Forest Oaks Mobile Home Park Introduce
For Indiana residents seeking affordable housing solutions, particularly in the Northwest Indiana region, manufactured home communities, often referred to as mobile home parks, can be a consideration. Forest Oaks Mobile Home Park, located in Chesterton, Indiana, is one such community. When exploring any residential option, it is essential for prospective residents to gain a comprehensive and factual understanding of the community, encompassing both its appealing aspects and any potential challenges reported by current or past residents. This article aims to provide an honest overview of Forest Oaks Mobile Home Park from a local Hoosier's perspective.
Forest Oaks Mobile Home Park is situated at 1 Canterbury Cir, Chesterton, IN 46304, USA. It is promoted as offering "country living but still would like to be within ten minutes of shopping, restaurants, and entertainment." The park is described as a "clean Park with an exceptionally beautiful children's playground," and some residents find its layout "great for those unexpected adventures that display your fortitude," referring to its ability to make one "perfectly lost coming in or going out from either end." Positive feedback also highlights the friendly nature of the residents and "random cats." The community is managed by Cairn Communities, which states their focus is on providing an excellent place to live for residents.
However, it is critically important for any potential resident to be fully aware of serious and widespread concerns detailed in recent reviews. Numerous issues have been reported, including:
- Water Quality and Consistency: Allegations of constant "boil effect" notices and frequently having "unclean water to bathe and cook with," with claims that water quality information is withheld. This is a very serious concern, and there has been a recent lawsuit from the Indiana Attorney General's office citing "deplorable conditions" including yellow or brown drinking and bathing water.
- Management Responsiveness and Enforcement: Claims that management/owners do "absolutely nothing" to help with issues, including refusing to follow their own noise ordinance policies and failing to address serious matters like "violent dangerous teenagers waving guns around at each other at the children’s playground" and violent neighbors.
- Maintenance and Infrastructure: Reports of consistent road construction, early morning mowing crews (6 AM), a community pool often closed due to vandalism and "unsupervised unruly kids," and significant damage to homes caused by the park allegedly moving trailers onto frozen ground, leading to sinking and destruction upon thawing.
- Rent Increases: Concerns about consistent yearly rent increases of $20-30, leading to high overall costs for what residents perceive as "crappy trailer in a crappy neighborhood."
These are very serious allegations, indicating potential issues with basic living conditions, safety, and management's adherence to their responsibilities and their own lease terms.
Forest Oaks Mobile Home Park is located at 1 Canterbury Cir, Chesterton, IN 46304, USA. This address places it in Chesterton, Indiana, a town known for its unique blend of small-town charm and access to significant regional attractions. The park's location is promoted for offering a balance of country living with proximity to urban conveniences:
- Shopping, Dining, and Entertainment: The park is advertised as being within a ten-minute drive of various shopping centers, restaurants, and entertainment options in Chesterton. This includes access to local businesses and larger retail establishments that cater to daily needs and leisure activities.
- Natural Attractions: Chesterton is a gateway to some of Indiana's most cherished natural resources. Residents have convenient access to:
- The Indiana Dunes National Park and Indiana Dunes State Park, offering miles of sandy beaches, towering dunes, and diverse hiking trails along Lake Michigan.
- Various local parks and green spaces ideal for outdoor recreation.
- Schools: The park is within the Duneland School Corporation attendance zone, which serves the Chesterton area and is generally well-regarded. This is a crucial factor for families with school-aged children.
- Healthcare: Access to medical facilities in Chesterton and nearby communities is readily available, ensuring residents have access to healthcare services.
- Regional Connectivity: Chesterton offers good access to major highways, making commutes to larger cities like Valparaiso, Portage, or even Chicago more feasible. This connectivity is vital for employment and broader leisure activities across Northwest Indiana and beyond.
While the location itself offers many benefits, potential residents must consider these alongside the serious issues reported within the park itself, which could significantly impact the actual living experience despite external conveniences.
