Based on the provided information, the services offered at East Lane MHP appear to be primarily focused on the management and maintenance of the mobile home park itself.
- Community Management: There has been a recent change in management. The new management has reportedly implemented new rules, such as requiring items to be removed from porches. Residents express concerns about the management's responsiveness and empathy, particularly regarding past issues like theft and perceived lack of understanding during difficult times. There are also mentions of managers being related, leading to concerns about accountability.
- Lot Maintenance: While residents pay lot rent, there's an expressed expectation for management to "keep up in the lot red." However, specific details on what this maintenance entails beyond general upkeep of common areas are not explicitly stated.
- New Home Installation: It is mentioned that a "new trailer" was recently brought in, indicating that the park facilitates the installation of new manufactured homes. However, a resident also noted concerns about the condition of this "supposedly brand new" trailer, observing mold and algae on the shingles, which could imply issues with the quality of new installations or maintenance upon arrival.
Based on the provided resident reviews, the features and highlights of East Lane MHP are described with some significant points of concern. It is important to present these factually, reflecting the direct feedback.
- Management Changes: The park recently underwent a change in management. This is a significant highlight, as new management often brings new policies and approaches. The new management's initial action was reportedly to issue notices about items needing to be removed from porches.
- Security Concerns: A major concern highlighted by a resident is the ongoing issue of stolen bikes over a six-year period. Despite complaints and alleged promises of camera installation four years ago, these cameras have reportedly not been installed. This suggests a significant gap in security features that was expected by at least one resident.
- Condition of New Homes: A specific new trailer brought into the park within the last 3-4 months was observed by a resident (who works in roof cleaning) to already have "mold and algae on the shingles" and the roof. This raises questions about the quality or initial condition of new homes being placed in the park.
- Lot Rent Expectation vs. Reality: Residents pay lot rent, with the expectation that management will "make the park better and keep up in the lot." However, the review implies a disconnect between this expectation and the actual improvements or responsiveness from management.
It is crucial to note that the provided reviews paint a picture of significant dissatisfaction among at least one long-term resident, particularly concerning management's empathy, responsiveness, and perceived lack of follow-through on promises (like camera installation). The concerns about the condition of a new home also represent a notable highlight from a resident's perspective, suggesting potential issues with property standards.
Based on the provided customer reviews and information, there are no details available regarding any current promotions or special offers at East Lane MHP. Manufactured home communities may periodically offer incentives to attract new residents, such as reduced security deposits, discounted first month's lot rent, or special financing options for home purchases. However, these are not mentioned in the public data provided for East Lane MHP.

Considering the available information, East Lane MHP in Northwood, Ohio, presents a particular set of characteristics that may appeal to some local residents seeking manufactured home living, while simultaneously posing potential challenges highlighted by current resident feedback. For locals in the greater Toledo area, the primary suitability of East Lane MHP stems from its location. Northwood offers a suburban environment that provides a sense of community, with relatively easy access to the more extensive amenities and employment opportunities available in nearby Toledo. This geographical advantage means residents can benefit from a potentially more affordable housing option compared to traditional homes in the city, while still having access to shopping, dining, healthcare, and educational facilities. The connectivity to major highways also ensures that commuting and travel throughout Northwest Ohio are convenient, which is a practical consideration for many Ohio residents.
However, it is crucial for potential residents to be fully aware of the experiences shared by current residents, which provide significant insights into the operational aspects and living environment of East Lane MHP. The recent change in management, and the subsequent implementation of new rules, indicate an effort by the park to establish new standards, which could be seen as an attempt to improve the community's appearance and organization. While one resident expressed frustration regarding these new rules and the lack of understanding from management during personal difficulties, as well as ongoing issues with theft and unfulfilled promises of security cameras, it is important for prospective tenants to directly investigate these concerns. The feedback regarding perceived issues with new homes (mold/algae) also points to the necessity of thorough inspection of any unit considered for purchase or rent.
For some Ohio locals, particularly those on a tighter budget or seeking a potentially more independent living style than apartments, manufactured home communities can be a viable choice. The affordability often associated with manufactured homes, combined with the opportunity to own a home and have a personal yard, might be attractive. However, at East Lane MHP, the emphasis for locals should be on conducting due diligence. Directly engaging with the management about security measures, maintenance protocols, and the condition of available homes is paramount. Speaking with current residents, if possible, beyond the provided reviews, could also offer a more comprehensive understanding of daily life within the community. In essence, while the location in Northwood offers geographical advantages, the suitability of East Lane MHP for an Ohio local will heavily depend on their priorities, their comfort level with the reported management practices, and their willingness to thoroughly vet the property and community before committing.

East Lane MHP Reviews
They recently got new management. And so what the new management did to make?Herself known was sent out a little piece of paper to everybody, saying that all the stuff had to be removed off their porch and personally me. I lock my kids as bikes On my porch trailer because for the past six years I've had twelve bikes from That have been stolen. Take They claim they're trying to make the park better and keep up in the lot red but at the same I'm still waiting for the cameras that they said they were going then stall four years ago when I complained about My kids is bikes.Kept still getting stolen They have no heart, no understanding or no moral code.I had a rough year this year because of my job.And guess what do you think they care to have any understanding whatsoever? When i've been nothing but an upstanding resident who at one part pay his bill ahead of time before time got ruff this year. And you can't really complain to one manager to the other manager. When they're related in their sisters and all she does is cover up for her. My suggestion in the future you see this place don't come. They Just brought a new trailer in like 34 months ago. Crossed the street right? Tell me how it's supposedly brand new. But I already see mold and algae on the shingles. And roof cleaning is my business. That's what I do. That's my profession.Take my word, it's not worth it here.

Nov 13, 2024 · Manuel CeballoAlmost 6 and a half years, living here, and personally it used to be a neat and 4 star place for a while, of course it had spots where it could improve a bit but it wasn’t bad, then the new management came in, and personally I don’t like the new management in the slightest, not only do they spoil the living hell out of every single one of their children, they enforce rules that are utterly ridiculous, for example, my friend had a fire pit for years, randomly they had to remove it FOR NO REASON! This happened to everyone (to my knowledge) who owned fire pits, now it was argued the new management wants to enforce rules more, but that’s utterly ridiculous. It’s been years, management had YEARS TO REMOVE THEM. But they didn’t. Also I don’t think this new management is manager material, I think the manager should just stay as a mother, I think the last manager was way better, as she was a older lady with time to dedicate to the manager job, and she was more reasonable in my opinion.

Oct 27, 2024 · the bloxy ChannelOwner likes to harass people, told us to get rid of our fire pit that has been here for 5 years. Got a note saying if we didn't it would be removed and we would have to pay for that, that was a month ago. 2 trailers still have fire pits.. another issue.. she likes to add late fees when lot rent was paid on time & harass me about it.
