Evergreen Village Manufactured Home Community Introduce
For many Utah families, finding an affordable path to homeownership without sacrificing quality of life is a top priority. **Evergreen Village Manufactured Home Community** in Pleasant View, UT, offers a balanced solution to this challenge. As a prominent all-ages mobile home park situated in Weber County, Evergreen Village provides a structured residential setting where individuals and families can own a modern, low-maintenance home while benefiting from shared community amenities and professional management. This established community serves a vital role in the Northern Utah housing market by offering accessible housing options just a short distance from the bustling city of Ogden.
The community operates on the principle of land lease, where residents purchase their manufactured home and then pay a monthly lot fee to the community management. This structure typically lowers the overall cost of homeownership compared to purchasing a traditional site-built home and the land it sits on. Furthermore, Evergreen Village distinguishes itself by functioning not just as a mobile home park, but also as a **mobile home dealer** and **mobile home rental agency**. This means they may offer both new homes for sale on-site and potentially rental homes or lot rentals, providing a variety of entry points for prospective residents. The availability of both sales and rentals under one management umbrella simplifies the process for those looking to move into the area, whether they are buying their first home or seeking a temporary rental solution.
Evergreen Village aims to foster a comfortable and engaging atmosphere for its residents. The focus is on providing a neighborhood setting that is managed for convenience, allowing residents to enjoy a quieter, small-town atmosphere while remaining connected to larger metropolitan conveniences. Like all managed communities, residents are required to adhere to the established community guidelines and rules, which are in place to ensure a high quality of life for everyone. Prospective residents should always inquire about the current lot rent rates and the history of rent adjustments, as these costs are a significant part of the overall housing expense.
Evergreen Village is strategically located at **2491 US-89 in Pleasant View, UT 84404**. This prime location places it directly off U.S. Route 89, one of the primary north-south corridors in Northern Utah. Furthermore, the inclusion of management services, which handle common area maintenance, relieves residents of some of the typical responsibilities associated with homeownership.
While some former residents have shared concerns regarding management communication and the frequency of lot rent increases, these are important factors that prospective residents should carefully address with the management team during the application and lease negotiation process. Understanding the historical trends of lot rent and clarifying the management's policies on late payments and tenant communication is crucial. Ultimately, the choice of Evergreen Village is a choice for a managed, amenity-rich, and strategically located community that provides a popular, cost-effective form of housing for many Utah residents. ★ 5★ 4★ 3★ 2★ 1Would not recommend anybody live here, they have totally ruined the experience of owning my first home, does not feel like it is my own home it feels like we are still in an appt complex. we have only lived here 8 months and we were informed that our lot rent is already going up $50 for no reason it doesn’t sound like a lot but I’m worried they will keep doing it every 8 months. We have never been late on any payments and have even paid in advance before but just this once we were only 4 hours late for rent and now we have to pay with a cashiers check in person super inconvenient not willing to work with us. Lovely neighbors and area but not worth with having to deal with this management. Going to move as soon as we can afford again.
December 06 · Richard OsorioThe lady Diane is very friendly, and eger to help out if possible, never had a problem with the managers for the park. The only problem we have had is a very disrespectful experience, with the property spokesperson who's name I believe was Sherry, I haven't ever in my whole entire life been so disrespected, let down, and emotionally degraded, my wife has had the same experience, I couldn't believe that anyone left in the position such as hers be even trusted to conversate let alone communicate, with tenants with no Respect for herself. We both were hung up on and treated unfairly without any proper chance to have a conversation to address our situation, never had any problems or been late, on any payments before. But we have been treated unfair, we obtained several petitions and grievances in action to resolve this situation. But sorry for the novel. Apologies but needed to be said!
July 07 · Greg and Lucero JohnsonWe have lived here for 4 years, it has been a good place for our family and our pets, we love the pool in the summer, we just bought our second house. Good managment and maintnance they keep the road clean and well mantained they clear the snow in the winter, the manager in amazing, helpful and easy to work with...
October 19 · Julia GarciaThis place is an absolute joke Management's never in the office during working hours when you have questions and concerns Bayshore homes are nothing but cheaters and scammers and the wife bought a "new" trailer. The new trailer came with plumbing issues the central air that we have doesn't work and hasn't worked in over 2 years and try to get the number for the AC unit. The office people are freaking idiots they have no idea who installed the AC unit have like to get it fixed but they're refusing to fix it trailer has three bedrooms and two baths and we have access to only one bathroom due to the plumbing issues maintenance and more plum came out on flushed out our system and screwed up our freaking piping system and I refuse to fix that so I'm paying $50,000 for a 3-bedroom 2-bath brand new only access to one bathroom and this is considered fraud as we are paying for three-bed two-bath I would advise anybody looking for a trailer not to come to look for these guys they will sell you a lemon. Let's not talk about a corporate either corporate freaking joke they don't give two craps about complaints as long as they're making their money half the trailers are left empty and people are moving out because of management every year we moved in two years ago starting at like $650 we are now paying almost $800 and our mortgage of almost $600 everybody still making nothing bay shore homes are frauds con artist and thieves tell my stuff gets fixed this will stay posted until it's fixed they also don't care about people with disability so if you have a disability don't come here because if you can't pay your bill due to an unexpected life problem your out regardless never missi g a payment and always paying on time
May 11 · Big Ginger StudLot rent is raised yearly, when my family moved in it was 400 a month, now it’s over 600 with no added amenities to account for it. Management is constantly harassing people about watering lawns, mowing them and does not allow fences, while at the same time every empty lot of which is supposed to be managed by the owners is unkempt, never watered and overgrown with weeds. Not only did they raise the lot rent substantially during the pandemic but also demanded people water excessively during the drought, even though the state and local governments had mandated water restrictions. I was harassed by management to water my lawn more constantly until I informed them I would report them to the state and city water conservation authorities, at which point they stopped and it magically was no longer an issue. The police show up throughout the year pretty consistently, mostly (I assume) due to noise complaints as some residents play loud music later into the night however lot rent continues to increase. Management is rarely in the office during the posted hours of operation and are slow to respond unless it concerns their money or possible legal action. They’re lot rent fees are comparable to other such neighborhoods but are less so comparable in quality.
