For individuals and families in Georgia exploring mobile home park options in the Douglasville area, Douglasville Regency presents itself as a potential living arrangement. As with any community, understanding the experiences of current or frequent visitors can offer valuable insights. While mobile home parks often provide an affordable housing alternative, it's crucial to consider all aspects of community living, including management and property upkeep, before making a decision.
Douglasville Regency, situated in Douglasville, aims to offer a residential solution for those seeking housing in this growing part of Georgia. Mobile home parks can often be a pathway to more manageable homeownership or rental costs compared to traditional housing. The decision to reside in such a community often hinges on a balance between affordability, location, and the overall living environment.
However, public feedback regarding Douglasville Regency highlights significant concerns that prospective residents should carefully consider. Multiple reviews point to issues that could impact daily living and safety within the community. These concerns primarily revolve around the condition of the park's infrastructure and the reported demeanor of the management.
One review, from a frequent visitor with close family residing in the park, directly addresses the management. The reviewer describes the manager as "out of her mind," "extremely rude," lacking "any respect for anyone," and "extremely strict." This kind of feedback is critical as the quality of management can significantly influence the resident experience, impacting everything from dispute resolution to the enforcement of community standards. A manager's demeanor can profoundly affect the comfort and well-being of those living in the park, regardless of whether they are paying tenants or visitors.
Beyond management issues, the physical condition of the park's roads and common areas is a major point of concern. Reviewers explicitly mention "huge potholes as soon as you enter" and across "every street." This is not merely an aesthetic issue but a safety hazard that can lead to vehicle damage. The presence of "nails and screws" on the ground, which reportedly cause frequent tire damage, further exacerbates this concern. One reviewer details picking up these hazards weekly to prevent constant tire replacements, indicating a serious ongoing problem with debris and general cleanliness.
The observation that "no one really cares to clean up after themselves here and they work on cars here in their driveway, also fix their homes" suggests a potential lack of consistent enforcement of community standards regarding property maintenance and unauthorized activities. When residents perform car repairs or home modifications in driveways, and debris is not managed, it can degrade the overall appearance and safety of the shared environment for everyone.
These detailed accounts from individuals who regularly experience the park's conditions provide a stark picture. While affordability is often a primary motivator for considering mobile home living, the potential costs of frequent tire replacements and the challenges of dealing with reportedly disrespectful management could offset any initial savings. For Georgians exploring this option, it becomes paramount to conduct a thorough on-site visit and speak with current residents if possible, to verify these claims and assess the living conditions firsthand.
Ultimately, Douglasville Regency offers a location in Douglasville that might appeal to some. However, the consistent and serious nature of the negative feedback regarding management and property maintenance demands careful consideration. Prospective residents should weigh these reported issues against the benefits to determine if this community aligns with their expectations for a safe, respectful, and well-maintained living environment.

Douglasville is a prominent city within Douglas County, Georgia, offering a blend of suburban living with accessibility to the greater Atlanta metropolitan area. The park's address on McKown Road places it in a generally residential area of Douglasville.
Accessibility to and from the mobile home park would typically involve McKown Road connecting to other local arterial roads, which in turn lead to major highways such as I-20. This allows residents to access employment centers in Douglasville and beyond, as well as shopping, dining, and educational institutions. Douglasville provides a range of local amenities, ensuring that residents have convenient access to daily necessities and services.
The location offers a suburban environment, which for many Georgians is a desirable balance between urban convenience and a quieter residential setting. However, as noted in the overview, the internal road conditions within the park may present accessibility challenges for vehicles despite its external location.
Based on typical mobile home park operations, Douglasville Regency would generally offer:
- Lot Rentals: Providing individual lots for manufactured homes, equipped with utility hookups (e.g., water, sewer, electric – though residents are typically responsible for their usage).
- Community Management: An on-site or accessible management team responsible for overseeing the park's operations, enforcing rules, and interacting with residents.
- Basic Infrastructure: Internal roads for vehicle access, though their condition is a reported concern.
It is important to note that the provided reviews specifically highlight deficiencies in common area maintenance and management interaction, which would typically fall under "services offered."

