Country Village Estates Introduce
**Country Village Estates** is a well-established and expansive manufactured home community located in the historic and scenic Oregon City, Oregon. While the name and past mentions suggest a focus on retirement, it is important for prospective residents to know that this community is currently marketed as an **all-age community**, providing affordable living options for individuals and families alike, situated just on the outskirts of the vibrant Portland metropolitan area. This blend of a peaceful, country-like setting with proximity to urban conveniences makes it an appealing choice for a diverse range of Oregonians looking for a valuable housing solution.
The community spans over 120 acres of beautifully wooded hillside, offering residents a tranquil, semi-rural environment where nature paths and a non-cookie-cutter layout are appreciated features. This extensive acreage provides a feeling of space and privacy that can be rare in high-density urban housing markets. The emphasis here is on offering quality living and affordable manufactured homes, with some models featuring modern efficiencies like solar units. It is a place where many residents feel comfortable and at home, often praising the clean, well-maintained common areas and friendly neighborhood atmosphere.
As a manufactured home park, Country Village Estates operates on a lot rental model, where residents own their home but lease the land it sits on. This structure offers a compelling route to homeownership in Clackamas County, one of Oregon’s most desirable regions. However, potential homeowners should be aware that owning a home within a leased-land community comes with adherence to specific park rules and regulations, which, according to some resident feedback, can be extensive and subject to change by management. Thorough review of the current community guidelines and the lot lease agreement is strongly recommended before committing to purchase.
Country Village Estates is conveniently situated at **14630 S Village Ct, Oregon City, OR 97045, USA**. This location places it squarely in Oregon City, the former capital of the Oregon Territory, an area steeped in history and outdoor recreation. The community strikes a desirable balance by offering a quiet, country setting while remaining highly accessible to the amenities of both Oregon City and Portland.
The community is generally within five miles of downtown Oregon City, where residents can easily access a charming downtown with local shopping, dining, breweries, and taverns. Essential services and larger retailers like Fred Meyer, Safeway, and Home Depot are nearby, along with medical facilities, a community college, and county offices. This proximity minimizes the need for long commutes for daily errands. Furthermore, Portland is less than 15 miles to the north, opening up opportunities for entertainment, arts, cultural events, and professional sports.
Accessibility within the community and for visiting guests is an important feature, especially in a community that serves both families and seniors. The park has prioritized physical accessibility with:
- **Wheelchair accessible entrance:** Ensuring ease of access into community facilities.
- **Wheelchair accessible parking lot:** Providing convenient parking options.
- **Wheelchair accessible restroom:** Offering necessary accommodations in public areas.
- **Wheelchair accessible seating:** Available in common areas for comfort and inclusion.
Parking is managed on-site, with residents having designated spaces. The community offers **Free parking lot** spaces and some homes come with dedicated **On-site parking**. Note, however, that the park rules regarding street parking and guest parking are reportedly strict, with residents reporting limited to zero dedicated guest parking and a firm policy against street parking, which is an important consideration for residents who frequently receive visitors.
Country Village Estates provides a framework of essential services and management to maintain the community's quality and structure for its diverse resident base. These services ensure the common areas are maintained and that residents have access to key lifestyle amenities:
- **Lot Management & Lease Administration:** Core service involving the leasing of land to manufactured home owners, managed by the community office.
- **On-Site Management/Maintenance:** The provision of administrative and maintenance staff to address property upkeep, common area cleanliness, and resident concerns, though the responsiveness and consistency of management have been areas of criticism in some resident reports.
- **Utility Provision:** Lot rent typically covers the provision of some utilities, such as water, sewer, and garbage services, which is a significant value add for residents.
- **Pet Accommodations:** The community is **Dogs allowed** and generally **Pet Friendly**, featuring a dedicated **Dog Park** (or dog run) as a specific amenity for pet owners.
- **Recreational Amenities:** Provision and maintenance of key recreational facilities, including a **Half-Court Basketball** area and walking paths.
- **Vehicle Storage:** Availability of an on-site **RV and/or Boat Storage** area, offering residents a secure and accessible space for their recreational vehicles.
- **Common Area Facilities:** Access to essential facilities like a central **Restroom** for use in common areas.
The most compelling aspects of Country Village Estates in Oregon City stem from its vast natural setting and the combination of amenities designed for both active families and seniors:
- **120 Acres of Wooded Hillside:** This massive area provides an unparalleled tranquil and scenic environment, with natural surroundings and walking paths that contribute to a peaceful atmosphere.
- **All-Age Community Status:** Unlike many other local manufactured home parks, Country Village Estates welcomes residents of all ages, making it suitable for families, young professionals, and retirees alike.
- **Family-Friendly Recreation:** The presence of a **Half-Court Basketball** court and a dedicated **Dog Park** caters to residents with diverse recreational needs, including children and pet owners.
- **RV/Boat Storage:** Offering on-site **RV Storage Area** is a significant feature for Oregonians who enjoy the outdoor lifestyle and need a secure place to store large recreational vehicles.
- **Affordability & Value:** It offers quality, affordable manufactured home living near a major metropolitan area (Portland), which is a key advantage in Oregon’s competitive housing market.
- **High Accessibility Features:** With multiple **Wheelchair accessible** features (entrance, parking, restroom, seating), the community demonstrates a strong commitment to accommodating all residents and visitors.
- **Proximity to Oregon City Attractions:** Residents are just minutes from cultural and recreational landmarks like the End of the Oregon Trail Interpretive Center, the Oregon City Municipal Elevator, and local farmers markets.
Prospective residents and visitors are advised to contact the community management directly to inquire about current home availability, lot rental rates, community rules, and to schedule a tour of the grounds. Please use the following details:

