Daleville Mobile Home Park Introduce
Introduction / Overview
Daleville Mobile Home Park, located in Daleville, Alabama, presents itself as a residential option for those seeking manufactured home living in the region. Mobile home parks, also known as manufactured home communities, are a common housing solution across Alabama, offering a pathway to a different style of homeownership or rental compared to traditional stick-built houses. These communities typically provide individual lots where residents can place their mobile homes, often with access to shared utilities and a neighborhood atmosphere.
The concept of mobile home living often appeals to individuals and families looking for more affordable housing solutions, or those who prefer a less demanding lifestyle in terms of property maintenance. In Alabama, mobile home parks play a role in providing diverse housing options, from quiet retreats to more densely populated communities. Daleville Mobile Home Park aims to offer living spaces within this framework, catering to residents in the Daleville area.
It is important for prospective residents to gain a comprehensive understanding of any community they are considering, weighing various factors such as space, amenities, and management practices. Daleville Mobile Home Park, like any residential property, has received feedback from current and former residents that sheds light on various aspects of living there. This article aims to provide a factual overview based on available public information, helping users in Alabama make informed decisions.
Location and Accessibility
Daleville Mobile Home Park is situated at 125 Dogwood St, Daleville, AL 36322, USA. Daleville is a city in Dale County, Alabama, well-known for its close proximity to Fort Novosel (formerly Fort Rucker), a major U.S. Army installation. This location can be particularly convenient for military personnel and their families, as well as contractors working at the base, potentially offering a shorter commute compared to other areas.
Dogwood Street itself is likely part of a local residential network within Daleville. Its placement within the town suggests reasonable accessibility to local amenities. Residents can typically expect to find everyday necessities such as grocery stores, local dining establishments, and basic services within a convenient driving distance in Daleville. The city also benefits from its connections to larger regional roads, which facilitate travel to nearby cities like Enterprise and Dothan. These larger hubs offer a broader array of shopping centers, medical facilities, and entertainment venues for more extensive needs.
While the park's location offers practical access to local Daleville services and is strategically close to Fort Novosel, one customer review noted that "There's just not a lot of room there is all, rows and rows of trailers packed in there together." This suggests that while the park is conveniently located, the density of homes on Dogwood Street might be a consideration for those prioritizing more expansive individual lot space. However, the review clarifies that it's "not a wild and crazy location or anything like that!" indicating it's not a chaotic environment despite the closeness of units.
Services Offered
Information on the specific services offered by Daleville Mobile Home Park, beyond general mobile home park operations, is limited in publicly available data. However, based on common practices within the mobile home park industry in Alabama and the provided customer reviews, certain aspects of their services can be inferred:
- Lot Rental: The park provides spaces for mobile homes, and it appears there are options for lot rental, including potential "rent to own" agreements. However, one very critical review states, "Please DO NOT believe anything they say or advertise they get your down payment to rent to own were in court now bc they lied it's only a lease and now we've got to fight to get almost 18k we've spent living here and the property manager doesn't have a Realtor liscence the whole trailer park is almost empty they take advantage of hard working people they're getting away with it bc the LOTS we just were told by an attorney are leased and not sold with the trailer they trick you 180 months to pay them our mortgage is 945 so they'd make 174k off a trailer with no air conditioning!!!!" This review raises serious concerns about the nature of their "rent to own" agreements and transparency regarding lot ownership versus lease.
- Utility Hook-ups: Typically, mobile home parks provide hook-ups for essential utilities such as water, sewer, and electricity at each site. Residents are generally responsible for setting up and paying for their individual utility usage. One review mentions a "trailer with no air conditioning," which might indicate that some homes provided may lack certain modern amenities or that tenants are responsible for adding them.
- Property Management: There is a "property manager" mentioned in the reviews. The effectiveness and ethical practices of management are critical, and the highly negative review indicates significant issues with the park's management and their advertised terms.
- Maintenance of Common Areas: Standard practice for mobile home parks includes the maintenance of shared roads and general park grounds, though specific details for Daleville Mobile Home Park are not available.
Due to the conflicting and severe nature of some reviews, particularly regarding the "rent to own" scheme, prospective residents are strongly advised to seek legal counsel and thoroughly verify all contractual terms before entering into any agreements with Daleville Mobile Home Park.
Features / Highlights
Daleville Mobile Home Park presents a mixed bag of features and highlights, as reflected in the provided customer reviews. It's crucial for prospective residents in Alabama to consider both the perceived benefits and the serious concerns raised.
- Potential for Affordable Living Space: One review suggests that moving here was "a big step up for less money in terms of his living space," implying that the park can offer more living space for a lower cost compared to previous housing for some individuals. The review also mentions "a pretty good deal on their space" and "some options they have after some time which are quite good." This indicates a potential for competitive pricing.
- Convenient Location in Daleville: The park is located on Dogwood Street in Daleville, offering accessibility to local services and amenities within the city. Its proximity to Fort Novosel makes it a practical option for those affiliated with the military base.
- Quiet Atmosphere (Generally): One review notes, "It's not a wild and crazy location or anything like that!" which suggests the park generally maintains a peaceful environment, free from excessive noise or disturbances. This could be a highlight for those seeking a tranquil place to live.
- Densely Packed Living: A noted feature, which might be a highlight or a drawback depending on personal preference, is that there's "not a lot of room there is all, rows and rows of trailers packed in there together." This indicates a high density of homes.
- Controversial "Rent to Own" Program: This is a major area of concern. While one review implies "rent to own" options are available and "quite good," another review strongly refutes this, stating "Please DO NOT believe anything they say or advertise they get your down payment to rent to own were in court now bc they lied it's only a lease and now we've got to fight to get almost 18k we've spent living here and the property manager doesn't have a Realtor liscence the whole trailer park is almost empty they take advantage of hard working people they're getting away with it bc the LOTS we just were told by an attorney are leased and not sold with the trailer they trick you 180 months to pay them our mortgage is 945 so they'd make 174k off a trailer with no air conditioning!!!!" This is a critical point that demands thorough independent investigation and legal consultation from any interested party.
- Vacancy Rate (Reported): The claim that "the whole trailer park is almost empty" suggests a high vacancy rate, which could impact the community feel or indicate underlying issues.
Given the highly contradictory nature of the reviews, particularly concerning the "rent to own" program, prospective residents should exercise extreme caution and conduct extensive due diligence.