As a mobile home park, Forest Oaks Mobile Home Park typically provides essential services for its residents. However, the quality and consistency of these services are a major point of contention in resident reviews. General services usually expected include:
- Lot Leases: Residents typically lease individual lots for their manufactured homes.
- Utility Connections: The park provides the infrastructure for residents to connect to utilities such as water, sewer, and electricity. However, the reported issues with water quality and supply ("boil effect," unclean water) are a severe concern.
- Community Amenities Maintenance: The park has common areas like a children's playground and a community pool. While these facilities exist, reviews indicate significant issues with their maintenance and availability (e.g., pool often closed due to vandalism).
- Road Maintenance: Reviews mention "road construction in the park at least once a year," suggesting ongoing efforts to maintain internal roads, though the timing (e.g., early morning mowing) has been a source of complaint.
- On-Site Management/Ownership: There is a management presence, with an office open Monday-Friday 8 AM-4:30 PM. However, residents report a severe lack of responsiveness and willingness to address critical issues like noise ordinance violations, neighbor disputes, and safety concerns.
Given the detailed negative feedback, prospective residents must conduct extensive due diligence regarding the actual provision and quality of these services, not just their theoretical availability. This includes investigating the ongoing lawsuit regarding water quality.
Forest Oaks Mobile Home Park presents a mix of appealing features and significant reported problems.
Potential Highlights:
- Clean Park: One review notes it as a "clean Park," which can be a positive aspect for community aesthetics.
- Beautiful Children's Playground: It boasts an "exceptionally beautiful children's playground," suggesting a dedicated space for younger residents to play.
- Friendly Residents and Animals: Residents are described as "quite friendly," fostering a potentially welcoming social environment, and the presence of "random cats" adds to a unique charm for some.
- Country Living with Urban Access: Advertised as offering the benefits of country living while being within ten minutes of Chesterton's shopping, dining, and entertainment.
Significant Reported Concerns (Critical Features of Resident Experience):
- Persistent Water Problems: Regular "boil effect" notices and lack of clean water for bathing and cooking are severe issues, compounded by allegations that water quality information is withheld. This is a critical health and safety concern.
- Poor Management Responsiveness: Numerous reports of management and owners being unresponsive to complaints, including serious issues like violent behavior, noise ordinance violations, and property damage.
- Safety Concerns: Allegations of "violent dangerous teenagers waving guns around at each other at the children’s playground" and violent neighbors point to serious safety deficiencies that management allegedly fails to address.
- Unmaintained Amenities: The community pool is reportedly closed "the majority of the summers because of vandalism and people’s unsupervised unruly kids," rendering a key amenity largely unusable.
- Home Damage Due to Park Practices: Claims of homes being damaged due to the park moving trailers onto frozen ground, leading to sinking and refusal to fix damages.
- Unreasonable Noise: Complaints about continuous noise, including construction and early morning mowing (6 AM), violating stated lease terms.
- Consistent Rent Increases: Regular annual rent increases of $20-30, leading to a perception of poor value for money given the reported issues.
These serious negative "features" must be weighed heavily against any positive attributes when considering this park.
There is no specific information available from the provided data or general public listings about current promotions or special offers at Forest Oaks Mobile Home Park. Mobile home communities often feature various incentives such as:
- Reduced security deposits.
- First-month rent discounts.
- Referral bonuses for existing residents.
- Special financing options for purchasing a manufactured home.
Given the significant and serious concerns raised by current and former residents regarding living conditions, safety, water quality, and management responsiveness, any potential financial incentives offered by the park would need to be very carefully evaluated against these major drawbacks. Prospective residents should prioritize thorough due diligence into the reported issues over any promotional offers. If interested, contact the park directly to inquire about any current offers and be sure to ask about all reported problems and how they are being addressed.
For those interested in inquiring further about Forest Oaks Mobile Home Park, the contact information is as follows:
Address: 1 Canterbury Cir, Chesterton, IN 46304, USA
Phone: (219) 926-5867
The office hours are Monday-Friday, 8 AM-4:30 PM. When contacting, it is highly recommended to specifically ask about all the concerns raised in public reviews, including water quality issues, management's plans to address safety concerns, noise ordinances, and policies on repairs and security deposits. Visiting the park in person and attempting to speak with current residents (respectfully) could also provide critical insights.
