These communities often come with shared amenities and a built-in neighborhood feel, which can be a strong draw for those seeking more than just four walls. This guide will provide factual details based on available public information and customer feedback, equipping you with the insights needed to make an informed decision about living in Fernwood Mobile Home Community.
Fernwood Mobile Home Community is conveniently located at 1512 E 5th St, Ontario, CA 91764, USA. This address places the community in a well-established area of Ontario, a dynamic city within California's Inland Empire. The park's location offers residents excellent accessibility to a wide array of local amenities, major transportation routes, and essential services, enhancing the convenience of daily life.
The community is described as being "close to everything but hidden from the hustle and bustle," suggesting a peaceful residential setting that still offers urban convenience. It is strategically positioned near various necessities and popular destinations:
- Shopping and Dining: Fernwood is "conveniently located near a range of local shops, restaurants, and services," making it easy for residents to access daily necessities, grocery stores, and dining options without extensive travel. Proximity to major retail hubs like the Ontario Mills mall and other shopping centers in the wider Ontario area is a significant benefit.
- Transportation: The park offers good connectivity to major freeways, including the I-10 and CA-60, which are vital arteries for commuting across the Inland Empire and to other Southern California cities. Ontario International Airport (ONT) is also within a reasonable driving distance, providing convenience for air travel.
- Schools and Education: The area around Fernwood Mobile Home Community is served by local schools within the Ontario-Montclair School District, such as Corona Elementary School, Ray Wiltsey Middle School, and Chaffey High School. This makes it a consideration for families with school-aged children. Nearby higher education institutions like Chaffey College also contribute to the area's resources.
- Recreation and Parks: While not explicitly detailed for proximity, Ontario boasts various parks and recreational facilities, and being in the Inland Empire means access to a range of outdoor activities.
The community's address suggests it is set on E 5th Street, a well-trafficked but generally residential street in Ontario, allowing for easy navigation. This blend of a tranquil setting with accessible urban conveniences makes Fernwood Mobile Home Community a practical location for a diverse range of California locals.
Fernwood Mobile Home Community aims to provide a variety of services and amenities designed to enhance the living experience for its residents. Based on information from their official listings and customer reviews, the typical services and features offered include:
- Gated Community: Fernwood is promoted as a "gated community," implying enhanced security measures and controlled access for residents' peace of mind.
- Community Clubhouse/Center: A "community center" or "Clubhouse" is available, serving as a central hub for social activities. This facility often includes a "billiards room" and is used for "group gatherings" and various "community activities."
- Swimming Pool and Hot Tub: The community features a "swimming pool" and "hot tub," offering recreational opportunities and a place for residents to relax and cool off, especially during warm California summers. Some listings mention a "heated pool and spa opened year-round."
- Fitness Center: A "fitness center" is provided, allowing residents to maintain an active lifestyle without needing an external gym membership.
- Laundry Facilities: On-site "Laundry Facilities" are available for residents' convenience. However, a customer review explicitly states the "laundry room is filthy" and machines "are not cleaning the clothes," indicating a significant issue with the current condition and maintenance of this service.
- Planned Social Activities: The community hosts "regular events and activities, such as potluck dinners, game nights, and holiday celebrations," fostering a sense of belonging and engagement among residents. A "Newsletter" is also mentioned, presumably for communicating these activities.
- Pet-Friendly (with issues): The community is described as "pet-friendly." However, several negative reviews highlight severe problems with stray and unmanaged cats, leading to "piles by my carport & car," "peeing on my car," "flea infested" animals, and a significant need for "pest control" due to "abundance of stray cats, lose dogs, etc." This indicates a potential major disconnect between policy and enforcement.
- Mature Shade Trees: The community is noted for having "spacious streets with mature trees," contributing to a pleasant aesthetic and providing shade.
- On-Site Management: Management is present to oversee the park's operations and address resident concerns. However, one review directly appeals to "Come on management hassle these people who actually deserve write ups!" suggesting perceived lack of management action on rule enforcement.
Given the significant negative feedback regarding cleanliness, pest control, and pet management, prospective residents are strongly advised to thoroughly investigate these aspects during a visit and directly discuss them with park management before making any commitments.
Fernwood Mobile Home Community, when viewed through its intended design and some positive attributes, offers several features that could appeal to California locals:
- All-Age Gated Community: As an all-age community, Fernwood caters to a diverse resident base, from young families to retirees. The "gated community" aspect provides a layer of security, contributing to residents' peace of mind.
- Community-Focused Living: The presence of a "community center," "swimming pool," "hot tub," "fitness center," and "billiards room" signifies an emphasis on communal living. The "variety of planned social activities" like "potluck dinners, game nights, and holiday celebrations" are designed to foster interaction and a strong sense of neighborhood belonging.
- Affordable Housing Options: Mobile homes, particularly in established communities, generally offer a more cost-effective pathway to homeownership or stable residency in California's often expensive real estate market. Listings for homes in Fernwood show prices typically ranging from under $100,000 to over $200,000 for the home itself, plus monthly lot rent (which can be around $1433, as seen in one listing).
- Spacious Lots: The community is described as having "beautiful homes with large lots," which can provide more outdoor space and privacy than traditional apartment living.
- Convenient Location: Situated on E 5th St in Ontario, the community benefits from being "close to everything," including shops, restaurants, and services. Its accessibility to major freeways and Ontario International Airport is also a significant convenience for residents.
- Mature Landscaping: Features like "spacious streets with mature trees" contribute to a pleasant aesthetic and offer shade, enhancing the outdoor environment of the park.
However, it is crucial to address the significant concerns highlighted in the customer reviews. The issues with "cats reproducing and residents feeding strays," leading to "piles by my carport &car" and "flea infested" animals, are severe. Coupled with "filthy" laundry machines, a perceived lack of "pest control," and complaints about management's failure to enforce rules, these present major challenges to the promised "clean, safe, and engaging" environment. One review even incorrectly identifies it as a "hotel" that "exceeded expectations," which seems to be a review mistakenly posted for a different type of establishment, as Fernwood is clearly a mobile home community.

