Today, we delve into Fernwood, a mobile home community situated in Capitol Heights, Maryland. This community presents a unique proposition for those seeking a more budget-friendly approach to housing while remaining connected to the extensive amenities and opportunities of the D.C. metropolitan region. This article aims to provide a clear, engaging, and factual overview of Fernwood, covering its location and accessibility, the services it typically offers, its noted features and highlights, and ultimately, why it might be a suitable consideration for local residents in Maryland.
Fernwood is a manufactured home community located in Capitol Heights, MD. This type of residential community operates on a model where residents typically own their manufactured home and lease the land, or "lot," on which their home is placed. This arrangement is a significant factor in making homeownership more attainable, often at a lower monthly cost than traditional mortgages or even many apartment rents in the surrounding area.
As part of the myMHcommunity.com network, Fernwood is marketed as a place that "offers families the convenience of an on-site playground and management as well as a quaint picnic area and nice basketball court." It is designed to provide a cohesive living environment with amenities that foster community interaction. While some recent resident feedback points to concerns about management responsiveness to repairs and security, other positive reviews emphasize its affordability and the supportive nature of the neighbors. Understanding these perspectives is crucial for prospective residents considering Fernwood as their next home. It represents a residential option that prioritizes affordability and community living, allowing residents to invest in a home without the burden of land ownership.
Fernwood is conveniently located at 1901 Fernwood Dr, Capitol Heights, MD 20743, USA. Capitol Heights is a suburban community in Prince George's County, Maryland, strategically positioned just east of Washington D.C. This location offers residents an excellent balance of suburban tranquility and direct access to the vast opportunities and attractions of the nation's capital and the greater D.C. metro area.
The community's address provides prime accessibility to major transportation routes. Residents benefit from being just minutes away from the Capital Beltway (I-495/I-95), which facilitates easy commutes throughout the DMV (D.C., Maryland, Virginia) region. Public transportation options, including Metro stations (such as Morgan Boulevard and Largo Town Center), are also within a reasonable driving distance, offering a convenient alternative for accessing downtown D.C. and other key areas. Beyond commuting, Fernwood's location ensures proximity to a wealth of amenities. Shopping centers, diverse dining options, and entertainment venues are plentiful within a 10-mile radius. Notably, FedEx Field, home of the Washington Commanders, is nearby for sports enthusiasts. This robust accessibility to both local conveniences and major urban centers makes Fernwood a highly practical and desirable location for Maryland residents.
Manufactured home communities typically provide a range of services designed to ensure a comfortable and well-maintained living environment for their residents. Based on information from various sources, Fernwood offers several key services, though some recent reviews indicate potential challenges with their execution:
- Lot Leases: Residents lease the individual plot of land on which their manufactured home is situated. This lease typically includes access to the park's shared infrastructure. Ground rent was noted as $945/month in a 2024 listing for a home in the community.
- Utility Hookups: Individual home sites are typically equipped with connections for essential utilities, including public water, public sewer, and electricity. Homes often feature central heating and cooling systems.
- On-Site Management: Fernwood is stated to have "on-site management to assist residents." While some reviews suggest issues with responsiveness to repairs, the presence of management is intended to provide a point of contact for resident needs and community oversight.
- Common Area Maintenance: The management is generally responsible for maintaining common areas and internal roads. However, a recent review specifically mentioned "management is not doing a great job repairing issues around the streets and the lights are still out on basically the entire property."
- Security: While listed as having security measures, a review indicated that "the security is non-existing now." Historically, gated communities and security cameras can be features.
- Pet-Friendly Environment: The community is described as pet-friendly, with designated areas for walking and playing with pets.
Prospective residents should always directly confirm the exact services provided, what is included in the lot rent, and any additional fees by contacting the park management. It is also advisable to inquire about current efforts to address maintenance or security concerns.
Fernwood offers several features and highlights that contribute to its appeal as a mobile home community in the Capitol Heights area. Despite some recent concerns noted in reviews, the community is designed to provide a comfortable and engaging living experience:
- Affordable Homeownership: A primary highlight of Fernwood is its ability to offer a more affordable path to homeownership compared to the high cost of traditional housing in the D.C. metro area. One reviewer stated, "It's still cheaper than an apartment," and a "better investment if you're not ready for a brick and mortar."
- Centralized Location: The community boasts a "great centralized location to shopping and work," with museums and historic sites within 16 miles and a plethora of shopping and dining options within a 10-mile radius. This connectivity is a significant advantage.
- Community Amenities: Fernwood features a playground, picnic areas, and a basketball court, providing spaces for recreation and socializing. Some external sources also mention a community center and swimming pool, which, if active, significantly enhance resident amenities.
- Individual Outdoor Space: Unlike many apartments, residents often have their own private outdoor space, allowing for "outdoor activities like cookouts and wash my car," as highlighted by a resident.
- Sense of Community: Despite managerial concerns, residents often describe "the residents are great 👍" and "neighbors help when they can," indicating a strong, supportive community spirit within the park.
- Pet-Friendly: Fernwood is noted as a pet-friendly community, which is a key feature for many animal owners seeking housing.
While some highlighted features, such as security and maintenance, have faced recent criticism, the core benefits of affordability, location, and a friendly neighborhood environment remain key appeals for Fernwood.

* Edited update *Yeah, the shine has worn off. It's still cheaper than an apartment. We will keep saving money and will be moving ASAP.Great little place to start your life. The neighbors help when they can. Friendly staff is full of knowledge. Great centralized location to shopping and work. Better than an apartment because I can do all the outdoor activities like cookouts and wash my car. In the end it's a better investment if you're not ready for a brick and mortar.
Jul 30, 2024 · Thomas LandersI feel the management is not doing a great job repairing issues around the streets and the lights are still out on basically the entire property. We pay rent for this very fact correct and to top it off the security is Non existing now. I mean are they paying for security because where the heck are they. Anyways that is my two cents and the residents are great 👍
Jul 22, 2022 · Jon LupoVery spacious for the price. It's just that parking isn't that much of it. But, you get alot of friendly creatures visiting. Lol but, for satellite dishes your better off with regular cable. Everyone is recently remodeled and new appliances.
May 29, 2018 · Kiyana LewisThis community is beginning to revitalize. Many tenants are moving out. The new property management is doing a excellent job with the revitalization, such as requiring parking permits for residents and guest. This has brought about a decrease number of vehicles parked in the community.
