Fairton Oaks Mobile Home Community is located at the intersection of Clarks Pond Rd & Ramah Rd, Fairton, NJ 08320, USA. The intersection of these roads suggests a location that is easily accessible while maintaining a sense of quiet residential living, away from the immediate hustle and bustle of larger towns.
For New Jersey locals, the accessibility of Fairton Oaks is a notable advantage. Fairton, while a smaller community, offers convenient access to larger towns and cities in Southern New Jersey. It's situated with reasonable driving distances to Bridgeton, Millville, and Vineland, which provide a broader range of shopping, dining, and employment opportunities. Major roadways connecting to these towns ensure that residents can easily commute for work or leisure.
The specific location near "Clarks Pond Rd" is particularly advantageous for nature lovers. It is directly adjacent to the Clark's Pond and Clark's Pond Wildlife Management Area (WMA). This significant natural feature offers residents immediate access to outdoor activities such as boating, birding, and fishing. Designated as an Important Bird Area (IBA) by Audubon, and part of the Cohansey River watershed, this area is known for sightings of bald eagles, ospreys, and Cooper's hawks, providing excellent opportunities for wildlife observation. This natural amenity significantly enhances the appeal for those seeking a tranquil environment with direct access to nature's beauty. While Fairton is known for its peaceful, rural setting, residents can still access necessary amenities within a short drive, offering a good balance for those who appreciate a quieter lifestyle but need convenient access to services.
As a managed mobile home community, Fairton Oaks Mobile Home Community typically provides a set of core services that are generally included in the monthly lot rent, aiming to simplify living for its residents. Based on common practices for manufactured home communities and some public records related to properties within the park, these services often include:
- Water Services: Access to public or community well water is typically provided and included in the lot rent. Public water information from NJDEP indicates that the community has a water allocation permit.
- Sewer Services: Connections to community septic tank or private septic tank systems are provided, with sewer services generally covered by the lot rent.
- Trash Collection: Regular trash removal services are often included as part of the monthly fees, offering convenient waste disposal for residents.
- Road Maintenance: The management is usually responsible for the upkeep of the internal roads within the community, ensuring they are navigable.
- Common Area Maintenance: While specific details are limited, management typically maintains common areas of the park, ensuring a tidy environment.
- Community Management: A management team oversees the daily operations of the park, handling lot leases, community rules, and resident inquiries. Fairton Oaks is part of a larger network of manufactured home communities, indicating professional oversight.
It's important for prospective residents to verify exactly what is covered by the lot rent, as this can vary. Typically, residents are responsible for their own electricity, natural gas/propane, cable TV, and internet services, as well as property taxes on their manufactured home and homeowners' insurance.
Fairton Oaks Mobile Home Community offers several features and highlights that are typically attractive to residents in New Jersey:
- Affordable Homeownership: Manufactured homes in communities like Fairton Oaks often provide a more budget-friendly entry into homeownership compared to traditional stick-built houses in the region, making it an accessible option for many.
- Quiet and Peaceful Environment: While some recent reviews indicate challenges, the community has historically been known for its quiet atmosphere. The location, away from major urban centers and adjacent to a wildlife management area, inherently contributes to a serene setting, ideal for those seeking tranquility.
- Proximity to Nature: A significant highlight is the direct adjacency to Clark's Pond and Clark's Pond Wildlife Management Area (WMA). This offers residents immediate access to boating, fishing, and birdwatching opportunities, including sightings of bald eagles and ospreys, promoting an active outdoor lifestyle.

It is important to acknowledge that recent customer reviews have expressed concerns regarding maintenance, management, and the overall cleanliness of the property. While the ideal highlights listed above are based on common features of such communities and general location benefits, prospective residents should perform thorough due diligence and consider visiting the property to assess the current conditions and speak with existing residents regarding their experiences.
As an established mobile home community focused on long-term lot leases for owner-occupied homes, Fairton Oaks Mobile Home Community does not typically publicize short-term promotional offers in the way a retail business might. The primary value proposition often lies in the affordability of the manufactured homes themselves and the cost-effectiveness of the lot rent compared to other housing options in New Jersey.
Any "special offers" would likely be related to the sale of specific manufactured homes within the community, which are typically sold by individual owners or affiliated dealerships. These might include:
- Competitive Home Pricing: Manufactured homes available for sale in Fairton Oaks may be priced competitively within the local market, making homeownership more accessible.
- Financing Options: While not directly offered by the park management, prospective buyers might explore specialized financing options for manufactured homes through various lenders.
- Included Lot Rent Services: The inclusion of water, sewer, and trash in the lot rent (as typically seen in such communities) can be considered an ongoing "promotion" as it simplifies budgeting and reduces separate utility bills for residents.

Feb 19, 2025 · Andrew “hillbilly” LamanteerI never lived in a trailer , I go camping and it's not a far stretch. I have seen many mobile home communities & they have no wooded lots, hardly any trees, very rare is there a body of water. However, I really liked Fairton Oaks. The ride to it was very scenic, the "park" itself had plenty of trees, surrounded by woods, and it was in a country type setting. I had never heard of Fairton Oaks, and could not even recall such a community out that way. If I were to ever live in a trailer , that would be the community for me.
Dec 24, 2024 · Robyn DeniseThe owner and property manager are the type of people who have god complexes and think they can run the lives of the people who live here, property manager snoops through your stuff and looks through windows into your property and will harass you over any little thing. This trailer park is no better than Tips or any other park in the area. Avoid living here unless you want every move you make to be monitored or judged by the people running this horribly mismanaged trailer park
Aug 18, 2024 · Craig JerffersonAll I can say is that for all the people saying that it's a quiet and nice place to live are dead wrong. I have lived here for 8 years and things are going down hill fast, the owner who will never return your call. When you explain what is going on with his park, he always has the maintenance man back, so what does the maintenance man have over you,he doesn't believe you.the maintenance man harasses women ,He has came in my yard statingI'm on notice about my yard. He better get the hoarders around here first. The entire park does not like him. Well 3 people like him. Lol