Conclusion: Why this place is suitable for locals
Daleville Mobile Home Park in Daleville, Alabama, presents itself as a potential housing option for locals seeking mobile home living. From one perspective, it offers a possible "step up for less money" in terms of living space, and a generally quiet environment despite a high density of homes. Its location on Dogwood Street provides convenient access to local amenities in Daleville and is particularly well-suited for those affiliated with Fort Novosel. For locals prioritizing a potentially lower cost of entry into a private living space, and who are comfortable with a closely-packed community, these aspects might be appealing.
However, it is critically important for any Alabamian considering Daleville Mobile Home Park to be fully aware of the significant red flags raised by other customer reviews. The severe allegations of misrepresentation regarding "rent to own" agreements, claims of being "tricked" into a lease rather than a purchase, and reports of property managers potentially operating without proper licenses, demand extreme caution. The accusation of losing substantial down payments and legal disputes are grave concerns that cannot be overlooked.
While some individuals might find a "good deal" on space, the potential for serious financial and legal complications, as detailed by a highly negative review, overshadows any perceived benefits. For any local considering Daleville Mobile Home Park, thorough and independent due diligence is not just recommended, but essential. This includes independently verifying all advertised terms, especially those related to "rent to own" programs, confirming the legal status of the property manager, and consulting with an Alabama attorney specializing in manufactured home and landlord-tenant law before making any commitments. Only with such careful investigation can a local determine if this park is truly "suitable" for their individual circumstances and mitigate potential risks.

Daleville Mobile Home Park Reviews
My cousin moved there recently and it's a big step up for less money in terms of his living space, but the location itself is a bit dystopic. But, that's trailer park life. There's just not a lot of room there is all, rows and rows of trailers packed in there together. It's not a wild and crazy location or anything like that! That's not what I'm saying. And they are also supplying my cousin with what is really a pretty good deal on their space, because there are some options they have after some time which are quite good in my opinion.

Feb 11, 2025 · Kelvin JonesEnter at your risk of being deceived. From of some one looking to leave this mobile home park .pay alot for no professional help. Can't wait too find competent owner to accept me.
Dec 13, 2024 · Ronald NationThis park is not well maintained. Also the person in the office uses 2 different names Chad and what ever his other name is. We had given them over $6k down and they wanted rent 2 weeks after. The paperwork was not right according to a couple lawyers i spoke with. Also the homes are not rated for the zone they are in. I highly recommend doing your research and getting a real estate lawyer if your buying here. You pay for insurance and have no entitlement to any damages done to your things. And they try to make you get insurance and pay them for insurance as well. Very shady place very shady paperwork and management. BE CAUTIOUS AND GET A REAL ESTATE LAWYER.
Jul 02, 2022 · Wade AngleOffice workers are courteous and understanding. Houses are decent, definitely livable. The cheapest available price was $750, so they do cost a bit as they are not income based. Pets are allowed, with a pet fee. No utilities are included into the price. They run on Alabama Power and the water is Daleville City water. The bill paying places are down the road. Walkable distance from grocery stores and fast food restraunts. A park is within walking distance as well. School system is Daleville Schools. The high school is located within walking distance as well.
