Sewage spills all the time. The worst is they don't clean it up. Management never learned how to clean up their messes. I have the documentation to back up my opinion. They've got over 20 sewage spill complaints with Maricopa County in just 2 years of their management. Both pictures are taken from my lot, on separate occasions.There is no onsite management. Nothing is maintained. I would never use the pool or spa. The laundry/mail/library is disgusting, never been cleaned; it's not locked so the homeless have been known to stay for the night.Too bad, because the new mobile homes they rent are really nice, and the rent is reasonable. Unfortunately, I can't afford to leave now. I'm stuck. Don't be me.

Not once have I ever been credited for over payments. We are billed for sewer every month. I verified with the water company that they do not bill the park for sewer because we are on septic. The park charges .1148Kwh when the only pay .0782kwh. They charge $18.50 for trash and I can guarantee they don't pay that much for trash. I have been charged for electricity for the past 9 months. How strange it is that my electric meter has a reading of 5799 and has read that number for 3 years. They just make up numbers as they go along. I have paid close to $2000 in over payments for the past 3 years. I contact them every month and to this day have never gotten a response. Look at your bills people. I guarantee you have over paid thousands. They have raised rent 3 times saying it's due to rising operating costs. Let's see, so far they have eliminated on site staff. Still can't use library, laundry or gym because it's too hot. No a/c. No improvements. Kids in the park. Place looks like a ghetto. In 3 years my rent has gone up by $100 a month.Update: pool was down for over a year. Was fixed in Aug 2024. Not heated. Rec room spruced up. Closes at 8pm. Gym spruced up. Same old outdated equipment.Since 10/2018 lot rent has gone from $479 to $735. Electric is now directly billed from SRP and it's cheaper. Water and sewer base rates have changed 12 times in 4 years from .90 to $35 depending who is billing.There have been some improvements but not enough to give a better review until all corporate owned parks are investigated and forced to quit making huge profits on submetered utilities.

It is a 55+ community, but there are many younger than 55 tenants here.I have heard that some people think that we are dirty because we are mostly older (from the 70s) trailers here, and we have dirt allies behind most of our units. In my opinion this is actually the best part of living here. It makes it feel more like home to this redneck tenant.They have recently brand new trailers in the empty spaces in the park so we will see what happens in the future.Our current owner is updating the pool, meeting hall, weight room, postal/laundry room, and some outdoor areas like the pool, shuffle board areas as well as our drainage areas.When they are finished, it should look different if not better.The problem is that they don't finish anything quickly. They are currently in the middle of all the jobs I just mentioned. They started the pool last fall, and we still can't swim in it, and it's July and very hot.It's hard to say how good/bad the current management is and we all know that a nice park is all about the quality of the management. There have been 2 owners since we've lived here, and we just changed to our 2nd manager with the new owners.I'm not sure how the new manager is yet but I do know her brother is the new landscape guy and he is really cleaning the place up, and not just the empty units but trumming things in existing units as well.Over all I find it very pleasant to live here.

Jun 29, 2024 · Devyn HowardIt has been over a year and a half since my bill was correct and that was only one time. The places that are empty get weeds growing so much you can hardly see the ground. If you get just a couple weeds they will write you up. There is never anyone in the office. When you do catch someone and pay your rent there is a good chance that it won't even be credited to your account. Then they want you to prove to them that you paid it. After you do time and time again. The next time it's the same thing. They gossip and start rumors about other tenants to the few new tenants that will talk to them. Please don't take my word for it knock on some doors. I've never dealt with this much incompetence in my life. I'm sure there will be retaliation for me writing this but I have not exaggerated in any way. Keep in mind that there is always an empty place to move into. You know like when you see the packed restaurant and next door the restaurant is empty. Also they had to return a bunch of money because of over billing for water. They are rude and won't help you to get ahold of the owner. With just a few changes this could be a nice place. 5year Tennant but I promise it won't be 6. I always try to find the good in everyone and this is my first negative blog. I've always heard "if you can't say somthing nice don't say nothing at all" I respect that except this is really really bad.
