Feissner's Mobile Home Park, located on Park Road in Berwick, PA 18603, USA, might be on your radar. Like many mobile home parks, it offers a distinctive approach to homeownership, often at a more accessible price point than traditional housing. For individuals and families facing difficult economic circumstances, finding an affordable roof over their heads can be a vital necessity.
It's important to approach any living situation with a clear understanding of its realities, and Feissner's Mobile Home Park, based on public feedback, presents a mixed picture. Some reviews indicate that a significant portion of the structures may be in disrepair, and issues like cleanliness, close proximity of homes, and occasional noise can be present. Concerns about potential infestations and the presence of certain types of individuals have also been raised. However, in times of genuine need, the core value of a "roof over your head" becomes paramount. Furthermore, the ability to potentially "fix it up as you go" if you have the time and resources suggests an opportunity for those willing to invest in their own property.
On a more positive note, the park's location offers undeniable convenience. It is "close to the park, which is great for the kids," and within walking distance to several essential and popular establishments such as Sheetza, Giant, Ace, Dollar General, and McDonald's. This accessibility to daily necessities and amenities can significantly ease the burden of transportation for residents, particularly those who prefer to be active and walk to their destinations.
This article aims to provide a factual and balanced overview of Feissner's Mobile Home Park for Pennsylvania locals. We will delve into its location and accessibility within Berwick, discuss the general services typically offered in mobile home communities, outline its features and highlights (including those noted in reviews), and provide contact information. Feissner's Mobile Home Park is situated on Park Road, Berwick, PA 18603, USA. This location places the mobile home park within the borough of Berwick, a community in Columbia County, Pennsylvania. For residents across Pennsylvania, particularly those in the central-eastern part of the state, Berwick offers a blend of local amenities and access to a wider regional network.
A significant advantage of Feissner's Mobile Home Park's location is its immediate proximity to various essential services and popular local spots, as highlighted in public feedback. It is "close to the park," which is a considerable benefit for families with children, providing easy access to outdoor recreation and play areas. Furthermore, the park is "within walking distance" to several convenient establishments, including Sheetza, a popular convenience store, Giant (likely a grocery store), Ace (presumably an Ace Hardware), Dollar General, and McDonald's. This walkability is a major highlight for residents who prefer to access daily necessities and fast food options without needing a vehicle, promoting an active lifestyle and reducing transportation costs.
Berwick itself, while a smaller borough, serves as a local hub for its surrounding areas. It offers local schools, some dining options, and other services. For broader needs, Berwick is situated along the Susquehanna River and is relatively well-connected to larger towns in the region via state routes like Route 11 and Route 93. These routes can provide access to nearby communities like Bloomsburg (home to Bloomsburg University of Pennsylvania), Danville (with the Geisinger Medical Center), and Hazleton, offering a wider range of employment opportunities, medical facilities, and retail options.
While the reviews mention challenges with road size within the park ("Roadways are too small for 2 vehicles") and internal parking issues, the external accessibility to key amenities in Berwick remains a notable advantage. The close proximity to places frequented by locals for daily errands and quick meals is a practical benefit that cannot be overstated for residents seeking convenience in their everyday lives.
Feissner's Mobile Home Park, as a manufactured home community, provides a set of fundamental services to its residents, who typically own their homes and lease the land (lot) where their homes are located. While detailed, specific service lists for this park are not extensively available in public feedback, based on industry standards, the common services would likely include:
- Lot Leasing: The core service is the provision of leased lots for manufactured homes. Residents pay a monthly fee (lot rent) for the use of the land their home sits on. While exact pricing is not confirmed in the provided data, it is suggested that "you can rent to own or even buy the trailer out right," implying that the park facilitates home placement.
- Utility Hookups: Essential utility connections, such as water, sewer, and potentially electricity, are typically available at each lot, allowing residents to connect their homes to these vital services. The cost of these utilities may or may not be included in the lot rent; this would need direct clarification.
- Road Access (Internal): The park provides internal roadways for vehicle access to individual lots. However, public feedback indicates that these "Roadways are too small for 2 vehicles" and note "parking on one side non existent on the other none at all or 3 cars deep depending on the lot," suggesting functional but potentially constrained road and parking conditions.
- Waste Management: Like most residential communities, the park would typically arrange for regular trash collection services for its residents, although specifics are not detailed in the provided information.
- Basic Infrastructure Maintenance: Park management would generally be responsible for the maintenance of basic infrastructure, such as the internal roads. However, the feedback about flooding ("it floods everytime it rains more than an inch or two") indicates challenges with drainage or infrastructure upkeep that potential residents should be aware of.
- Community Oversight (Implied): While not explicitly stated as a service, there is an implied management structure responsible for the overall operation of the park, including adherence to certain rules and addressing issues, although the effectiveness of this oversight is subject to user interpretation based on the reviews.
- Proximity to Public Park: While not a service provided by the park, its location directly "close to the park" (a public park across the street) is a significant external amenity that residents benefit from for recreation and children's activities.
For precise information on what services are included in the lot rent and the full scope of park-provided services, prospective residents should contact Feissner's Mobile Home Park directly.
