Manufactured home communities often present an accessible pathway to homeownership, providing a unique blend of affordability and a distinct neighborhood feel that can be very appealing. Dutchtown Estates, situated in Tuscarawas County, is one such community that has garnered attention for both its positive attributes and some significant concerns related to property maintenance and management responsiveness. We understand that choosing a place to live is a significant decision, and we are committed to providing transparent information to help you make an informed choice about your potential new home in Ohio.
Dutchtown Estates is situated at 201 Pearl St, Uhrichsville, OH 44683, USA. This address places the community within the city of Uhrichsville, Ohio, a smaller municipality known for its local charm and proximity to larger towns in Tuscarawas County. The location on Pearl Street offers residents a residential setting, likely providing a quieter environment away from major thoroughfares.
Uhrichsville offers a selection of local amenities and services that are generally accessible from Dutchtown Estates. Residents can find grocery stores, local businesses, and some dining options within a reasonable driving distance. The city, along with its twin city Dennison, forms the "Twin Cities" and provides a sense of local community. Essential services, including schools and healthcare facilities, are typically available within the immediate Uhrichsville area or nearby towns in Tuscarawas County.
The park's location provides connectivity to the broader region. While not directly on a major interstate, Uhrichsville is typically connected by state routes that lead to larger regional centers like New Philadelphia, Dover, and Canton. This allows residents to access a wider range of shopping, entertainment, and employment opportunities when needed. The area is known for its natural beauty and outdoor recreational possibilities, including nearby parks and the Tuscarawas River, offering a balanced lifestyle of small-town comfort and access to regional resources for residents of Dutchtown Estates.
Dutchtown Estates, like other manufactured home communities, typically provides core services to its residents. Based on the provided reviews and industry standards, these generally include:
Lot Rental for Mobile/Manufactured Homes: The primary service offered by Dutchtown Estates is the rental of individual lots where residents can place their mobile or manufactured homes. This allows for homeownership at a potentially lower cost than traditional housing, while leasing the land.
Basic Utility Hookups: Lots are generally equipped with hookups for essential utilities such as water, sewer, and electricity. Information from a 2017 auction document indicates that "tenants pay all utilities (except trash that is paid by Dutchtown Estates) and $175/mo. lot rent." This suggests that trash collection is a service provided by the park, while other utilities are the responsibility of the tenant.
Community Infrastructure Maintenance (Mixed Reviews): One positive review notes that the park is "Very clean," which implies that efforts are made to maintain the common areas and overall appearance of the community. However, a highly detailed negative review outlines significant issues with the interior of a rental unit, including unaddressed plumbing issues, uncleaned carpets, unpainted interiors, holes in walls, broken windows, uncovered lights, broken blinds, and dangerous steps. This indicates a potential lack of responsiveness in property maintenance for rental units within the park.
Pet-Friendly Environment: A positive highlight from a review specifically mentions "Friendly people and pets," indicating that Dutchtown Estates is a pet-friendly community, which is a valued feature for many residents.
Management (Responsiveness Concerns): The negative review explicitly states that plumbing and other issues were "reported but nothing has been done," pointing to significant concerns regarding management's responsiveness to maintenance requests and overall property upkeep for rental units.
Dutchtown Estates exhibits a mix of features and highlights, some of which are positive and others that raise significant concerns for potential residents:
Clean Mobile Home Park (Common Areas): One positive review specifically states, "Very clean mobile home park." This suggests that the general common areas and the overall appearance of the park are well-maintained, contributing to a pleasant living environment.
Friendly Community and Pet-Friendly: The feedback "Friendly people and pets" highlights a positive social atmosphere within the park, indicating that it is a welcoming place for residents and their animal companions. Being pet-friendly is a significant advantage for many individuals and families.
Established Community: Public records from 2017 mention that the mobile home park was established in 1998, indicating a long-standing presence in Uhrichsville and a mature community structure.
Affordable Lot Rent (Historical Data): A 2017 auction document stated lot rent was $175/month, with tenants paying utilities except trash. While this is historical data and current rates should be verified, it suggests that lot rent has historically been on the more affordable end, making it an accessible option for those seeking economical housing.
However, it is crucial to address the significant negative feedback:
Severe Interior Maintenance Issues in Rental Units: One detailed review outlines numerous unaddressed problems in a rental unit, including plumbing issues, uncleaned carpets, unpainted interior, holes in walls, broken and dangerous windows, lack of light coverings, broken blinds, and a hazardous entrance step. This indicates a potential systemic issue with the maintenance and condition of park-owned rental units, posing significant safety and quality-of-life concerns.
