Devine RV Park Introduce
For many Texans, finding the right place to park an RV is about more than just a spot to hook up; it's about finding a community, a convenient base, or a long-term solution that fits their lifestyle. In the small but accessible city of Devine, Devine RV Park stands as one such option for those seeking RV accommodations. Whether you're a traveling professional, someone looking for an extended stay, or simply passing through the heart of South Texas, understanding the realities of any RV park is crucial. This article aims to provide a factual and comprehensive look at Devine RV Park, drawing on publicly available information and direct feedback from residents to offer a realistic perspective for prospective users in the Texas region.
Devine RV Park is located at 143 Co Rd 7718, Devine, TX 78016, USA. This address places it within the quiet, rural-suburban landscape of Devine, a small city that offers a genuine taste of South Texas life. The park’s location on a county road suggests a potentially quieter setting, away from the immediate hustle and bustle of major highways, yet still accessible for RVs. Devine, while a smaller community, provides essential services that residents and visitors would require, including local grocery stores for supplies, gas stations, and a selection of local eateries. Its proximity to Interstate 35, a major north-south corridor, means that connections to larger metropolitan areas like San Antonio are relatively straightforward. San Antonio, with its historical sites, entertainment venues, and extensive job market, is a manageable drive away, offering big-city amenities and opportunities without being directly on your doorstep. This balance of rural tranquility and access to urban centers makes Devine RV Park's location a key factor for those looking for a stable base in this part of Texas.
RV parks, particularly those catering to extended stays, typically offer a core set of services designed to make living in an RV as comfortable and functional as possible. While specific amenities can vary, based on the nature of RV parks and the feedback available, Devine RV Park likely provides the following foundational services:
- Full Hookups: Most RV sites are expected to feature full utility hookups, including connections for water, sewer, and electricity (commonly 30 and 50 amp services) to ensure your RV is fully powered and operational.
- Lot Rental for RVs: The primary service is the provision of individual lots where residents can park their recreational vehicles for short-term or extended periods.
- Basic Property Maintenance: While reviews indicate potential inconsistencies, the park is intended to provide some level of common area maintenance, such as lawn care, to ensure the general upkeep of the grounds.
- Point of Contact: There is an owner/landlord and a manager, serving as a point of contact for residents regarding their tenancy and any issues that may arise.
- Waste Management: Services for trash disposal are typically provided to residents for maintaining cleanliness within the park.
- Potential for Long-Term Residency: Given the nature of some of the reviews, the park appears to cater to individuals and families seeking longer-term living solutions in their RVs.
Understanding the actual living experience within an RV park often comes from the candid feedback of those who have resided there. For Devine RV Park, available reviews offer distinct insights into its features and highlights, both positive and challenging.
- Long-Term Living Option: One key highlight, as indicated by a resident's extended stay of "8 months now," is that the park serves as a long-term living option. This is a crucial feature for those seeking stable, extended accommodation in their RV.
- Challenges with Property Condition: A significant point raised by residents is the state of the property. Comments such as "Park stinks" and "It looks like a dump" indicate concerns about the overall cleanliness, maintenance, and aesthetic appeal of the park. The mention of "the grass was at least two feet tall" suggests inconsistent landscaping.
- Issues with Unit Disrepair: A resident explicitly states, "The homes aren't in good shape," which suggests that any park-owned units or general maintenance standards for privately owned RVs might be a concern.
- Concerns Regarding Management Responsiveness and Financial Practices: Multiple reviews point to difficulties with management. Phrases like "Owners don't have money and never answer the phone," "The landlord and his manager do not care about the tenants or the property," and "gets upset if he has to spend money to fix something" highlight significant issues with responsiveness to repair requests and a perceived reluctance to invest in property upkeep. The sudden imposition of "late charges" after a history of flexible payment arrangements also indicates potential inconsistencies in financial dealings and tenant relations.
- Cost Concerns: One review mentions, "Its extremely expensive to live there," which is a direct comment on the perceived value for the cost, especially in light of the other reported conditions.
- Limited Amenities and Social Environment: The comment about "a lot of gossip rumors and board people" suggests a community environment that, for at least one resident, was not entirely positive, potentially indicating a lack of structured activities or a less engaging social atmosphere.

For Texans considering an RV park in the Devine area, Devine RV Park presents itself as a basic, long-term living option, primarily suitable for those who prioritize a low-cost entry point into RV residency and are willing to manage potential trade-offs. Its suitability for locals primarily lies in its potential as a very affordable long-term parking solution in their own RV, especially if they are working in the Devine or surrounding South Texas areas and require a consistent place to stay without a high upfront investment in traditional housing. The park's established presence caters to an extended-stay demographic, offering a fixed address for those living in their RVs. However, it is crucial for prospective Texas residents to carefully consider the feedback regarding property maintenance, unit conditions, and particularly the management's responsiveness and policies. For locals who are highly self-sufficient in their RVs and are seeking a no-frills, potentially budget-friendly, long-term space to park, and who are prepared to proactively address any issues that may arise, Devine RV Park could potentially serve their needs. It is advisable for any interested Texan to visit the park in person and engage directly with the management to ascertain the current conditions and clarify all terms of tenancy before committing to a stay.

Park stinks. Owners done have money and never answer the phone
May 24, 2025 · Dustin HeickmanI live here unfortunatley. The landlord and his manager do not care about the tenants or the property. The landlord is very cheap and gets upset of he has to spend money to fix something. The lawn gets mowed once a month of they can keep someone arpund long enough that is willing to mow it for less than what they should be paid. Its extremely expe sive to live there. The homes arent in good shape and honestly it looks like a dump.