Feissner's Mobile Home Park, while facing significant challenges according to public reviews, does possess certain features that could be considered highlights, especially for individuals prioritizing specific aspects of living in Berwick, PA:
- Exceptional Local Accessibility: This is arguably the most prominent and consistent positive highlight. The park is "close to the park, which is great for the kids," meaning easy access to public recreational space. More significantly, it is "within walking distance" to numerous essential and popular establishments: Sheetz, Giant, Ace, Dollar General, and McDonald's. This walkability is a major convenience for daily errands, quick meals, and reducing reliance on personal vehicles.
- Potential for Extreme Affordability (in a Pinch): The review directly states, "However in a pinch and hard times, a roof over your head is valued and essential." This suggests that Feissner's Mobile Home Park can provide an immediate and very low-cost housing solution for those facing severe financial constraints. While lot rent pricing isn't given, the context implies it's highly competitive, offering a basic shelter option.
- Opportunity for Renovation/Investment: For individuals with the skills, time, and financial resources, the mention that "if you can do the construction it needs and have the time and money, you can always fix it up as you go" indicates a potential for residents to purchase homes at a very low cost and invest in their own property, customizing it to their liking over time. This could appeal to DIY enthusiasts or those seeking an equity-building project.
- Path to Homeownership (Rent-to-Own/Buy Outright): The statement, "I'm sure you can rent to own or even buy the trailer out right," suggests that the park facilitates various avenues to homeownership for the manufactured homes within its premises. This is a crucial feature for those looking to avoid traditional renting and own their living space, even if the structure requires significant work.
- Established Presence: As an existing mobile home park, it has established infrastructure (roads, utility hookups) and a history, providing a known entity for those seeking immediate housing.
It is crucial for any prospective resident to weigh these potential highlights against the significant concerns raised in the reviews regarding the condition of structures, cleanliness, privacy, noise, and safety concerns (dilapidation, trash/debris, lack of yard space for most, "known addicts and offenders," bed bugs/cockroaches, constant traffic, arguments, belligerent behavior, flooding). A thorough personal visit and due diligence are strongly recommended to assess suitability.
Feissner's Mobile Home Park, as a privately operated community, would typically structure any promotions or special offers around incentives for individuals or families looking to acquire a manufactured home and lease a lot within the park. Given the nature of the feedback, any "promotions" would likely focus on making the acquisition of a home or the lot rent as accessible as possible, particularly for those in difficult financial situations. While specific, active promotions are not publicly detailed, common types of offers that might be found in such a context, or inquired about directly, could include:
- Flexible Purchase Options: The review mentions, "I'm sure you can rent to own or even buy the trailer out right." This indicates that the park likely offers pathways to acquiring a home, which can be a significant "offer" in itself for those with limited capital. Rent-to-own programs allow individuals to live in a home while working towards ownership, often with a portion of their rent contributing to a down payment.
- Competitive or Negotiable Lot Rent: While the exact pricing of lot rent is not given, the implied context suggests it's designed to be a highly affordable option. Prospective tenants might inquire about the possibility of an initial reduced rate or a fixed rate for a certain period to provide financial stability.
- Assistance with Home Placement or Basic Hookups: For individuals bringing their own manufactured home, the park might offer certain incentives related to the cost of initial hookups for utilities, or assistance with the placement of the home on a lot.
- "As-Is" Purchase Opportunities with Low Entry Cost: Given the description of some "severely dilapidated structures," there might be opportunities to purchase homes at an extremely low upfront cost, with the understanding that significant renovations are needed. This could be seen as an "offer" for those with the means and desire to undertake a fixer-upper project.
- Short-Term Lease Options (in a pinch): For those in immediate need of a "roof over your head," the park might offer more flexible, shorter-term lot leases initially, allowing residents to establish themselves before committing to a longer agreement.
It is critically important for any interested Pennsylvania local to directly contact Feissner's Mobile Home Park to inquire about current pricing for lot rent and any available homes, as well as the terms of any rent-to-own or purchase options. Due to the nature of the public feedback, a thorough understanding of all costs and responsibilities, as well as a direct visit to assess the condition of available units and lots, would be absolutely essential before considering any "offer."

It caters to a specific demographic that values minimum cost and independent space, even amidst challenging community conditions. Feissner's Mobile Home Park Reviews
Severely dilapidated structures in this Mobile Home Park. Some trailers are fair(still not an option I would take) but the majority of them either need a lot of renovations/remodeling or should be condemned. Very few people keep up their yards, leaving trash/debris scattered throughout the lots and road. Some occupants can be known as hoarders. Have heard from previous tenants/reliable sources, that it tends to become infested with either bed bugs or cockroaches through out the year every year without fail. A lot of known addicts and offenders tend to frequent this property. Everybody knows everybodys business, theres hardly any privacy as everyone is close in Proximity. It has only gotten worse over the years. Can be a quiet place on occasion but for the most part, noisy at any given time. Either equipment/tools are being used, people arguing and getting belligerent or partying or dealing with a high volume of traffic constantly in and out. Not a place I could/would consider comfortable or even home. However in a pinch and hard times, a roof over your head is valued and essential so if you can do the construction it needs and have the time and money, you can always fix it up as you go. Not sure on the pricing of rent. I'm sure you can rent to own or even buy the trailer out right. The only positive I can say about this premises is that it is close to the park, which is great for the kids, located across the street, not too far from sheetz, giants, ace, dollar general, McDonald's, and a few other convenient places. It is within walking distance for those who like to be active.
