Forest Green Acres, located in Hudson, Florida, is one such mobile home park in Pasco County that offers a range of housing options. Understanding what a mobile home park entails, from its community features to the operational aspects managed by the park, is crucial for anyone considering this type of residence. This article aims to provide a factual overview of Forest Green Acres, drawing on available public information and insights from resident feedback, to help you make an informed decision about your housing needs.
Mobile home parks operate on a model where residents typically own their manufactured homes but rent the land, or "lot," beneath them. This structure can potentially offer a more accessible entry point into homeownership compared to site-built houses, which is often a key consideration in Florida's dynamic real estate market. The quality of life within such a community is significantly influenced by factors such as park management's responsiveness, the maintenance of shared infrastructure, and the overall atmosphere among residents. For those in Florida exploring diverse housing solutions, especially in areas like Hudson which combine suburban living with proximity to the Gulf Coast, mobile home parks can be a viable option, but it's essential to thoroughly investigate specific park conditions.
Forest Green Acres, like any residential community, has its own unique characteristics that shape the resident experience. While the concept of affordable housing and a sense of community can be appealing, it's vital for prospective residents to look beyond initial impressions and delve into the practicalities of daily living within the park. This overview is designed to provide Florida locals with essential information to begin their research, encouraging a comprehensive assessment of what Forest Green Acres offers as a living environment.

For Florida locals seeking mobile home living, Forest Green Acres in Hudson presents a housing option in Pasco County. Its suitability for locals depends heavily on individual priorities and a thorough investigation of the living conditions and management practices. On the positive side, the park offers a community pool, which has reportedly been improved and provides a valuable amenity, especially in Florida's warm climate. The presence of a dedicated manager who is "trying her best to improve things" suggests an effort towards positive change, which can be appealing to prospective residents.
However, it is absolutely crucial for any local considering Forest Green Acres to be aware of and directly investigate significant concerns raised by current and former residents. There are serious allegations regarding unsanitary living conditions, particularly "German Cockroach" infestations in rental units, and concerns about units not being properly cleaned or prepared before move-in. Reports of deceptive practices regarding the condition of homes, unfulfilled promises about cleaning and painting, and issues with deposit refunds highlight a potential lack of transparency and professionalism from certain aspects of management. The removal of the play area without replacement is also a drawback for families with children, despite the presence of a pool. Furthermore, the sentiment that the park is an "absolute dump" and a "sardine can nightmare" contradicts any positive online portrayal, indicating a stark contrast between expectation and reality for some.
While the idea of affordable living in Hudson might be attractive, the severe nature of these complaints—ranging from health and safety concerns due to infestations and unsanitary conditions to alleged deceptive practices and unresponsiveness from office staff—demands extreme caution. Locals should not only visit the park in person but also attempt to speak with multiple current residents, observe the condition of available units carefully, and verify all claims made by management. It is paramount to understand precisely what condition a unit will be in upon move-in and to secure all agreements in writing. Without extensive due diligence to mitigate these reported risks, Forest Green Acres, despite its location and some amenities, may not be a suitable choice for Floridians seeking a reliable, safe, and professionally managed mobile home living experience.

Forest Green Acres Reviews
There is no play area. They tore it out a year ago and haven't replaced it. The pool is very nice and have been improved. The manager is trying her best to improve thing's but the mobile I live in is one of the oldest ones and nothing has been done. Would I recommend someone to buy or rent from them? That would be loud NO.
Apr 03, 2025 · Connie EllisI wish I had the number to the owners. They take your money and try to move you into unsanitary trailers that are infested with German Cockroaches. Lie about it getting painted and cleaned and pretend they had No idea. I'm now homeless with my family because I put all my money into moving up there which is a couple hours away it's a horrible situation. I was conned and manipulated. I was in a situation and I needed to move now me and my 3yearold is living out of my SUV. I never even officially moved in. It was less than a week and I realized I had been taken through a loop ,office manager is good at convincing you that you will lose your spot even if you put a deposit down if you don't come and sign the lease the day they want you to the people moved out Friday morning Friday afternoon she called me and told me her boss wanted me to sign lease that day and have me move in Monday. I lived over an hour and I couldn't make it but went Saturday. Signed didn't get key until Wednesday placed roach bombs decided the following Saturday it was a horrible place unsanitary and German coack roaches. They bombed once I bombed on that Wednesday I dropped back off the key Saturday when i came back up. There were still millions of roaches. Place they had left this mess you see in the pictures unclean and trashed I also have video
Jun 30, 2019 · LovelyThis place was terrible. I moved in with my 6 month old in 2022, weeks moved out October of 2023. We couldn’t get in anywhere else. 1260 was a joke. Jessica is a figure head and does nothing, these homes are from 1960 never been fixed. They’re holes in the walls that’s were fixed with foam. When we moved in. The woman kinda who was here told us to hit each before hitting the walls. The second we moved in there was live roaches everywhere. We stayed a night sleeping on the floor of our old place because we’d have rather slept in our cars it took me 6 months to get the roaches gone. Between chemicals and natural. We finally had them sprayed the trailers with raid and it helped a bit. PLEASE you don’t need to live here. People at the end don’t watch there kids. Everyone runs around stupid.
Jan 31, 2025 · Karyn BrooksAfter I read the reviews, I was hesitant to buy, but it does seem like this park has gotten the management under control, the lot is quiet, well-kept, and the office staff gave us no trouble at all.
Jan 04, 2025 · RobertMoved in a 4 bedroom. Went in the unit and it was horrible. Had not been cleaned and was infested with bugs. It took me 2 days to clean it and spent 300.00 of my own money trating the place before we moved in. They were deals everywhere in that place and kids that were very disrespectful. There was also a big bust at one unit by the dumpsters where a man was arrested for sexual asulting a minor. They lie about what the rent will be also. I moved out in Aug of 2020 and never looked back. Best decision I ever made was to leave there