It is highly recommended that interested individuals contact the park management directly to verify all information, especially regarding pet policies and their enforcement, the current condition and maintenance schedule of amenities like the laundry room and common areas, and any pest control measures. A personal visit to the park to observe the environment firsthand and, if possible, speaking with current residents, is strongly advised before making any decisions.
Fernwood Mobile Home Community in Ontario, California, presents itself as a potentially suitable living option for California locals seeking an affordable and community-focused lifestyle, especially within the context of the Inland Empire's competitive housing market. Its primary appeal lies in offering a more budget-friendly path to homeownership or stable residency compared to traditional housing. The presence of varied home sizes and the "large lots" can provide more space and privacy than typical apartments, appealing to a wide range of residents.
The community's status as an "all age gated community" is designed to create a secure and inclusive environment, fostering a sense of belonging among diverse residents. Amenities like the "swimming pool," "fitness center," and "billiards room" aim to support an active lifestyle, while "planned social activities" are intended to build a strong, interactive neighborhood. Its location on E 5th Street in Ontario is highly advantageous, providing convenient access to essential shopping, dining, and services, as well as major freeways and the Ontario International Airport, which are crucial for the practicality of daily life in Southern California.
However, it is imperative for prospective residents to approach Fernwood Mobile Home Community with careful consideration and thorough due diligence, directly addressing the significant concerns raised in recent customer reviews. Issues such as the reported uncontrolled stray animal population, resulting in sanitation problems and flea infestations, as well as the described "filthy" laundry facilities and perceived lack of management enforcement on park rules, are critical and cannot be overlooked. For Fernwood to truly be "suitable" for a local Californian, these current operational challenges would need to be directly verified and, ideally, see a clear commitment from management towards resolution. If, after direct inquiry and a personal visit, a prospective resident finds these issues to be either resolved or manageable within their expectations for an affordable mobile home community, then Fernwood's combination of affordability, a range of amenities, and a strategic location could indeed offer a practical and community-oriented place to call home in Ontario, California.

We Seriously!!!!!!!!!!!!!!!!! need to get the pound here for the cats reproducing and residents feeding strays, I'm sick of stepping in *piles by my carport &car.Daily! Now they're peeing on my car!The lady on the street behind me has taken in a cat who's had 2 litters therefore she's now got 8 cats at least! One is on my roof! Often and probably leaving feces! they're flea infested too.I'm also very allergic, this is daily harassment, get the cats out, they're disgusting! The residents responsible should be removed for breaking park rules carelessly and intentionally.Come on management hassle these people who actually deserve write ups!The park really needs new washers the current one's are not cleaning the clothes I just washed a light pink shirt and now it's got dirt spots because the inside of the washers r filthy & can't thoroughly clean anymore. Also our park severely needs pest control I've spent over $200 in pesticides for the ants and fleas due the abundance of stray cats, lose dogs, etc. During summers. This park needs a lot of help upgrades.

Jun 09, 2025 · A Google UserNow a dead cat in my yard? Out park Needs to seriously get rid of the flea infested cat's people get and just put outside I'm sick of the smell and cleaning outside n getting pee allover my hands!!!!!! The amount of cat poop is making me not want to go outside let alone do yardwork anymore I even see my old lady neighbor come out in frustration, her neighbor behind her has 7 cats now due to the unfixed mom.Read the rules! Don't get animals n just neglect them! Other's suffer due to your laziness and disrespect! I wish we were reimbursed for flea and roach spray with all the metal recycling going on 💯👎Favoritism.. They don't care enough about the resident's. Been here 21yrs.. I've had recyclables bikes and now a broken antique brass pot disappear then be put back. They call the hazardous trees here beautiful and don't maintain them, only the ones they want like my 🥑 Avocado tree when it was full,my avocados were dispersed and I was left one bag on my back porch, the tree died & they took the tree down with no notifying me what so ever that was the rudest situation by far. Now we're suffering in this heat smh.The gym with a bunch of messed up equipment smells like a 1930's ashtray. 🚬>Need to put the speed limit signs back up and more.We have kids in this park unsupervised and comfortable like a family community so we seriously need those signs back for safety reasoning clearly.Today I came home to another decoration gone and against another neighbors house and my decorations messed up &plants smh because they finally cleaned there junk collection ive witnessed n suffered from since I moved in but 😩👎.. people sometimes..no respect 🙄😑
May 19, 2025 · Christina PI have been living here for over 10 years. Poor Management. They need to get better management who really care about their community. Since its a private community, you need to abide by their laws. Those laws are very strict and very prejudice. The community needs better overall maintenance (cleanliness, empty lots, hygiene etc). The community has a lot of potential once we get better management who CARE about their community and begin treating people with respect.
Nov 17, 2020 · Jesus BermudezI have been living here for 1 year now. I have always lived in orange county. Decided to move here and I love it. Its private. I feel safe. The management has rules and they make sure they are followed. Management is awesome. They are very nice. I couldn't ask for a safer and clean place to live. Neighbors mind their own business. But they do wave hi to you....all the time...the community center is clean pools are clean...excercise room and pool table rooms are clean...laundry rooms are clean and cheap washing and drying machines. ...thank you Fernwood...
