Countryside Trailer Park Introduce
For many Rhode Islanders, navigating the housing market can be a significant challenge, especially when seeking affordable options that still provide the independence of homeownership. Manufactured home communities, often referred to as mobile home parks, present a unique and increasingly relevant alternative to traditional housing. Today, we're taking a closer look at Countryside Trailer Park in Pawtucket, RI, a community that offers a distinct living experience for those seeking a more accessible entry into homeownership.
The model of a manufactured home community typically involves residents owning their home while leasing the land it sits on. This structure often results in lower upfront costs and potentially more manageable monthly expenses compared to purchasing a traditional stick-built house. These communities can foster a sense of shared living, with neighbors building connections and sharing a communal environment. While recent reviews for Countryside Trailer Park highlight significant concerns regarding maintenance, management, and the overall upkeep of the park, it's essential for prospective residents to understand the fundamental aspects of what such a community aims to provide, alongside the reported challenges.
Pawtucket, as a city, offers a vibrant urban environment with a rich history and diverse population. A manufactured home park within such a city aims to provide a balance between the affordability of manufactured homes and access to city amenities. For those considering Countryside Trailer Park, it's crucial to weigh the benefits of its location and the potential for affordable homeownership against the critical feedback from current residents. Understanding these factors will allow for a more informed decision when exploring housing options in Rhode Island.
Countryside Trailer Park is located at 245 Manton St, Pawtucket, RI 02861, USA. Pawtucket is a city in Providence County, Rhode Island, situated northeast of Providence, the state capital. This location offers residents of Countryside Trailer Park the advantage of urban convenience, with easy access to a wide array of amenities and services.
Manton Street provides direct access to local roads and, importantly, connectivity to major transportation arteries. Pawtucket is well-served by public transportation, including RIPTA bus routes, which can facilitate commutes within the city and to neighboring areas like Providence. For those who drive, the park's location offers relatively easy access to I-95, a major interstate highway, allowing for straightforward travel throughout Rhode Island and into Massachusetts, particularly Boston.
Beyond the immediate vicinity of the park, residents will find themselves close to various urban conveniences. Pawtucket boasts diverse dining options, shopping centers, grocery stores, healthcare facilities, and educational institutions. The city is also home to historical sites and recreational areas, such as Slater Memorial Park, which offers green space and activities. While some reviews mention issues with the park's internal roads, the external accessibility to the wider city of Pawtucket and the greater Rhode Island region remains a key advantage for its residents.
In a typical manufactured home community, the monthly lot rent usually covers a range of services provided by the park management. However, reviews for Countryside Trailer Park indicate a significant deviation from expected standards in several key areas. Based on common industry practices and the specific feedback received, here's an overview of services, along with noted discrepancies:
- Lot Leasing: The fundamental service, where residents lease the land their manufactured home is placed upon. This fee is a primary component of living in such a park.
- Community Management: A management entity is responsible for the overall operation of the park, enforcing rules, and addressing resident concerns. Reviews, however, highlight serious issues with management responsiveness, with one stating, "Landlord Al Vitali refused to fix multiple issues with rental," and another noting the "Park Manager is more interested in money and material things."
- Road Maintenance: Maintaining internal park roads is typically a service. However, a review explicitly states, "Roads are a mess," indicating a lack of proper upkeep.
- Common Area Maintenance: Upkeep of shared areas, including landscaping and common grounds, is usually covered. Yet, a review mentions, "Some yards the grass is waist high. Hardly any maintenance is done," suggesting a severe deficiency in this service.
- Utility Connections: While utilities like water, sewer, and electric hookups are typically provided to each lot, residents are usually responsible for their individual consumption bills. Specific issues with these connections were not detailed beyond the general "falling apart" description.
- Trash Removal: Waste collection services are standard. However, the reviews do not provide specific details on whether this service is effectively managed or if residents face issues.
It's evident from the provided reviews that despite the typical services expected from such a community, Countryside Trailer Park appears to have significant shortcomings in delivering on its maintenance and management responsibilities, leading to resident dissatisfaction.
While the reviews for Countryside Trailer Park focus heavily on negative aspects of management and maintenance, it's still important to consider the inherent features and potential highlights that the community, by its nature and location, might offer:
- Affordable Homeownership Potential: The primary appeal of manufactured home parks in general is providing a more accessible route to homeownership in comparison to traditional housing, especially in a state like Rhode Island.
- Individual Homes: Residents typically own their own standalone manufactured home, offering more privacy than apartment living and the potential for a small private yard (though reviews indicate limited yard space due to homes being "so close together").