Lack of Management Responsiveness (for Rentals): The review explicitly states that reported issues were not addressed, suggesting a critical lack of responsiveness from management regarding property repairs for rental units. This is a major concern for any tenant.
Safety Concerns: Broken windows with sharp glass and a broken, hazardous entrance step are serious safety issues that would need immediate attention.
Based on the publicly available information, there are no specific promotions or special offers currently advertised for Dutchtown Estates. The provided reviews focus on the existing conditions and resident experiences rather than marketing incentives.
In general, mobile home parks may offer various promotions to attract new residents, such as:
Reduced security deposits.
Discounts on initial months' lot rent (though historical lot rent was noted to be quite low at $175/month in 2017).
Special pricing on homes for sale within the community, if any are owned by the park.
Assistance with relocation expenses.
Given the significant concerns raised about the condition of rental units and management responsiveness, prospective residents interested in Dutchtown Estates are strongly advised to contact the park directly. It is paramount to inquire not only about any potential promotions but, more importantly, about the current availability of lots (for owner-occupied homes) or rental units, the exact lot rent and any other fees, and explicitly discuss how maintenance requests are handled and what the process is for addressing property issues before making any commitments.
For those interested in learning more about Dutchtown Estates, inquiring about available spaces, or attempting to discuss the community's conditions, the primary address is:
Address: 201 Pearl St, Uhrichsville, OH 44683, USA
While direct phone numbers were not provided in the initial prompt, public records and auction documents from 2017 associated with Dutchtown Estates show contact numbers for previous sale information, which may no longer be current for direct park management inquiries. These historical numbers include:
Don R. Wallick Auctions: (330) 878-0075 (for past auction-related inquiries)
McInturf Realty: (330) 364-6648 (for past real estate/financial inquiries)

It is crucial to note that these phone numbers are from a 2017 auction and may not be current contact details for the mobile home park's direct management. Prospective residents are advised to perform additional searches for current management contact information, if not found, or attempt inquiries via mail to the provided address. Given the concerns about maintenance, it is highly recommended to clarify current management contact details and responsiveness before considering a move.
Dutchtown Estates presents a complex and potentially challenging prospect for locals in the Uhrichsville, Ohio, region, with strong positives balanced by severe negatives. On the positive side, residents appreciate the park's "Very clean" common areas and the "Friendly people and pets" atmosphere. This suggests that the community itself can be welcoming, and those who take pride in their homes contribute to a pleasant external environment. The historical context of a relatively low lot rent ($175/month in 2017, which would need current verification) could also make it seem like an affordable housing option for those in Ohio seeking economical living. Its location in Uhrichsville offers the benefits of small-town living with access to essential local amenities.
However, the suitability of Dutchtown Estates is significantly undermined by the detailed negative review concerning the condition of a rental unit and the alleged lack of management response to reported issues. The description of unaddressed plumbing problems, dangerous broken windows, uncleaned interiors, and hazardous steps points to a critical failure in property maintenance and tenant support. Such issues are not merely inconvenient but pose serious safety and quality-of-life concerns. For locals considering Dutchtown Estates, especially if looking at rental units, this information demands extreme caution.
While the friendly community and cleanliness of common areas are appealing, the potential for living in a home with significant, unaddressed maintenance problems would be a major deterrent for most. Therefore, for Ohioans seeking a new home, it is absolutely paramount to conduct extensive due diligence before considering Dutchtown Estates. This should include thoroughly inspecting any specific home (whether buying or renting) for all noted issues, securing a clear understanding of who is responsible for what repairs, and, most importantly, verifying the current management's responsiveness and track record. Without clear evidence that the severe maintenance and responsiveness issues have been resolved, locals prioritizing a safe, well-maintained, and professionally managed living environment might find other options in the Uhrichsville area more suitable.

Dutchtown Estates Reviews
Very clean mobile home park. Friendly people and pets✨
Nov 07, 2024 · Lisa Alien Hand AliceA renter there has many issues. The interior has several plumbing issues that haven't been addressed. The issues were reported but nothing has been done. Upon moving into the trailor, the carpet wasn't cleaned, the interior wasn't painted, holes in the walls not repaired, several windows are broken and the remaining glass is very sharp and dangerous. The lights have no coverings and the blinds are broken. The steps into the trailor have a rail, but it's on the wrong side. The door doesn't fully close and the last step into the trailor has broken away from the edge of the entrance, posing a trip and fall risk. It needs repaired.
