If I could leave less than a star I would. When first moving in the kitchen floor was coming up and I was told it would be replaced after it got worse and it was never replaced. They do not help with snow removal, the tenants had to dig their way out of the mobile home park while the rental manager drove by and watched. They do not fix a thing. Had a bedroom floor farthing through for over a year and it took a year and a half to fix it. Come to find out it was due to a leak. Which caused black mold all throughout the home. Was told the home was inhabitable and they would not find a place for us to stay while it was fixed. Door frames crumbing apart to the point so the doors won’t stay up and then blamed for the doors falling off the hinges. Old and boarded up abandoned trailers all throughout the property. On one side of the driveway there is a huge hole that could easily tear apart someone’s motor ( messed up my sisters motor ). - Kayla

Daniels Creek Village Introduce

For Virginians exploring mobile home living in the Collinsville area, Daniels Creek Village presents itself as an option for those seeking a place to reside. Located on Daniels Creek Rd, this mobile home park aims to provide housing solutions within the local community. It's important for prospective residents to gain a comprehensive understanding of what life at Daniels Creek Village might entail, balancing the convenience of mobile home living with insights from current and past residents.

Mobile home parks often represent an accessible entry point into homeownership or long-term rental, offering a distinct lifestyle that differs from traditional apartment complexes or single-family homes. Residents typically own their manufactured home and rent the lot it sits on, which can offer financial benefits. Daniels Creek Village, situated in Collinsville, provides a location within Henry County, an area that blends rural charm with proximity to essential services and larger towns in Southwest Virginia.

However, when considering any community, it's crucial for prospective residents to look beyond surface-level information and delve into the experiences of those who have lived there. Publicly available reviews of Daniels Creek Village highlight significant concerns that potential renters or owners should be aware of and investigate thoroughly. These concerns primarily revolve around property maintenance, responsiveness of management, and general living conditions. Understanding these aspects upfront is vital for making an informed decision about suitability for one's housing needs in Virginia.

Location and Accessibility

Daniels Creek Village is located on South Daniels Creek Rd, Collinsville, VA 24078, USA. This address places the mobile home park within the community of Collinsville, a part of Henry County, Virginia. Collinsville itself offers local amenities, including shops, eateries, and various services that cater to daily needs. The "South Daniels Creek Rd" designation suggests a setting that might be a bit more removed from the immediate commercial centers, potentially offering a quieter residential environment.

From a broader perspective, Collinsville's location in Henry County provides reasonable accessibility to larger regional centers. Martinsville, a more urban hub, is typically a short drive away, offering a wider array of shopping, dining, healthcare facilities, and employment opportunities. The area is also connected by state routes, allowing for relatively straightforward commutes for residents working in nearby towns or needing to access more extensive services. While the direct setting of Daniels Creek Village might be residential, its proximity to these larger centers ensures that residents are not isolated from essential resources and opportunities in Southwest Virginia.

Potential residents should consider the specific nature of Daniels Creek Road, including road conditions, especially given feedback about potential issues. Access within the park, and the general ease of getting to and from major roads, would be important factors for daily living and commuting in the Collinsville area.

Services Offered

Based on the provided information, the core service offered by Daniels Creek Village, like most mobile home parks, is the provision of lots for manufactured homes. Residents typically own their mobile homes and rent the land. While a full list of implied services is usually standard for such properties (e.g., utility hookups, trash collection), the existing customer reviews paint a challenging picture regarding the practical delivery and maintenance of these services. It is essential for potential residents to verify the availability and quality of these services directly with management and, if possible, current residents.

  • Lot Rentals: Daniels Creek Village provides spaces or lots where manufactured homes can be placed by residents. This is the fundamental offering of the park.
  • Utility Hookups (Implied): As with any mobile home park, it is implied that lots are equipped with connections for essential utilities such as water, sewer, and electricity. However, reviews suggest significant issues with the maintenance and functionality of these connections within individual homes, leading to problems like leaks and mold.
  • Trash Collection (Implied): Standard for mobile home parks, it is expected that some form of trash collection service is provided to residents. However, the reviews do not touch on this specific service directly, focusing more on property maintenance issues.
  • Maintenance of Common Areas: The responsibility for maintaining common areas and infrastructure within the park (like roads and shared spaces) falls to management. Reviews, however, explicitly state concerns about snow removal not being handled by management, and "abandoned trailers all throughout the property," indicating significant lapses in maintaining the overall appearance and safety of the park.
  • Administrative Management: Customer feedback strongly suggests significant issues with the responsiveness and effectiveness of the "rental manager" and "owners." Reviews indicate that issues like crumbling door frames, leaking floors, and black mold were reported multiple times over extended periods without adequate resolution, even to the point of homes being deemed "inhabitable."

