Enchanted Village Manufactured Home Community Introduce
For many residents across Illinois, finding a suitable and affordable place to live is a key priority. In Alton, a historic city known for its scenic riverfront and charming architecture, the Enchanted Village Manufactured Home Community presents itself as a housing option. Located at 246 Wonderland Dr, Alton, IL 62002, USA, manufactured home communities like Enchanted Village offer an alternative pathway to homeownership or stable long-term renting that can often be more budget-friendly than traditional site-built homes. Understanding the reality of living in such a community involves looking at various facets, from its location and offerings to the direct experiences of its residents.
The appeal of manufactured home living often stems from the potential for lower monthly costs and the opportunity to own a home in a managed community setting. For Illinois locals, this can translate into significant financial flexibility, allowing individuals and families to achieve their housing goals without the substantial financial burden associated with purchasing or renting conventional homes. These communities aim to provide a sense of neighborhood and shared spaces, fostering a communal environment. Enchanted Village, with its evocative name, suggests a serene and welcoming atmosphere, which is often a key desire for those seeking a place to call home.
However, it is vital to approach the decision of moving into any community with a comprehensive understanding, particularly by considering direct feedback from current and former residents. Reviews, while sometimes presenting contrasting viewpoints, offer invaluable insights into the day-to-day realities of living within the community. For Enchanted Village, reviews highlight both positive initial experiences and significant concerns regarding ongoing maintenance and pest issues. This article aims to provide a factual and balanced overview, helping prospective residents in Illinois make an informed decision about whether Enchanted Village Manufactured Home Community aligns with their housing needs and expectations.
Enchanted Village Manufactured Home Community is located at 246 Wonderland Dr, Alton, IL 62002, USA. This address places it within Alton, Illinois, a city steeped in history and situated along the majestic Mississippi River, just north of where it converges with the Missouri River. Alton's character is defined by its historic architecture, limestone bluffs, and strong connection to the Great Rivers National Scenic Byway, particularly beautiful during the fall foliage season.
While Alton sits about 25 miles north of Downtown St. Louis, Missouri, direct interstate access from Alton itself is not immediate. The iconic Clark Bridge connects Alton to a road that eventually leads to an interstate highway several miles away. This lack of direct interstate proximity contributes to Alton's small-town charm within a larger metropolitan district, offering a quieter pace of life while still being connected to the greater St. Louis area for employment, specialized services, and entertainment.
For residents of Enchanted Village, local accessibility is good. The community is situated a few miles north of Alton's central business district, providing relatively easy access to local amenities such as shopping, dining, and essential services within Alton. Educational institutions like SIU Edwardsville and Southwestern Illinois College (Wolf Campus) are also within reasonable driving distance, making the location potentially convenient for students or faculty. The general area benefits from scenic drives along the river, providing outdoor recreational opportunities, and is close to parks and natural institutes like the Audubon Center at Riverlands and The Nature Institute. While public transportation options like buses might be available, the walkability score suggests that a car is largely necessary for convenient movement around the area.
Enchanted Village, as a manufactured home community, typically provides a foundational set of services designed to support residents and maintain the community. Based on general industry practices and the available information, the following services would be expected or provided:
- Lot Rentals: The primary service is providing designated lots for manufactured homes, offering residents a stable location for their private residences.
- Home Sales and Rentals: The community likely offers both opportunities to purchase new manufactured homes directly through them and potentially rental options for park-owned homes.
- Utility Hook-ups: Essential infrastructure for connecting homes to utilities such as water, sewer, and electricity would be provided at each lot. Residents are typically responsible for their individual utility consumption.
- Professional Management: The presence of "office ladies" and a management team suggests a system for handling resident inquiries, lease agreements, and community rules. Reviews indicate varying levels of satisfaction with this service.
- Community Maintenance (Common Areas): Standard for such communities is the upkeep of common areas, roads, and general landscaping within the park. One positive review mentioned grass cutting for older residents in a similar type of community, which could be an offered service here, though specific details should be verified.
- Waste Management: Services for trash collection or designated disposal areas are typically provided to maintain cleanliness within the community.
- Regular Communication: Based on the positive move-in experience, the office staff seems to maintain communication with new residents regarding their application and move-in process.
Prospective residents should always confirm the exact services included in their lot rent or home purchase agreement directly with the community management, especially concerning maintenance responsibilities and pest control.
Enchanted Village Manufactured Home Community presents a mix of features and highlights that can be appealing, along with significant concerns raised by some residents that prospective occupants should carefully consider.
- Affordable Housing Opportunity: Manufactured homes generally offer a more cost-effective pathway to homeownership or long-term rental compared to traditional stick-built homes in Illinois. This affordability is a key feature for many seeking budget-friendly living.
- "Beautiful" Homes and Neighborhood (Initial Impression): One positive review highlights the beauty of the homes and the neighborhood, suggesting a visually appealing environment for new residents upon arrival.
- Quiet Environment (Initial Impression): Early experiences noted the community as "quiet," which is a desirable feature for those seeking a peaceful living space away from urban noise.
- Simplified Move-In Process: A positive review commended the "simple process" and consistent updates from office staff during the move-in phase, indicating efficiency in initial resident onboarding.
- Professional and Responsive Office Staff (Initial Experience): The "awesome" office ladies who answered questions and provided updates were a highlight for new residents, suggesting a welcoming initial experience.
However, significant negative feedback highlights crucial concerns:
- Severe Pest Infestation (Roaches): A major and recurring concern is a widespread roach infestation throughout the community, requiring repeated professional spraying and impacting residents' quality of life. This is a critical issue that would affect daily living.
- Maintenance Issues: Reports of appliances (dishwasher with black mold and roach feces) and general property issues (broken cars, homeless individuals disturbing property) suggest significant maintenance and security challenges post-management changes.
- Inconsistent Management Responsiveness: While initial interactions were positive, later reviews indicate a lack of care from current management regarding resident complaints and maintenance needs, with a new maintenance man described as ineffective.
- Safety Concerns: Increased police presence with K9 units and incidents of car break-ins, coupled with reports of "homeless messing with your property," raise serious safety and security concerns for residents.
- Lack of Care for Residents: Allegations of management making fun of people with disabilities and firing a maintenance man due to health issues suggest a potentially unprofessional and uncaring management culture.
Prospective residents must thoroughly investigate these highlighted concerns through direct visits and conversations with current residents to ascertain the current living conditions.

