forest Park Manufactured Home Community and directly inquire with listing agents about any potential deals related to the home purchase itself.
For Rhode Islanders interested in learning more about Forest Park Manufactured Home Community, directly contacting the management office is essential to obtain the most current and accurate information, despite past communication issues mentioned in reviews. It is crucial to verify all policies, fees, and available homes before making any decisions.

It is highly advisable for potential residents to make an appointment before visiting to ensure that the appropriate staff are available to address their specific questions regarding lot rent, utility inclusions, pet policies, and any application requirements. Given the feedback, thorough and direct communication is key.
For Rhode Islanders seeking a path to homeownership that deviates from the traditional, often high-priced market, Forest Park Manufactured Home Community in Middletown presents a distinct option. Its location on Aquidneck Island offers undeniable appeal, providing residents with easy access to the amenities and charm of Newport County, from its historic downtown to beautiful beaches and recreational facilities. For those working at the Navy Base or frequenting the area, the proximity is a significant convenience. The fundamental concept of owning a standalone home without the astronomical land costs of conventional Rhode Island properties remains a powerful draw.
However, it is crucial for local prospective residents to approach Forest Park Manufactured Home Community with a clear understanding of its current operational environment. While the promise of affordable homeownership and a community feel is attractive, recent changes under new management, including increased lot fees and stricter policies (particularly regarding pets, as highlighted by numerous reviews), mean that a thorough investigation of all terms and conditions is paramount. The lack of privacy due to close home proximity and concerns about road maintenance are also factors to consider. For Rhode Islanders who prioritize the geographical advantages of Middletown and are willing to carefully navigate the community's rules and fee structure, potentially embracing the benefits of a self-maintained property in a desirable location, Forest Park Manufactured Home Community could still be a viable, albeit complex, housing choice. It offers a unique proposition that, with careful due diligence, might align with the needs of those seeking an alternative housing solution in the Ocean State.

Forest Park Manufactured Home Community Reviews
This place is ridiculous. They evicted me because my dog was 12 lbs over the limited weight of 30lbs when their are so many other dogs in the park are well over 50lbs. They told me to get my dog certified as a EMS dog and I could stay. I went and did that and showed them all my medical records and they still wouldn't allow my dog. It is against the law for them not to except it. Instead of fighting them in court and wasting money on lawyers fees i sold my trailer. Best thing I ever did. Park fees are outrageous and absolutely nothing included. Way overpriced. You have no privacy the park roads are a disaster and trailers are so close together leaving you with no yard. Worse decision I made by buying a home in their. Almost a month and still have not gotten my security deposit back. Always excuse. But when they want money from you they want it immediately. This place and the management company that manages it is a complete joke.
Aug 09, 2024 · Chris OliveiraThis park use to be older quiet retired folks with one owner. He passed away a few years ago and some corporation took over and all they care about is the money. I feel bad for the Secretary who has to deal with everyone because they're upset about lot increases and many other new fees. They are situated next to an airport yet the property value for their neighborhood has gone up. Terrible excuse. They have to cut their own grass, pay for a dumpster and new meters for their water. The previous owner seemed to manage everything without nickel and diming everyone. They've recently put in probably a dozen new trailers and that just shows they really want to maximize top dollar. Everyone is on top of each other now.Minimum responsibility, top dollar.
