This article is crafted to provide a clear, engaging, and informative overview of Cranbrook Village for local users in North Carolina who are exploring housing options. Our aim is to help prospective residents understand what Cranbrook Village offers as a place to live in Greensboro.
Cranbrook Village is an all-age manufactured housing community located in Greensboro, North Carolina. It is presented as more than just a collection of homes; it's a community designed to offer an "exceptional living experience" and a "gateway to affordable living." The community aims to redefine affordable living by providing manufactured homes for both sale and rent, catering to various budgets without compromising on quality. This approach allows residents to experience the benefits of homeownership, including efficiency and customization, within a community setting.
While some past customer reviews express concerns about limited amenities, narrow roads, and a focus on rules over resident care, the official descriptions highlight a commitment to fostering "community bonds" and providing a "valuable set of amenities designed to enhance the convenience, comfort, and connection of our residents." The presence of an "On-Site Office" is noted as a key amenity, striving to create a welcoming environment. Prospective residents often seek affordability and a sense of belonging, and Cranbrook Village positions itself to meet these fundamental needs in the Greensboro area.
Cranbrook Village is located at 4309 Old Liberty Pl, Greensboro, NC 27406, USA. Greensboro is one of North Carolina's largest cities, forming part of the Piedmont Triad metropolitan area, which also includes Winston-Salem and High Point. This central location in the state provides residents with excellent accessibility to a wide range of urban amenities, employment opportunities, and cultural attractions.
Old Liberty Place is situated in a part of Greensboro that balances residential tranquility with convenient access to major thoroughfares. Greensboro offers easy access to Interstates 40, 73, 85, and 840, facilitating straightforward commutes and travel throughout the region and beyond. Public transportation options within Greensboro are also available, though individual mobile home park residents may find a personal vehicle more convenient for daily errands and commuting, especially given some reviews mentioning narrow internal roads that might be challenging for two-way traffic.
The community's proximity to various local attractions in Greensboro is a significant advantage. Residents can "Delight in the artistic environment of the Greensboro Science Center, explore the natural beauty of the Tanger Family Bicentennial Garden, or learn more about history at the International Civil Rights Center & Museum." There's also access to shopping centers like Shannon Hills Plaza, South Park, and South Point Plaza within a short drive. For families, the location is near schools such as Julius I Foust Elementary, Allen Middle, and Ben L Smith High School. This blend of urban convenience and access to green spaces enhances the appeal of living at Cranbrook Village.
Mobile home parks like Cranbrook Village typically offer a core set of services aimed at facilitating comfortable and convenient living for their residents. While some customer reviews express dissatisfaction with the perceived lack of amenities, the management's descriptions suggest the presence of fundamental provisions.
- Lot Rental: The primary service provided is the rental of individual lots where residents can place their manufactured homes. This includes the infrastructure for utility connections.
- Utility Hookups: Essential utility hookups are provided at each lot, typically including:
- Water: Connection to a potable water supply.
- Sewer: Wastewater disposal services.
- Electricity: Access to electrical connections for home power.
- On-Site Management/Office: The community emphasizes having an "On-Site Office," which serves as a central point for resident inquiries, addressing concerns, and managing community operations. This indicates a direct presence for administrative and potentially maintenance support.
- Maintenance and Upkeep of Common Areas: While reviews mention issues with roads, mobile home parks generally provide maintenance for shared infrastructure like roads, lighting, and common green spaces.
- Trash Collection: Waste management services, including designated areas for trash collection, are standard in such communities.
- Community Rules and Regulations: While criticized by some reviewers for being overly restrictive, the presence of rules is a standard service in managed communities, intended to maintain order, safety, and a consistent living environment for all residents.
It is crucial for prospective residents to inquire directly about the specific details of utility costs, maintenance schedules, and the enforcement of rules to ensure clarity and manage expectations. Some public information suggests that homes for sale or rent within the community may also include features like "heating system: ForcedAir" and "Air Conditioning."
Cranbrook Village, as a manufactured housing community, offers specific features and highlights that are intended to appeal to residents seeking a particular lifestyle in Greensboro.
- Affordable Manufactured Housing: A primary highlight is the availability of "affordable manufactured homes for sale and rent," catering to various budgets. This offers a path to homeownership or stable renting at a potentially lower cost compared to traditional housing.
- All-Age Community: Cranbrook Village welcomes residents of all ages, fostering a diverse community environment where families, individuals, and retirees can live together.
- On-Site Office: The presence of an "On-Site Office" is highlighted as a feature that aims to create a "welcoming environment and a community you're proud to call home," suggesting a commitment to accessible management.
- Proximity to Greensboro Attractions: The community's location in Greensboro provides residents with easy access to a "myriad of attractions and activities," including the Greensboro Science Center, Tanger Family Bicentennial Garden, and the International Civil Rights Center & Museum, as well as various shopping and dining options.
