Mobile home parks are a unique segment of the housing market, offering distinct advantages and considerations. They typically operate under a specific set of rules and management practices that can greatly influence the resident experience. For prospective residents in Missouri, especially those in the Troy area, it’s essential to gather comprehensive information to ensure that a chosen park aligns with their expectations for living quality and property management. This overview will delve into the known aspects of Deer Run Inc, including its geographical location, the general services one might expect from a mobile home park of this nature, and crucial insights derived from direct resident feedback, offering a well-rounded perspective for anyone considering making it their home.
Deer Run Inc is located at 125 Deer Run Ct, Troy, MO 63379, USA. This address places the mobile home park in Troy, a city in Lincoln County, Missouri. Troy offers a blend of small-town atmosphere with increasing access to services and amenities, making it a growing community within the broader St. Louis metropolitan area's exurbs. The specific address on Deer Run Court suggests an internal road within a designated park area, potentially offering a more residential feel away from heavy traffic.
While situated in a smaller city, Troy still provides a range of essential services to its residents. Within a reasonable driving distance from Deer Run Inc, locals can typically access grocery stores, local shops, healthcare facilities, and dining options. Troy benefits from its position within Lincoln County, providing access to public services and community events. For those who commute for work or leisure, Troy offers connectivity to major regional routes, though specific details on proximity to larger highways like US-61 or I-70 would need to be verified for precise travel times.
The accessibility for residents would largely depend on personal transportation, as public transit options are often limited in smaller Missouri towns compared to major cities. However, the internal court address implies a quieter, more residential environment within the park itself. Understanding the park's exact positioning within Troy helps potential residents gauge its convenience for their daily routines, school access (if applicable), and overall lifestyle preferences in a more suburban-rural setting.
Based on the nature of a mobile home park, and considering the provided customer reviews which highlight certain issues, Deer Run Inc would typically offer fundamental services essential for residents. However, the quality and consistency of these services are often a point of evaluation. General services expected in such a park usually include:
- Lot Rentals: The primary service involves the rental of individual lots or spaces where residents can place their mobile homes. This includes the designated land and access to the park’s infrastructure.
- Utility Hookups: Standard mobile home parks provide necessary utility connections at each site. This usually encompasses:
- Water supply: For potable water to the mobile home.
- Sewer hookup: For wastewater disposal.
- Electrical hookup: Providing power to the unit.
- Common Area Maintenance: Typically, park management is responsible for the upkeep of shared spaces, internal roads, and general park grounds. This contributes to the overall appearance and navigability of the community.
- On-site Laundry Facilities: One review mentions "washers," indicating that the park likely provides communal laundry facilities for residents. However, a specific comment about the need for updates suggests the condition of these facilities might be a factor for residents.
- Community Management: There is an owner or management team responsible for the overall operation of the park, including rent collection, enforcing park rules, and addressing tenant issues. Reviews indicate significant concerns about this aspect.
It is important to note that the provided reviews raise serious concerns about the responsiveness of management regarding maintenance and property conditions. While these services are theoretically offered, their quality and reliable provision are a critical point for consideration based on available feedback.
Based on the provided customer reviews, here are some features and highly critical points concerning Deer Run Inc:
- On-site Laundry Facilities: The park offers communal washers, though a review explicitly states, "The washers need updated but get the job done. I lost 50 cents I put my quarters In and got no bag." This indicates that while the service exists, its quality or reliability may be a point of frustration for residents.
- Owner/Management Control: Reviews indicate a significant degree of control and involvement from the owner, who is described as owning "many other local businesses." This suggests a centralized management approach.
- Affordable Rent (Potentially): One reviewer states they were "forced to find a cheaper place to rent" due to health issues and implies Deer Run Inc was chosen for this reason. This suggests that the rental rates might be comparatively lower, making it an option for budget-conscious individuals. However, this is countered by other significant concerns.
