Deer Run Mobile Home Park Introduce
For many individuals and families in Ohio, the search for an affordable and welcoming place to call home leads them to explore manufactured home communities, commonly known as mobile home parks. These communities offer a unique blend of homeownership accessibility and a neighborhood atmosphere. In Salem, Ohio, Deer Run Mobile Home Park presents itself as one such option, offering a distinctive set of experiences for its residents.
Manufactured home living in Ohio can be an attractive alternative to traditional housing, often providing a lower barrier to entry for homeownership. These communities are typically governed by state regulations, like those found in the Ohio Revised Code Chapter 3733, which outlines rights and responsibilities for both park operators and residents, aiming to ensure a fair and safe living environment.
Deer Run Mobile Home Park, located in the Salem area, has garnered attention for both its positive aspects, particularly its management, and some significant concerns voiced by long-term residents regarding infrastructure and rental practices. This article will provide a balanced and informative overview of Deer Run Mobile Home Park, discussing its location, the services it offers, its key features and highlights, and acknowledging the crucial feedback from both satisfied and discontented residents. This aims to equip prospective Ohio residents with the information needed to make a well-informed decision about their potential new home.
Deer Run Mobile Home Park is located at 29549 Salem-Alliance Rd, Salem, OH 44460, USA. Salem is a city primarily in Columbiana County, Ohio, with portions extending into Mahoning County. This location places Deer Run in a semi-rural setting, offering residents a quieter environment while maintaining access to amenities in Salem and the surrounding region.
The park's address on Salem-Alliance Road indicates its position along a key local thoroughfare that connects Salem to Alliance. This provides a direct route for residents commuting to either city for work, shopping, or other activities. While not directly on an interstate, Salem itself has good regional connectivity via state routes. U.S. Route 62 and State Route 14 are accessible, offering pathways to larger population centers such as Youngstown and Canton, though travel times may be longer than from communities directly adjacent to major highways.
Residents of Deer Run Mobile Home Park benefit from access to the services and amenities available in Salem. The city offers various grocery stores, local shops, and dining establishments. Healthcare facilities, including Salem Regional Medical Center, are within a convenient drive. For outdoor enthusiasts, the area provides access to local parks and natural spaces. The overall appeal of the location is its blend of a quieter, more relaxed atmosphere with sufficient access to daily necessities and regional opportunities. However, the comments about the "horrible" road leading into and out of the park ("if I went any slower I’d have been going backwards.. and I was still dragging bottom..") are a critical factor concerning immediate accessibility within the park itself, despite the broader regional access.
Deer Run Mobile Home Park provides a range of services essential to manufactured home community living, with a particularly strong emphasis on customer service from its on-site management. While a comprehensive list of all offerings isn't fully detailed in the reviews, the feedback provides valuable insight into key aspects.
Primary services and operational aspects at Deer Run Mobile Home Park include:
Lot Rental: The fundamental service, providing designated sites for residents to place their manufactured homes. These lots are equipped with connections for essential utilities.
Exceptional Property Management: A standout service, as highlighted by a new homeowner: "Mary has been a HUGE blessing to me, from showing me all the trailers she had available, to walking me through the process, to texting me and keeping me updated, ANY questions I’ve had she answered immediately (and I had tons,) she congratulated me. She had helped me through this entire process and that made me feel even better and more welcome! She’s just a great property manager! Great person all around!" This indicates highly responsive, supportive, and professional staff dedicated to assisting residents, particularly those new to the park or homeownership.
Flexible Payment Options for New Residents: "She also let me buy the trailer today and is working with me and letting me pay my lot rent next check, giving me time to get my electric on." This suggests management is willing to work with new residents on initial financial arrangements, providing crucial flexibility during the transition into a new home.
Utility Hookups: Essential connections for electricity, water, and sewer at each lot. While residents are typically responsible for their individual utility bills, the park ensures the necessary infrastructure is in place.
Road Maintenance (with caveats): The park is responsible for its internal roads. However, a significant concern from a long-term resident indicates that the "road in and out is horrible" despite promises of paving. This points to an ongoing issue with a critical infrastructure service.
Drainage Management (with caveats): The mention that "Some lots flood with a steady rain" indicates a need for improved drainage or storm water management in certain areas of the park, which falls under park maintenance responsibilities.
While the direct interaction with management is highly positive, prospective residents should inquire thoroughly about the current status of park infrastructure maintenance.
Deer Run Mobile Home Park presents a duality of features and highlights, encompassing both significant strengths and notable challenges, as revealed by resident feedback. Understanding both aspects is crucial for prospective Ohio homeowners.
Here are the primary features and highlights:
Exceptional Property Management and Support: This is arguably the strongest highlight. The glowing review of "Mary" as a "HUGE blessing" and "great property manager" underscores a compassionate, responsive, and highly professional management team. Her willingness to guide new buyers through the process, answer questions immediately, and offer flexibility with initial payments ("letting me pay my lot rent next check, giving me time to get my electric on") is a rare and invaluable asset for a community, making the transition into homeownership smoother and less stressful. This level of personalized support is a major draw for prospective residents.