It is crucial for any prospective resident to engage in thorough due diligence, including direct questions to management and potentially seeking legal advice regarding tenant rights under Virginia's Manufactured Home Lot Rental Act, especially concerning maintenance responsibilities and living conditions.

Features / Highlights

When considering Daniels Creek Village, it's important to present features based on direct observations and documented feedback. While the park's primary 'feature' is providing mobile home lots, the highlights, as conveyed by current and past residents, lean heavily towards concerns rather than positive attributes. It is paramount for locals to be fully aware of these potential aspects.

  • Potential for Affordable Living: Like many mobile home parks, Daniels Creek Village may offer lot rentals that are generally more affordable than traditional housing options in Virginia, potentially making homeownership or long-term rental more accessible from a cost perspective.
  • Location in Collinsville: The park is situated in Collinsville, Virginia, offering a local base within Henry County with access to regional amenities and larger towns like Martinsville.
  • Significant Maintenance Issues: A prominent highlight (though negative) is the consistent feedback regarding long-standing and severe maintenance deficiencies, including unrepaired floors, leaks leading to black mold, crumbling door frames, and neglected snow removal. This indicates a challenging living environment concerning property upkeep.
  • Unresponsive Management: Residents frequently cite a lack of effective action from management, with reported issues taking excessively long to address or being entirely ignored, even when affecting habitability. This points to a significant concern regarding resident support.
  • Dilapidated Conditions in Common Areas: Reviews mention "old and boarded up abandoned trailers all throughout the property" and a "huge hole" in the driveway. These observations suggest a lack of maintenance and oversight of the park's common areas and abandoned units, potentially impacting safety and overall community appearance.
  • Challenges with Livability: Due to ongoing maintenance problems, some homes have reportedly been deemed "inhabitable," indicating severe issues that directly impact the health, safety, and comfort of residents.

Prospective residents should weigh these serious concerns heavily and conduct extensive personal inspection and verification before committing to living in Daniels Creek Village.

Conclusion: Why This Place is Suitable for Locals

Based on the provided information from resident reviews, Daniels Creek Village in Collinsville, Virginia, presents significant challenges that local Virginians should be acutely aware of when considering it as a living option. While mobile home parks generally aim to offer affordable housing, the experiences shared by residents at Daniels Creek Village suggest that the potential for affordability may come with substantial trade-offs in terms of living conditions and management responsiveness.

For locals, the primary allure of a mobile home park is often the promise of a more budget-friendly path to homeownership or long-term rental compared to the escalating costs of traditional housing. However, reviews for Daniels Creek Village consistently highlight severe and unresolved maintenance issues within homes, including unaddressed leaks, black mold, and structural problems. Furthermore, the alleged lack of basic services like snow removal and the presence of abandoned, dilapidated units across the property point to a critical neglect of common area upkeep and overall park standards. These conditions directly impact the safety, health, and comfort of residents, potentially negating any perceived financial benefits.

The feedback regarding unresponsive and ineffective management is a major concern for any prospective resident. A "horrible" place with owners who "don't see firsthand how things are" and a rental manager who reportedly drives by while tenants struggle with snow removal indicates a profound lack of support for residents. In Virginia, tenants have rights under the Virginia Manufactured Home Lot Rental Act, which outline landlord responsibilities for maintaining fit and habitable premises. The reported conditions suggest a failure to meet these obligations, potentially exposing residents to significant hardship and safety risks.

While the location in Collinsville offers geographical proximity to local amenities and regional connections, the internal conditions described in the reviews overshadow this advantage. Locals seeking a stable, well-maintained, and professionally managed community are strongly advised to exercise extreme caution and conduct extensive due diligence before considering Daniels Creek Village. This should include direct, in-person inspections of available units and common areas, speaking with current residents if possible, and understanding their rights as tenants under Virginia law. For many Virginians, the paramount importance of a safe, healthy, and responsive living environment means that Daniels Creek Village, as currently described by its residents, may not be a suitable choice for long-term comfort and well-being.
