Derby Hills Pointe Mobile Home Park

784 Whirlaway Ln, Alexandria, KY 41001, USA

3.0
We moved in December of 2024. And absolutely love it here. Our only complaints about living here is 1, the streets are in desperate need of paving. The potholes are many and large. And 2, we are forced to use Spectrum for internet service and it literally has daily outages. Most of the time it’s at night so not a big deal unless you’re a night owl. You can’t watch TV or use the internet. It is so unreliable that if you work from home takes this in consideration. I would say it’s quite possible to lose your job because of how unreliable the internet is. Other than that. it’s a very peaceful environment and Christine, the manager is absolutely top notch. - Richard Pennington

Manufactured home communities offer a unique pathway to homeownership, providing an alternative that can be particularly appealing in today's housing market. Derby Hills Pointe focuses on creating a community atmosphere, allowing residents to enjoy a sense of neighborhood while maintaining individual homeownership. This article will provide a detailed look at Derby Hills Pointe Mobile Home Park, exploring its location, services, features, and why it might be a suitable choice for locals in Kentucky looking for their next home.

Location and Accessibility

Derby Hills Pointe Mobile Home Park is conveniently located at 784 Whirlaway Ln, Alexandria, KY 41001, USA. This address places it strategically in Alexandria, a growing city in Campbell County, Kentucky, known for its blend of suburban comfort and access to larger regional hubs.

The park's location offers excellent accessibility to key local amenities and major roadways. Situated off Alexandria Pike (US 27), residents have a straightforward route to both local conveniences and the broader Northern Kentucky and Cincinnati metropolitan areas. US 27 is a primary artery that connects Alexandria to Newport, Covington, and ultimately downtown Cincinnati, making commutes for work or leisure relatively easy.

For everyday needs, Derby Hills Pointe is "close to shopping, employment." Nearby, residents can find essential retail options like Walmart and various shopping centers such as Washington Square, Jolly Towne Centre, and Alexandria Place, all within a short drive. Families with school-aged children will appreciate that the community is "two minutes from Campbell County High School." For those pursuing higher education, Northern Kentucky University is approximately an 8-minute drive away, while Thomas More College is also within reasonable commuting distance. The park also benefits from its proximity to recreational spots like AJ Jolly Park and Golf Course, offering opportunities for outdoor activities. While some residents mention concerns about the internal road conditions within the park, the external accessibility to major amenities and thoroughfares remains a significant advantage for those living in or considering a move to Derby Hills Pointe.

Services Offered

Derby Hills Pointe Mobile Home Park aims to provide a structured and managed living environment for its residents. While specific details on every service might require direct inquiry, based on typical mobile home park operations and available information, the following services are generally provided or implied:

  • Lot Rentals: The primary service offered is the rental of individual lots on which residents place their manufactured homes. This includes access to the park's infrastructure.
  • Utility Connections: Lots typically include connections for essential utilities such as water, sewer, and electricity. Residents are generally responsible for setting up and paying for their individual utility accounts.
  • Internet Service (Spectrum): As noted in a review, residents are "forced to use Spectrum for internet service" which is included with rent. While convenient to have an included service, some residents report "daily outages" and unreliability.
  • Trash/Recycling Services: Mobile home parks typically coordinate trash pickup for residents, often adhering to specific community guidelines for waste disposal.
  • Community Management: On-site or readily available management, such as "Christine, the manager," is a key service. Management is responsible for overseeing park operations, enforcing community rules, addressing resident concerns, and maintaining common areas.
  • Maintenance of Common Areas: Management is responsible for the upkeep of shared spaces within the park, such as the municipal grade recreation area and playground, as well as the overall landscaping of common grounds. (Note: Road maintenance, as mentioned in reviews, appears to be an area of concern.)
  • Community Rules and Regulations: While sometimes perceived as restrictive, these rules (e.g., regarding skirting, parking, pet tethering, fencing, lawn care) are a service designed to maintain community standards, appearance, and resident safety.
Features / Highlights

Derby Hills Pointe Mobile Home Park offers several features and highlights that contribute to its appeal as a residential community, especially for those seeking a specific lifestyle:

  • Peaceful Environment: A significant highlight, as noted by residents, is the "very peaceful environment" within the park. This suggests a quieter, more relaxed atmosphere compared to bustling urban areas.
  • Municipal Grade Recreation Area and Playground: The presence of a "municipal grade recreation area and playground" is a key amenity, especially for families with children. This provides a dedicated space for outdoor play and community interaction.
  • Community Layout: The design of manufactured home communities often fosters a neighborhood feel, with individual homes and yards, which can be a preferred living style over apartments.
  • Affordable Homeownership Pathway: For many, the ability to own a manufactured home and rent the lot space offers a more accessible path to homeownership compared to purchasing a traditional stick-built home.
  • Convenient Location: As discussed, the park's proximity to Alexandria Pike (US 27) provides easy access to local shopping, employment centers, and major routes connecting to larger Northern Kentucky and Cincinnati areas.
  • Proximity to Education: Being just two minutes from Campbell County High School and a short drive to Northern Kentucky University makes it an appealing location for families with students.
  • Dedicated On-Site Management: Positive reviews highlight the manager, Christine, as "absolutely top notch," suggesting a responsive and caring approach to resident needs, which is a significant feature for community living.
  • Pet-Friendly (with rules): While there are rules regarding pets (e.g., tethering), the community generally accommodates pet owners, which is a crucial feature for many Kentucky families.
Promotions or Special Offers

Mobile home parks, including Derby Hills Pointe, typically operate on a different model than apartment complexes when it comes to promotions. Rather than frequent short-term rental specials, their "offers" are often tied to the inherent affordability and lifestyle benefits of manufactured home living. Based on publicly available information and typical industry practices:

  • Affordable Land Lease: The primary "promotion" is the opportunity for affordable homeownership through the land lease model. This typically results in lower monthly housing costs compared to renting an apartment or owning a traditional home with a mortgage and property taxes on land.
  • New Home Incentives (through partnering dealers): While Derby Hills Pointe itself offers lots, promotions related to purchasing a new manufactured home (e.g., move-in specials, financing incentives) would typically come from manufactured home dealers who place homes in the park. Prospective residents should inquire with local dealers that work with Derby Hills Pointe.
  • Community Events & Amenities: The provision of a "municipal grade recreation area and playground" and any community events (though not specifically detailed, often a feature of managed parks) can be seen as an added value or "promotion" of the lifestyle within the community. According to a recent industry publication, Flagship Communities, which owns Derby Hills Pointe, has been adding new amenities like clubhouses, basketball courts, soccer fields, and dog parks to their properties and introducing year-round community events, including holidays. While this refers to Flagship Communities as a whole, it suggests Derby Hills Pointe may benefit from similar enhancements.

It is important to directly contact Derby Hills Pointe Mobile Home Park to inquire about current lot availability and any specific move-in incentives that might be offered. For details on home purchase promotions, reaching out to manufactured home dealerships that sell homes for placement in communities like Derby Hills Pointe would be beneficial.