- Access to Education and Healthcare: Nearby educational institutions like UNC Greensboro, Greensboro College, and North Carolina A&T, along with hospitals like The Moses H. Cone Memorial Hospital, add to the practical benefits of the location.
However, it is important to address the significant negative feedback from customer reviews which highlight counterpoints:
- Limited On-Site Amenities: Reviewers repeatedly state "This place has nothing to offer besides a very small lot to stay on. No amenities or fun for kids." This contrasts with the general expectation of community amenities in some modern mobile home parks. Other marketing for the "Roots Management Group" (which appears to manage Cranbrook Village) might mention features like "pool, clubhouse, 24 hour access, basketball court, playground" in other communities they manage. It is crucial to verify if these specific amenities are actually present at Cranbrook Village.
- Narrow Roads: The roads are described as "narrow and not passable but with one car," posing potential inconvenience for residents and visitors.
- Concerns about Management and Community Dynamics: Reviews mention management being overly focused on "rules" and "lot rent" without sufficient "care about the residents." Issues with "rude and nasty" neighbors who "sit in the middle of the road" also point to potential community dynamic challenges.
Prospective residents should prioritize visiting the community in person and speaking with current residents to gain a comprehensive understanding of the actual living experience, verifying the presence and condition of amenities and assessing the community atmosphere.
Cranbrook Village, as a manufactured housing community, focuses on offering homes for both sale and rent, which inherently provides a form of "affordable living." While specific, time-sensitive "promotions or special offers" might not be consistently advertised, the value proposition lies in the cost-effectiveness of manufactured home living.
Information suggests that homes within Cranbrook Village can be purchased, with one example mentioning a 1985 manufactured home for $4,000 plus $550/lot/month. The community also offers an "Establish Your Roots' Rental Conversion Program," which could be considered a form of special offering that assists residents in transitioning from renting to owning their manufactured home.
To get the most current and accurate information on pricing for lot rent, available homes for sale or rent, and any potential special programs or incentives, prospective residents should contact Cranbrook Village directly. It is highly recommended to inquire about all fees upfront, including lot rent increases, utility charges, and any hidden "service fees" mentioned in some reviews, to ensure complete financial transparency before making a commitment.
For the most accurate and up-to-date information regarding available homes, lot rentals, community guidelines, or any other inquiries about Cranbrook Village, prospective residents are encouraged to contact the management directly.

It is advisable to call during standard business hours to ensure you can speak with a representative who can provide detailed information and answer all your questions thoroughly. Given the mixed nature of customer feedback, direct communication and an in-person visit are strongly recommended to assess the community firsthand.
For locals in North Carolina, particularly those in the Greensboro area seeking a pathway to more affordable housing, Cranbrook Village presents a specific type of living solution. Its suitability hinges on a resident's priorities and willingness to consider certain trade-offs, particularly in light of the mixed public feedback.
The primary appeal of Cranbrook Village is its core offering of "affordable manufactured homes for sale and rent." In a competitive housing market, this can be a significant advantage for individuals and families looking to manage their housing costs while still enjoying the benefits of living in Greensboro. The concept of an "all-age" community also means it can accommodate diverse households, from young families to retirees, fostering a broad demographic within the park.
The community's location in Greensboro is undeniably a strong point. Residents have convenient access to the city's extensive amenities, including shopping, dining, entertainment, educational institutions, and healthcare facilities. This urban connectivity ensures that daily needs and recreational desires can be easily met, making it practical for those who work or attend school in the city.
However, prospective residents must approach Cranbrook Village with clear expectations, particularly regarding on-site amenities and community dynamics. While the management promotes an "exceptional living experience" with an "On-Site Office" for support, some past reviews suggest a more basic offering in terms of recreational facilities and potential challenges with internal road conditions and neighbor interactions.
Therefore, Cranbrook Village is most suitable for North Carolina locals who prioritize affordability and access to the broader Greensboro area over extensive on-site amenities. It may appeal to those who are comfortable with a more independent living style within a managed community, and who are proactive in clarifying all aspects of lot rent, fees, and community expectations directly with management. For individuals or families for whom a cost-effective home base in Greensboro is the top priority, and who are prepared to navigate any potential internal community challenges, Cranbrook Village offers a pragmatic housing solution. An in-person visit is highly recommended to ensure it aligns with individual living preferences.

Cranbrook Village Reviews
This place has nothing to offer besides a very small lot to stay on. No amenities or fun for kids. But for some reason they keep going up on the lot rent. Which is crazy because it’s nothing here. The roads are narrow and not passable but with one car. The neighbors are rude and nasty. They sit in the middle of the road and will not move knowing the road is narrow. I hate it here. The park has nothing to offer but rules. They don’t care about the residents just the lot rent and telling us what to do.