The initial positive experiences reported by some new residents, including a smooth move-in process and a perception of a quiet, beautiful neighborhood, highlight the potential for a positive living environment. For individuals and families prioritizing a lower cost of entry into homeownership and a community setting, these aspects can be appealing.
However, it is paramount for any local considering Enchanted Village to thoroughly investigate the serious concerns raised in other reviews, particularly regarding widespread pest infestations, reported lapses in property maintenance, and significant safety issues including increased police presence and property crime. These are critical factors that directly impact daily quality of life and personal security. Prospective residents should engage directly with management about these issues, inquire about current solutions in place, and ideally, speak with existing residents to gain a realistic understanding of the ongoing situation. Ultimately, Enchanted Village could be suitable for locals who are prepared to accept these potential challenges in exchange for the affordability and location benefits, and who are willing to be proactive in managing their living situation within the community.

Enchanted Village Manufactured Home Community Reviews
Just signed papers to move in & everything has been wonderful! The office ladies are awesome & answered any questions we had! The home is beautiful and so is the neighborhood. Quiet from what we've experienced so far. The process was simple and they kept us updated every step of the way. Excited to call Enchanted Village, home.
Feb 25, 2025 · Alicia ReeseDO NOT MOVE HERE!!! I REPEAT DO NOT MOVE HERE UNLESS YOU WANT ROACHES! This place is infested with roaches. We had to have our home sprayed before we could move in because the roaches were so bad. This dishwasher was covered in black mold and roach feces. We had to complain multiple times before we could get a new one. We had had our home sprayed again 3 months after living there because the roaches became bad again. Now we have someone come out monthly, but it does not matter, whole community is infested so no matter what you do, you will have roaches. You can be the cleanest person in the world, and you would still have them just by living here. The people in the office are incompetent and make fun of people with disabilities.
Oct 22, 2024 · Tonya MoxeyTerrible place to even get ahold of! And they don't let you put anything on the lawn! You even have to hide your mower some how under the trailer I guess.. Never ever will I rent here! Anyone who is desperate.. please keep looking! We ended up renting a house with a basement and 2 baths for around the same price! We've lived here now for almost 6 years!

Jan 29, 2025 · ItsSpoopyboy 23Enchanted Village court cases are public. Look into them before buying, renting, and if you stay here you should leave immediately. My sister at 103Rainbow was nearly evicted during covid when work slowed down even after reaching out and cooperating with the office. She kept paperwork showing they refused her partial payments, she filed covid relief forms that THEY offered, but then they declined, then they sent her to court with an eviction notice. EnchantedVillage lost and they waived her rent payments for 3 to 4months. This is a preface to my situation. March 26, 2024 I began to sell my home at 101RainbowDrive. I went to the front office and asked what was needed and how long the process would be. "Since you own your home the process should be 2-3weeks" I already found a place to stay so cool, I took pictures and returned to the office to make sure everything was in order. "Thanks for coming up here a second time." Was what I heard before I left the office. Blatantly disrespectful as if I'm wasting everyone's time making sure this goes off without a hitch. It couldn't be anything but that considering they confirmed the pictures were fine, they just didn't care and didn't want to be bothered. April 1st rolls around and I get an email. "You never told us how much you want for the home." Are you serious? Not only did I already tell you and you forgot, but it took an entire week to tell me that? This continues on and on until today, May 20th, where rent is demanded before sale when I already put in an agreement to pay for the 22nd. The home sale check was created May 2nd, says so on it, but it took over two weeks to arrive? I have to constantly go out of my way for updates and the office is uninformed or "busy" at the moment? "You had a lien on your home" yes, and it was paid off in three days. I asked if it could be taken from the check, No. I pawned my belongings to get the money to pay the lien off April 8th, the same day I get a notice in the mail I owe rent and if it isn't paid I will be evicted in 10 days? Why not just call me instead of writing up all of that paperwork, but at the same time "Thanks for coming in a second time." Also the, "we value our community" Yeah by letting strays run around urinating, living under people's trailers and damage property? By not speaking to the city to have those giant holes in the ground filled that severely damage tires? By plastering notices to uncharge rent if the home isn't well kept, after a person has already maintained it? I had just cut my lawn a previous day, opened the mail the next and got a letter telling me to cut it or I'll get force mowed and charged an extra $50 on rent. Roach infestations that creep into other people's trailers. I could go on all day. My sister had her paperwork proving EnchantedVillage's incompetence and saw justice. I primarily spoke to the office through email. Every late payment and overdraft charge from my bank, these two months of rent that were drawn out to make me pay before I leave, and the initial offer I made being rejected with no word from corporate WILL be challenged legally. Every RHP rating is abysmal for a reason. Avoid these people like the plague.