For users in the Oregon region, particularly those interested in the greater Portland area, what makes Country Village Estates a worthwhile consideration is its **unique combination of country living and affordable housing in a high-demand location**. In a housing market as expensive as Clackamas County, the opportunity for homeownership in a manufactured home community is often one of the most practical and accessible paths. Country Village Estates provides this opportunity on a grand scale, leveraging its impressive 120-acre wooded setting to offer a sense of peaceful retreat.
Choosing this community is choosing a versatile lifestyle. The all-age designation, coupled with amenities like the basketball court and dog park, makes it an excellent choice for young families, while the quiet setting and easy access to Oregon City's resources also cater perfectly to seniors and retirees. This multi-generational appeal is a powerful feature that can lead to a more vibrant and diverse neighborhood experience. The inclusion of utility services (water, sewer, garbage) within the lot rent further simplifies monthly budgeting, a key factor in ensuring long-term affordability.
However, the worth of choosing Country Village Estates must be balanced with the strict enforcement of park rules, particularly those concerning parking. The reported issues with visitor and street parking, alongside the management's power to dictate changes to home aesthetics and rules, are crucial details that must be thoroughly understood before a commitment is made. Interested parties should speak directly with current residents about the lot lease terms and management responsiveness. If a prospective resident values a structured, well-maintained community with excellent on-site recreational storage and immediate access to a scenic natural environment near a major city, then the undeniable value and affordability of Country Village Estates make it a primary candidate in the Oregon City manufactured home market.

★ 5★ 4★ 3★ 2★ 1- The homes are fairly decent but there are all kinds of park rules that are subject to change at their convenience and eventhough you own your home they can tell you what to do with it. They'll tow your car if you park on the street and they have ZERO !!!! guest parking so you better plan on not having anyone come to visit. I woke up to a tow tag on my car this morning that was parked in my driveway and there were four other cars parked in the street on the same road with no tow tag. I went up to the office to talk to them about it during office hours which was supposed to be from 8:00 a.m. to 5:00 p.m. it was 9:45 a.m. nobody was there I called and left a message nobody called me back their management is crappy. - My Mom lives there. It's a nice place March 16 · Christine Bolle

- I was an old resident of 14855 until a fire started but I still love it even if I miss it so ya I recommend this place I was there my whole life well now not my whole life anymore (I'm 13) so ya I recommend it August 20 · Andy Crowley Jr.
- I have been here for one year and am happy with my home for the most part. Previous owners did not take care of it so required work. The couple who manage the park now are great-always helpful, willing to listen, and do what they can as managers. I have known that we pay for water, but it is way cheaper than in a house. It is divided after park pays and I have even had months where I was credited! I briefly met the owner and he seemed nice and complimented me on my gardens. I am usually always happy as I try to be a good tenant and neighbor! April 08 · rose lefebvre
