Dietrick Mobile Home Park Introduce
Hello, Iowans! If you're exploring diverse housing options within or around the Cedar Falls area, a mobile home park might be on your radar. Today, we're taking an in-depth look at Dietrick Mobile Home Park, a manufactured housing community located just outside the bustling city of Cedar Falls.
Mobile home parks, or manufactured housing communities, play a significant role in providing accessible and often more affordable housing solutions across Iowa. They can offer a unique blend of independent living with a community atmosphere. Dietrick Mobile Home Park, situated near Cedar Falls, has undergone significant changes in recent years, which are crucial for prospective residents to understand. Prior to a recent sale, residents described the property as "NICE," with "Big lots," "Affordable," and "peaceful and well managed and maintained by the park owners who live here." This paints a picture of a desirable community.
However, the park was "recently sold to Kodiac Property Management," and subsequent reviews highlight a dramatic shift in resident experience. Concerns include feeling "harassed," "absurd" rules, "violations for everything," a "huge jump" in rent, and questioning the new management's motives. One reviewer explicitly states, "I would not recommend moving here at this time," and another describes the place as "just a money grubbing joke." There are also mentions of previous issues like "extreme" speed bumps and a need for "more lighting" on the streets, which may or may not have been addressed under new management. These reviews strongly suggest a change in management approach and impact on residents' quality of life.
This article aims to provide a factual overview of Dietrick Mobile Home Park, covering its location, the services typically found in such communities, general features, and contact information. Given the stark contrast in reviews before and after the management change, this information is presented to help you make an informed decision.
Dietrick Mobile Home Park is located at 34304 160th St, Cedar Falls, IA 50613, USA. This address places the community slightly outside the main urban core of Cedar Falls, offering a more rural or semi-rural feel while still maintaining access to city amenities. The park's entrance is noted to be "on 160th street on the south side of the road."
Despite its slightly more secluded address, the park is within a reasonable driving distance of Cedar Falls. Reviews suggest that "You can drive to anything in Cedar Falls in 15 minutes or less." This accessibility means residents can easily reach the city's various attractions and essential services. Cedar Falls is a dynamic and growing city in Black Hawk County, known for its strong educational institutions, a diverse economy, and a vibrant community life.
Residents of Dietrick Mobile Home Park can take advantage of Cedar Falls' many offerings. The University of Northern Iowa (UNI) is a major draw, providing cultural events, sporting activities, and educational opportunities. For recreation, the extensive Cedar Falls Trails system is nearby, offering opportunities for biking, walking, and enjoying nature. The Hartman Reserve Nature Center is also a great place for a natural escape within the city. Downtown Cedar Falls is a popular destination with a variety of local shops, restaurants, and entertainment venues.
For daily needs, grocery stores, retail outlets, and healthcare facilities are accessible throughout Cedar Falls. The community is also noted to be within the Dike-New Hartford Community School District, with schools like Dike Elementary School and Dike-New Hartford High School within a few miles, which could be a factor for families with children. The blend of a quieter, larger-lot setting with convenient access to a thriving city like Cedar Falls makes the location appealing, although residents should consider the car-dependent nature of the immediate area as indicated by low walk and transit scores.
Like most manufactured housing communities, Dietrick Mobile Home Park primarily offers the leasing of individual lots for manufactured homes. Public records indicate the park has active Public Water Supply Operating Permits and NPDES Wastewater Treatment Operating Permits, suggesting that basic utility connections for water and sewer are managed by the park for residents' homes. Based on common practices in manufactured housing communities, typical services generally include:
- Lot Leasing: The fundamental service provided, offering a designated plot of land where residents place their manufactured home. This usually includes access to utility hook-ups (water, sewer, electrical), though residents are typically responsible for their own utility bills. Reviews explicitly mention "Lot rent took a huge jump" under the new management, indicating a significant change in the cost of this core service.
- Community Management: Professional oversight of the park's operations, including setting and enforcing community rules, and handling resident inquiries. However, the reviews express strong dissatisfaction with the new management, Kodiac Property Management, describing them as "harrassed" and their rules as "absurd."
- Common Area Maintenance: This traditionally includes the upkeep of shared spaces like internal roads, lighting, and communal landscaping. Reviews prior to the sale mentioned "speed bumps are a little extreme and the streets could use more lighting," implying these were known issues. Under new management, residents claim "ZERO improvements" have been made despite rent increases, which would suggest this service area remains a concern.
- Waste Management: Provision of services for trash collection is typically included in mobile home parks to maintain cleanliness within the community.
Given the strong resident feedback regarding management practices and perceived lack of improvements, prospective residents should conduct thorough inquiries about the specifics of all services, including maintenance schedules, rule enforcement, and the exact components of lot rent, before committing.