Welcoming Environment for New Homeowners: The sentiment "Thank you for accepting me as a NEWLY home owner to live in your park. I recommend Deer Park to anyone looking to buy their first or 5th home" indicates a supportive atmosphere for those entering homeownership, whether it's their first time or they are experienced buyers. This suggests a positive resident experience, at least upon entry into the community.
Affordable Pathway to Homeownership (Initial): While long-term rent increases are a concern, the park appears to facilitate home purchases at an accessible level, as implied by the ease with which a resident "got approved to buy a trailer."
However, it is critically important to address the significant concerns raised by a long-term resident, which constitute major drawbacks:
Poor Road Conditions: "The road in and out is horrible.. if I went any slower I’d have been going backwards.. and I was still dragging bottom.. no matter which direction I tried.." This is a severe issue impacting daily life, indicating a lack of proper infrastructure maintenance. The claim that "they raised the lot rent on the premises of paving the roads. Well they did a half ass chip and seal and never paved anything" suggests unfulfilled promises regarding park improvements.
Frequent Rent Increases Without Corresponding Improvements: "rent always goes up with promises to improve but the conditions always gets worse.. I wouldn’t move there .. run run run.. and don’t look back." This highlights a pattern of increasing costs without visible improvements to the living conditions, leading to resident frustration and a strong recommendation against moving into the park.
Flooding Issues: "Some lots flood with a steady rain." This indicates a significant drainage problem that can directly impact residents' homes and property.
These contrasting views mean that while the park's management receives high praise, the physical infrastructure and the perceived value for money, especially for long-term residents, are serious concerns that prospective buyers must thoroughly investigate.
Information regarding specific, current promotions or special offers for Deer Run Mobile Home Park is not explicitly detailed in the provided public reviews. While the positive review highlights the property manager's flexibility in payment for a new homeowner, this appears to be more of a personal accommodation rather than a publicly advertised promotion.
Generally, mobile home parks might offer various incentives to attract new residents, such as:
New Home Purchase Incentives: If the park or an affiliated dealer sells manufactured homes, they might offer discounts on the purchase price, special financing options, or contributions towards initial costs.
Move-In Specials for Lot Rent: This could include reduced lot rent for an initial period (e.g., first few months) or waived application fees. The flexibility mentioned by the new homeowner regarding lot rent payment ("letting me pay my lot rent next check") suggests the park might be open to discussing individual arrangements.
Referral Programs: Incentives for existing residents who refer new individuals or families who successfully move into the park.
However, due to the serious concerns raised by a long-term resident about rent increases and unfulfilled promises of improvements, any offers should be viewed with a critical eye and thoroughly discussed. Prospective residents should:
Get all terms in writing: Ensure all promises regarding rent, payment flexibility, and any future improvements are documented in the lease agreement.
Inquire about the history of rent increases: While park management may not disclose this freely, understanding the pattern of increases can provide insight into future costs. In Ohio, mobile home park rent increases are generally allowed once per year, and any proposed increase must include justification based on documented costs or improvements. Residents also have specific rights regarding notice of rent increases (ORC 4781.40).
Ask for a detailed plan for infrastructure improvements: If discussions involve future improvements, ask for a timeline and clear commitments in writing.
The highly praised property manager, Mary, would be the direct point of contact for any current promotions or discussions about potential arrangements. It's advisable to approach these conversations armed with an understanding of both the positive and negative feedback presented.

However, it is crucial for prospective residents to carefully consider the significant concerns raised by a long-term resident. The issues of "horrible" road conditions, lot flooding, and a pattern of "rent always goes up with promises to improve but the conditions always gets worse" are serious challenges. These highlight potential frustrations regarding the value received for lot rent and the overall long-term quality of life within the community.
In conclusion, Deer Run Mobile Home Park is suitable for Ohio locals who:
Place a very high value on supportive and helpful property management during the home buying and settling-in process.

May 22, 2025 · Gary YoungI have lived in this park for 5 years, great place to live, I feel very safe and secure. Our manager Mary Lawson, is the best, one we have had in the time I have lived here, she is kind, very compassionate, and tries to help everyone she can. She cares about the park and the people who live here. I give her 5 stars alone. We have several retired residents that live in the park, including me. The park is very quiet, and everyone just lives their lives, but very friendly atmosphere. Great place to live.
Dec 05, 2024 · Terri StofferIf you are looking for a quiet, clean and family oriented mobile home community then this is your place to look. I lived there for a good number of years and had nothing but pleasant experiences. The park was always well maintained so this place isn’t just your typical trailer park. The manager there now will truly treat you like you are part of her own family. Unlike some of the others that came before her. She truly values your opinion and will make sure you’re well taking care of!! So nothing but good things from me!