For residents in Georgia considering housing options in Douglasville, Douglasville Regency presents itself as a mobile home park that warrants extremely cautious consideration. While mobile home parks are often suitable for locals seeking affordable housing, the specific feedback available for Douglasville Regency highlights significant concerns that directly impact suitability and quality of life.
The primary draw for any mobile home park is typically its affordability compared to traditional housing. However, potential residents must critically weigh this benefit against the substantial reported drawbacks. The pervasive issue of "huge potholes" and the presence of "nails and screws" on the roads are not merely minor inconveniences; they represent serious safety hazards and recurring financial burdens (e.g., frequent tire replacements) that could quickly negate any initial cost savings. For local Georgians, the safety of their vehicles and their own well-being on daily commutes within the park are paramount.
Furthermore, the consistent and strong feedback regarding the park manager's "extremely rude" and "disrespectful" demeanor is a major red flag. The quality of management profoundly influences the living experience in any community. A hostile or unsupportive management can lead to significant stress, unresolved issues, and an overall unpleasant living environment, regardless of how affordable the housing may be. For locals seeking a peaceful and respectful place to call home, this aspect alone could make Douglasville Regency unsuitable.
The comments about residents not cleaning up after themselves and performing car/home repairs in driveways, leading to debris, also suggest a potential lack of effective community standards enforcement. This can degrade the overall appearance and desirability of the park for those who value a tidy and well-maintained living space.
In summary, while Douglasville Regency might offer an address in Douglasville, the available public feedback strongly indicates that prospective local residents should exercise extreme caution. The reported safety hazards, poor infrastructure maintenance, and problematic management interactions raise serious questions about the quality of life and long-term suitability of this mobile home park. For Georgians, prioritizing safety, respect, and a well-maintained environment when choosing a home is essential, and based on current feedback, Douglasville Regency appears to fall short in these critical areas.

Douglasville Regency Reviews
hey so personally I do not live here but I come here almost every week due to close family and let me just tell you this manager is out of her mind!!! Extremely rude dosent matter if you are a PAYING tenant she will not have any respect for anyone. I really do suggest that if you even wanna live here just don’t,she’s extremely strict incredibly rude dosent take care of the potholes here. God bless her and may god guide her to kindness and respect for others
Jun 03, 2025 · Frida GonzalezHuge potholes as soon as you enter, all I can say is watch out for your safety and vehicle there are nails and screws that will cause you to replace your tires every week. I pick up nails and screws weekly because no one really cares to clean up after themselves here and they work on cars here in their driveway, also fix their “”homes””. When it rain , the nails and screw run down into the cracks and because there are so many cracks and pothole in every street you will have to be causes. I do this so I don’t have to buy new tires every week or day .
Aug 04, 2022 · J KayVery bad potholes, dogs run loose all through here there's a leash laws and I keep my dog on the leash. I hope to be moving out this month if not next month. I gave it one star it don't even deserve that but to leave a review you had to put at least one star!
Dec 04, 2024 · Karen Williams DuffeyI’ve grown up around this trailer park and it’s always been the same even after years of heavy rent increased nothing is ever improved. If you are looking for a decent and affordable neighborhood to raise your family then keep looking ! The manager is incredibly rude and tries to micro manage her tenets !!If you are seriously thinking about renting a lot here keep in mind these three things if this is all you take from this reviewGuaranteed rent increase of $100 yearlyHuge pot holes on ever stHave to replace your tires yearlyHardly working street lights
Feb 26, 2023 · Carlos MiramontesIf I could leave 0 stars I would. The management is absolutely horrible. She is rude and raises the price every year and nothing ever gets done. She DOES NOT allow any type of fun. No family gatherings allowed or religious celebrations. What she says goes and if you don’t follow her instructions be prepared to pay. She allowed my family only ONE HOUR to eat as we had a tent up for a family gathering due to it “blocking the roads”. When the only thing blocking the roads are the huge potholes that have been there longer then I’ve been alive. Do not recommend coming here because you will have to buy new tires every 2 months. She believes that by patching up the holes it will make it better. There needs to be new management ASAP or just burn the whole place down.