Dietrick Mobile Home Park, especially as described by long-term residents prior to the recent sale, possessed several appealing features. It's important to consider both the historical attributes and the current resident feedback when evaluating its highlights:
- Spacious Lots (Historical): Former residents highlighted "Big lots," offering ample space for "a nice size garden a fire pit." This suggests a more generous lot size than some other parks, contributing to a sense of privacy and personal outdoor space.
- Peaceful Environment (Historical): The park was once described as "peaceful," which is a highly desirable quality for many seeking a quiet home environment.
- Owner-Occupied Management (Historical): The previous management was noted to be the "park owners who live here," which often fosters a more invested and responsive approach to community well-being. This has since changed.
- Affordable Living (Historical): Prior to the sale, the park was characterized as "Affordable" and a "gem" compared to other parks, indicating a strong value proposition for residents.
- Individual Home Sites: Residents own their manufactured homes and lease the land, which provides more autonomy and stability than renting an apartment. A specific listing for a home in the park noted features like 3 bedrooms, 2 bathrooms, and a well-maintained home with updated appliances, roof, furnace, and AC, showcasing the quality of individual homes that can be found there.
- Access to Schools: Being within the Dike-New Hartford Community School District provides access to public schools, a consideration for families.
- Pet-Friendly: Based on external property listings, the park may allow both small and large dogs, which is a significant feature for pet owners.
Current resident reviews, however, strongly indicate that many of the positive historical highlights related to management, affordability, and maintenance may no longer apply under Kodiac Property Management.
Specific, current promotions or special offers directly from Dietrick Mobile Home Park or Kodiac Property Management are not readily available in public data. Mobile home parks sometimes offer various incentives to attract new residents, but the recent change in management and resident feedback suggest a focus on increasing lot rent rather than promotional offers.
Given the strong negative sentiment surrounding lot rent increases and perceived lack of improvements, it would be highly unusual for significant promotional offers to be widely advertised at this time.
However, if any promotions were to exist, they might typically include:
- Reduced lot rent for an initial period for new residents.
- Assistance with financing options for manufactured homes available for purchase within the community.
- Waived application fees or reduced security deposits.
Interested individuals are strongly advised to directly contact Dietrick Mobile Home Park to inquire about any current costs, the history of lot rent increases, and any future plans for improvements, as well as to verify if any offers are available, no matter how unlikely.

Given the resident feedback regarding management, prospective residents should be prepared to ask very direct and specific questions during their inquiry, particularly concerning lot rent, rules, and maintenance schedules.
For Iowans exploring housing options in the Cedar Falls area, Dietrick Mobile Home Park presents a complex picture. Historically, it was lauded by long-term residents as a "NICE property" with "Big lots," "Affordable" living, and a "peaceful and well managed" environment. These characteristics, particularly the spaciousness and tranquility, would undoubtedly make it suitable for locals seeking a comfortable, community-oriented lifestyle with the benefits of manufactured home ownership. The access to the Dike-New Hartford school district also positions it as a potential option for families.
However, the recent change in ownership to Kodiac Property Management has, according to multiple strong resident reviews, dramatically altered the suitability and appeal of the park. The concerns about feeling "harassed," "absurd" rules, frequent and "huge jump" in lot rent, and "ZERO improvements" on issues like "extreme" speed bumps and a lack of street lighting, coupled with the description of it becoming a "money grubbing joke," are significant deterrents. Reviews of Kodiac Property Management elsewhere, such as Fawn Creek Mobile Home Park in Anamosa, also raise similar concerns about management practices.
Therefore, while the physical location near Cedar Falls and the potential for spacious lots remain, the current suitability for locals is highly questionable due to reported management practices and cost increases. For any Iowan considering Dietrick Mobile Home Park, extensive due diligence is not just recommended, but essential. This should include:
- Directly contacting the management to clarify all current costs, future rent increase policies, and their plans for addressing maintenance and rule enforcement concerns.
- Visiting the park multiple times at different times of day to observe road conditions, lighting, and general upkeep.
- If possible, speaking directly with current residents to gain firsthand insights beyond online reviews.
Ultimately, the decision to move to Dietrick Mobile Home Park must be made with full awareness of the challenges articulated by existing residents, balancing the potential benefits of manufactured home living with the very real concerns about management and quality of life.

Dietrick Mobile Home Park Reviews
I have lived out here 7+ years. NICE property. Big lots. Affordable. I have a nice size garden a fire pit. It's peaceful and well managed and maintained by the park owners who live here.I agree the speed bumps are a little extreme and the streets could use more lighting. Compared to other parks this one was a gem.I say "Was" because the park was recently sold to Kodiac Property management. I feel harrassed, the rules are ubsurd. They write violations for everything. The rent took a huge jump and I question their motives. Read reviews from Fawn creek mobile home park in Anamosa. I would not recommend moving here at this time