- Maintenance Concerns: This is a major highlight, but in a negative sense. Reviews explicitly detail severe maintenance issues within homes, including "daughter's closet floor falling through due to mold," "owner also refused to fix the air conditioning," and "the bathtub is about to fall through the floor." This indicates a critical lack of timely and adequate repair services.
- Deposit Issues: A review mentions, "Not only does he refuse to fix anything but also troubles you over your deposit." This is a significant concern for residents regarding financial practices upon moving out.
- Short-Term Tenancy (for some): One reviewer states they "moved in January and moved out by June," indicating a very short duration of tenancy due to dissatisfaction with living conditions and management's responsiveness.
- Concerns about Owner Conduct: The phrases "taken advantage of" and "harassment" regarding the owner's behavior are highly critical and suggest a difficult relationship between management and some tenants. The advice "I'd be careful doing business with this man" is a strong caution.
These points offer a factual but concerning overview of the park's operational aspects from a resident's perspective.

When considering a mobile home park in Missouri, local residents typically weigh factors such as affordability, location, community atmosphere, and the quality of management and maintenance. For Deer Run Inc in Troy, Missouri, a factual assessment based on publicly available reviews indicates that its suitability for locals comes with significant caveats and depends heavily on individual priorities and tolerance for potential challenges.
On the positive side, for some, the park might initially appear suitable primarily due to its potential for "cheaper rent." In areas where housing costs are a concern, a lower rental price can be a powerful motivator. Its location in Troy, MO, while not a major metropolitan hub, still offers access to essential local services and maintains a small-town feel that appeals to many Missourians. For those who prioritize a specific price point and are prepared to manage potential issues, the initial affordability could be a draw. The presence of on-site laundry facilities, despite reported issues, does offer a basic convenience.
However, the overwhelming concerns raised in public reviews regarding severe maintenance neglect and management practices significantly impact the park's overall suitability. Reports of structural issues like a "closet floor falling through due to mold," unaddressed air conditioning problems, and a "bathtub about to fall through the floor" indicate a critical failure in providing safe and habitable living conditions. For any local resident, the expectation of a landlord to maintain a safe and functional dwelling is fundamental, and these reviews suggest this standard may not be met. Furthermore, concerns about unreturned deposits and perceived "harassment" from the owner point to potentially challenging tenant-landlord relationships, which can create significant stress and instability.
Ultimately, while Deer Run Inc might offer a lower entry point financially, the reported issues with property maintenance and management responsiveness pose serious risks to a resident's comfort, health, and financial security. For local Missourians exploring mobile home living in Troy, it is crucial to approach Deer Run Inc with extreme caution. Prospective residents should conduct thorough on-site inspections of any unit they consider, meticulously review lease agreements, and seek direct testimonials from current residents if possible, beyond what is publicly available. The adage "you get what you pay for" might be particularly relevant here, and while affordability is important, it should not come at the expense of basic safety, habitability, and respectful landlord-tenant relations. Therefore, while it may fill a need for very low-cost housing, its suitability for a comfortable and stress-free long-term living arrangement is highly questionable based on current public feedback.

The washers need updated but get the job done. I lost 50 cents I put my quarters In and got no bag.
Dec 12, 2023 · Shawna LynnHorrible experience living in this mobile home park. Because of Covid and other health issues I was forced to find a cheaper place to rent. I did not think I'd be taken advantage of the way I was. This is just one photo of many. This is my daughter's closet floor falling through due to mold. The owner also refused to fix the air conditioning, the bathtub is about to fall through the floor and so so much more. I moved in January and moved out by June. Not only does he refuse to fix anything but also troubles you over your deposit. He owns many other local businesses. I'd be careful doing business with this man.
May 25, 2022 · Jennifer EasterThese are some wonderful people.Quiet community. I appreciate having a local laundromat to go to. I'll make the effort to buy soap or snacks from the machines when I'm there to spend a little extra money.