For Indiana residents exploring manufactured home living, particularly in the Chesterton area, Forest Oaks Mobile Home Park presents a highly problematic and potentially unsuitable option based on extensive resident feedback and recent public information. While its location offers appealing proximity to Chesterton's amenities, the Indiana Dunes, and major regional employers, the severe internal issues reported by residents outweigh these external benefits for anyone seeking a safe, stable, and well-managed home.
The documented concerns about consistent water quality problems (including boil notices and unclean water, backed by a state lawsuit), alleged lack of management intervention on serious safety issues like violent teenagers and neighbors, and consistent disregard for lease terms regarding noise, create a deeply unsettling living environment. Furthermore, issues with property damage due to park practices and annual rent increases for what is perceived as a declining quality of life add significant financial and emotional burdens.
While the idea of "country living" with access to conveniences might initially attract locals, the reality described by residents points to a community struggling with fundamental living standards and management accountability. For Hoosiers who prioritize health, safety, peace of mind, and value for their hard-earned money, it is imperative to exercise extreme caution and conduct thorough, independent verification of all claims if considering Forest Oaks Mobile Home Park. Without clear, documented evidence of a complete and lasting resolution to these pervasive issues, this park appears to be a far cry from a suitable or desirable living environment for Indiana locals.

Apr 16, 2025 · Henry HammondDo you want to live in a place where you’re always under boil effect and rarely have clean water to bathe and cook with? Where the quality of the water is regularly hid from you? Do you want to live in a place where even the owners of the park refuse to follow the noise ordinance time frames that they have outlined in your lease? Do you want to live in a place where management/owners do absolutely nothing in the way of helping you anytime you complain about any issue whether it be violent dangerous teenagers waving guns around at each other at the children’s playground, violent dangerous, neighbors, neighbors that keep you up all night? Road construction in the park at least once a year? Mowing crews out behind your home at 6 am? Consistently going down to your community pool in the summer to find it’s still closed as it has been the majority of the summers because of vandalism and people’s unsupervised unruly kids? Maybe you’ll be interested in having parts of your home destroyed because the park consistently moves trailers in on frozen solid ground then refuse to fix damages caused by the trailer inevitably sinking into freshly thawed ground? I bet you would love the 20-30 dollar yearly rent increase, leaving you paying 1000+ for a crappy trailer in a crappy neighborhood? I haven’t loved any of it, and every example given have all been personal experiences that I’ve had to document over the last five years.
May 01, 2025 · Jonni Mauldon’t live here unless you want them turning your water off without notice for HOURS at a time, this is the third time within a month. There’s huge potholes all over the roads that they won’t fix. oh and you better be okay with hundreds of ants invading your house through all the cracks in the foundation you’ll have to seal up yourself! the kid next door is awful, he screams through my open windows at me and my toddler and left a bucket of dog poop all over my back porch, smeared. I had to invest in a camera like the rest of residents for good reason. neighbors blast their music from 7am to midnight and there’s absolutely no lights at the entrance to the park to guide your way in. nothing was cleaned upon move in the place was dirty and tons of food from the last tenants under neath the appliances and carpets were extremely filthy. the vents pop really loudly when the heat is on and it’s quite disturbing. Multiple cabinets were broken. This park doesn’t care about anything other than moving in new trailers to make more money but not spending any of it to actually make the park a better and safer place to live.
Apr 28, 2025 · KelseyThe park itself is quiet and nice especially with the current improvements. But as a resident watching the poor craftsmanship of the new homes being placed in would be a deal breaker to some. Most residents are curious and mind themselves. Some of the new family's moving in are awful to live next to.
Mar 31, 2023 · Danny DazzenaKids are awful, left a bucket of dog feces on our back porch, wouldn’t want my kids growing up with these kids
