- Vehicle Registration and Passes: The park issues stickers for cars, intended to help manage and identify vehicles within the community.

Country Village Mobile Home Park presents a mix of features and highlights that define the living experience within its community. Understanding these aspects, both positive and areas noted for improvement, is key for anyone considering making Country Village their home.
- Located in Historic Williamsburg: The park benefits from its setting in Williamsburg, a city rich in history, culture, and attractions, offering residents access to a unique and vibrant local environment.
- Allowance for Pets (with Restrictions): Recently, the park has begun allowing pets again, which is a positive development for pet owners, although the policy is limited to one registered pet per family.
- Community Pool Access: The availability of a community pool offers a recreational amenity for residents, particularly during warmer months. However, the strict guest policy (one guest per pass, no temporary passes) may limit its utility for larger families or those wishing to entertain visitors.
- Historically Positive Reputation (Past Ownership): It is noted that "a long time ago this was run by different owners and back then the property was amazing," suggesting a historical period where the park was highly regarded for its maintenance and overall condition. This provides a benchmark for previous community standards.
- Areas for Improvement (Maintenance & Enforcement): Current feedback indicates significant concerns regarding property maintenance, including unaddressed tree issues and a general decline in the upkeep of lawns and trailers. There are also mentions of lack of enforcement for community rules, such as car sticker usage and lot boundaries, leading to a perceived "downhill" trend in the park's overall appearance and management.
- Financial Considerations: Prospective residents should be aware of feedback indicating that "lot rent is way too expensive" and concerns about "way too high a mortgage on the mobile homes," suggesting that the total cost of living may be higher than expected.
- Infrastructure Issues: Reports of "huge potholes everywhere" point to infrastructure concerns within the park that could affect daily living and vehicle maintenance.
- Changing Demographics: It's noted that "a lot of the older lot owners just left due to the decreasing care of the area," suggesting a shift in the community's long-term resident base and a potential impact on its overall character.

For locals in Virginia, particularly those in the Williamsburg area, assessing Country Village Mobile Home Park requires a balanced perspective. While its location in the historically rich city of Williamsburg offers undeniable appeal and access to numerous attractions, potential residents should weigh this against current community feedback. For Virginians seeking very specific amenities, such as a pet-friendly environment (albeit with restrictions), or access to a community pool, these features are present. However, it's crucial for locals to consider the reported challenges, particularly concerning property maintenance, rule enforcement, and financial aspects like lot rent and home mortgage terms. In a state where housing affordability is a significant concern, understanding the full financial commitment and the current state of park upkeep is paramount. The observations regarding a decline from a "fabulous time" under previous ownership and the departure of long-term residents suggest a need for current local users to conduct thorough due diligence. For those who prioritize a low-cost entry point into a Williamsburg address and are prepared to navigate potential maintenance issues, or who value the specific amenities offered despite their limitations, Country Village might still present a viable option. However, for Virginians seeking a meticulously maintained, consistently enforced, and completely transparent community experience, it would be prudent to gather the most up-to-date information and consider all aspects before making a commitment to Country Village Mobile Home Park.

Country Village Mobile Home Pk Reviews
Lot rent is way too expensive and Lisa charging way too high a mortgage on the mobile homes. By the time you finalize a deal with her you don't pay twice as much for the mobile home. She doesn't get the property maintained for maintenance properly and the results of a tree falling on my house because she never got it cut down as I asked you several times.
Feb 25, 2024 · Edwin ChesemanA long time ago this was run by different owners and back then the property was amazing. Unfortunately it got new owners and so it's gone down hill bad. There is no fencing separating the other trailer lots from this one, and nothing is enforced or taken care of. They give out stickers for the cars but over half the people don't use them because the lot doesn't truly care. A lot of trailers and lawns look awful and not maintained. They are now finally allowing pets again but only one per family and must be registered. If you get a pool pass you are only allowed one guest no matter what which doesn't help for large family's and you aren't allowed to even buy a temporary pass for a guest. There are huge pot holes everywhere and a lot of the older lot owners just left due to the decreasing care of the area so it's now starting to feel like a sketchy place to live compared to it's once fabulous time.
Aug 13, 2018 · Katie BI have lived here for 20 years. For the most part it is quiet. Privacy barriers for the trash cans were rebuilt and painted last year, there are new homes being moved into the park and they are trying to get the pool repaired and opened for the season. Trash cans were put up to be used as many people walk to and from 7-11 but many times you see the trash not placed in the cans and the park maintenance will be out there cleaning it up. There are some issues, but you cannot blame it on the owners. I will continue to rent my spot as it is the best mobile home park around. Someone had complained because there is not security but many residential areas do not have security and there is a good presence of James City Officers.
May 21, 2018 · L RyndersHorrible place abandoned trailers with homeless living in owners do nothing. Cars are broken into. Owners are rude and only care about money
Mar 12, 2024 · Julie SmithDirty looking, streets not matained, people who own it will do anything for money like charge you to park your car on alot your already paying for. Blonde female named Lisa is very rude and their office looks like it can fall down at anytime. The atmosphere seems unhealthy, dirty and very unwelcome.