- City Living Access: Its location in Pawtucket provides residents with convenient access to urban amenities, including diverse dining, shopping, and entertainment options, as well as essential services.
- Public Transportation Access: Being in Pawtucket, the community likely benefits from access to RIPTA bus lines, which is a valuable feature for those who rely on public transport.
- Pet-Friendly (Potentially): While the reviews do not explicitly mention a pet policy, many mobile home parks accommodate pets, which is a significant feature for many homeowners. However, any specific rules or restrictions would need to be verified.
- Established Community: The fact that it's an existing trailer park means there's an established infrastructure and potentially a long-standing resident base, although recent management changes seem to have impacted the community dynamic.
- Proximity to Green Spaces: Pawtucket is home to parks like Slater Memorial Park, offering residents nearby recreational opportunities and green spaces, which can be a significant highlight.
It's clear that while the underlying features of a manufactured home community in an urban setting are present, their actual positive impact is significantly undermined by the reported issues with park management and upkeep.
Information regarding specific promotions or special offers directly from Countryside Trailer Park is not available in public data, nor do the provided reviews suggest any ongoing promotional activities. Given the nature of the negative feedback, which points to significant issues with maintenance and management priorities, it is highly unlikely that the park would be offering widespread incentives without first addressing the core operational concerns raised by residents.
In general, for manufactured home parks, any promotions might include:
- New Home Incentives: If new homes are being brought into the park, there might be offers on the purchase price or reduced lot rent for a limited period.
- Resale Home Deals: For homes being sold by individual owners within the park, there might be opportunities for negotiation on the purchase price.
However, prospective residents interested in Countryside Trailer Park should prioritize verifying the current state of the park and its management's responsiveness, rather than expecting promotional offers. Any discussions about pricing or potential deals would need to occur directly with the park management or a real estate agent listing a home within the community. It is crucial to approach any such discussions with a clear understanding of the park's reported challenges.
For Rhode Islanders who wish to make direct inquiries about Countryside Trailer Park, including questions about lot availability, current conditions, or specific concerns raised in reviews, the provided contact information is the official channel.
Address: 245 Manton St, Pawtucket, RI 02861, USA
Phone: (401) 725-2500
It is strongly advised that prospective residents utilize this phone number to attempt to contact the park management directly. During this contact, it would be prudent to inquire about the specific issues mentioned in reviews, such as maintenance of roads and common areas, responsiveness to resident concerns, and any policies regarding rental properties within the park. Given the critical nature of the feedback, a thorough and direct conversation is essential for an informed decision.
For Rhode Islanders navigating a competitive housing market, Countryside Trailer Park in Pawtucket, at its core, represents a potential avenue for more affordable homeownership within an urban setting. Its location on Manton Street provides advantageous access to the amenities of Pawtucket, including local shops, restaurants, and public transportation, and offers a relatively straightforward commute to Providence and other parts of the state via major roadways. For individuals or families who prioritize urban convenience and the independence of owning their own home over traditional rental options, the concept of Countryside Trailer Park could initially seem appealing.
However, it is paramount for any prospective local resident to acknowledge and rigorously investigate the significant and consistent negative feedback provided by current and former residents. Concerns about "falling apart" infrastructure, "waist high" grass, unkempt roads, and unresponsive or money-focused management are serious red flags. The experience of a resident being evicted over a pet despite an ESA certification, and issues with security deposit returns, indicates a potentially challenging living environment. While the park's location and the general affordability of manufactured homes are inherent positives, these benefits appear to be severely undermined by the reported deficiencies in maintenance and management. For a Rhode Islander considering Countryside Trailer Park, a comprehensive and critical assessment of its current state, ideally through a personal visit and direct conversations with residents (if possible), is not just recommended, but essential. Without significant and verified improvements in management and maintenance, it would be challenging to recommend this as a suitable and comfortable long-term living solution for local residents.

Landlord Al Vitali refused to fix multiple issues with rental to the point the housing authorities had to be notified. This place is falling apart and he is coving it up to resell. #55

Jun 09, 2023 · Lee JamiesonI've lived here for almost 6 years on a street with mostly owned mobile homes. There are rentals in the community also. The majority of the neighbors are friendly and helpful toward each other. The park is clean, pet friendly, and has people of all ages. There is also Slater Park in walking distance.
Jul 21, 2019 · We're Quacked UpThis place is completely ridden with cockroaches. I truly have no idea how people live there.
