- Lot rental services for manufactured homes.
- Basic utility hookups (e.g., city water, city sewer, electric).

Conclusion: Why this place is suitable for locals
For Illinois locals, particularly those in the Granite City and broader St. Louis Metro East region, Edwards Mobile Home Park presents itself as an option for affordable living. The suitability, however, must be approached with considerable caution and thorough investigation due to extremely serious concerns raised in public reviews. From a purely locational standpoint, its proximity to St. Louis (approximately 7 miles away) is a significant advantage, offering convenient access to a major urban center's employment opportunities, healthcare facilities, and diverse cultural and entertainment offerings, all while potentially providing a lower cost of living compared to residing directly within St. Louis. This can be appealing for locals seeking to manage their housing expenses. Furthermore, the concept of mobile home ownership, even on a leased lot, can be an attractive entry point into the housing market for many Illinois residents. However, the severe allegations regarding potential fraud, misrepresentation of ownership, lack of maintenance, and hostile management interactions, as explicitly detailed in public reviews, are critical factors that drastically impact its suitability. Residents have reported issues with property titles, water service, fines, and unresponsive management. Additionally, there are unconfirmed rumors of the park's potential demolition for highway expansion, which, if true, would profoundly affect residents. While the park theoretically offers an affordable and geographically convenient option, locals considering Edwards Mobile Home Park must prioritize extensive due diligence. This includes verifying all claims, consulting legal counsel regarding the Illinois Mobile Home Landlord and Tenant Rights Act, and personally assessing the current condition of the park and its management practices to ensure a safe and legally sound living arrangement. Without such thorough investigation and reassurance, the risks highlighted in public feedback may outweigh the perceived benefits of affordability and location for Illinois residents.

Edwards Mobile Home Park Reviews
At the end of 2022 we purchased lot #25 trailer from Kerri welsh the current lot manager. We signed and reviewed all documents and was told by Kerri welsh she is waiting on the title to come in and we will have it. Ok that’s fine. Then as soon as we moved in we started getting fines for a fence that was damaged which belongs to the trailer park. We then started having water leaks and she refused to do anything and when our meter cracked over the winter she told us to illegally straight pipe tut eliminating the water meter. The next day the water company came out and said we were tampering with our meter and he shut our water off. We never touched the meter because we know it’s illegal tamper with or re install a new meter ourselves. So here comes March of 2023 and we go to pay our property taxes on the lot and my gut told me to double check on our title ourselves. We have family that work for Madison county so we had them investigate the matter and come to find out the trailer is under Muhammad Ali and there is a $2,500 lean on our home and he still owns the trailer. So we investigated further and seeked legal aid and are now pursuing a lawsuit for Real Estate Fraud and pressing charges against the establishment and all individuals whom work for edwards mobile home park.DO NOT BE SCAMMED BY KERRI WELSH. SHE WILL TAKE YOUR MONEY AND KICK YOU OUT FOR HER NEXT VICTIM.
